Has anyone sold their property on The Modern House?

... and if so, what were they like?
Their website looks amazing, with loads of good reviews, but I’d never heard of them until a friend mentioned it.
It’s clearly a ‘destination’ site with a very particular type of property, attracting a very discerning kind of customer, but I’m intrigued to know how most people would find out about properties on there, as they never pop up on Rightmove.

I’ve just taken my house off the market with ‘normal’ agents, and going to do it up with a view to putting in back on next year.
With a bit of work and ‘staging’ I think it would be the kind of house that could sell on there (albeit, at the cheaper end of their kind of house, £680-700k)

Has anyone used them, what did you think, and how much is their fee?

They do pop up on RM. There is one local to me being sold through The Modern House which is on RM.

I think you’re right though, they are amazing for mid-century and modernist properties but you have to have them styled just right for them to appeal to the market on TMH. It is like the Architectural Digest of Estate Agency.

There is a similarly ‘boutique’ local estate agency for country homes. Very lifestyle, lots of close ups of welly racks and things. They command a higher average price than their more generalised peers and they seem to sell quickly but their houses are all very highly finished and of a specific type.

A lot of houses on there are on with double agents, so say a local or better known one as well as TMH.

Just realised the reason I’ve prob never heard of them is because I’ve never been searching in the 2M-7M price bracket 😂

There is some mind-blowing stuff at the upper end but there’s plenty on there at more ‘normal’ prices. They really showcase the Brutalist, Modernist and Mid-Century styles. There seems to be a few other more twee, period styles creeping in. They are lovely (and actually much more my thing, domestic design and architecture wise) but I do think they dilute the brand a bit and they should be trying to stick to the sharp, clean modernist aesthetic.

I’ve checked out the others in what would be the same price bracket and type as mine - fugly 1960’s exterior, but open plan living/kitchen, original parquet flooring etc - and doing it up to those kinds of standards is doable. It seems that all of them have really good bathrooms and kitchens, so going to make those my main focus.

I'm always very suspicious of properties that have more than one agent.

My friend's neighbour did her house up beautifully and recently sold it on TMH. Sold very quickly for a good price. Not London. She's very happy!

A FOF sold their house with TMH for the asking price very quickly recently - they gave it a special feature and there was a HUGE waiting list for viewings. Don't know any more than that.

Really keen to hear what their fee is though.
It sounds from the reviews on their website that they put the leg work in, so am thinking they’ll be £££

Our old agent was bringing people to see it who wanted a period property, which ours def isn’t, it’s an open plan 60’s build, so this might be the way to go...

I suppose my only concern would be, would they put the leg work into selling a place which is a small 3 bed house on at £650-700k, as they would for one of the knockout places at £2M ++

Somebody I know had their property marketed by The Modern House during lockdown. She accepted an offer £20k over asking and her property was realistically priced, if a little over.

I was surprised actually as I didn't think her home was anything spectacular on the design side (which I know is their USP). I'm fairly certain listing with them helped her. Also helped that she was selling a 3 bed home in Walthamstow.

I don't know for sure but suspect they charge a fairly high %age - they definitely do have properties professionally styled for shoots, which is a lot of the sellability. They are just setting up a separate site/brand for older houses called Inigo House (I think, Inigo something anyway).

The properties do show on Right Move. I was looking at them the other day. Sigh... They are very carefully styled. On some of them, not all, once you remove the furniture and art, it’s very bare bones stuff. It’s the styling that makes them look fab.

Commission is commission but I know what you mean re effort, OP.

As @Zinnia says, I would expect a higher percentage of commission to be charged on houses sold through them because they are a niche agency selling a lifestyle product with the styling and branding that goes with that. They are definitely a premium service in terms of their ‘shop window’ and I’d expect their fees to reflect that. Obviously, I’d expect their other services to match up to that too.
