opinion needed pls for this house

Last time when we bought our first house, I got lots of very useful suggestions from Mumsnet. I am wondering if you guys can give me your honest opinion on this house pls? We would like to put an offer on it. link is here:

Yep it's got good sized bedrooms. A great sized bathroom and garden. Off road parking. Lots of options for the future but would be completely fine as is.

What are your concerns about it?

Rooms look good sizes, on the surface it looks in ok condition.

I think you probably need to factor in the cost of replacing the carpets and modernising the furniture and decor in the bedrooms

My only negative thought is that there's only one shower/bath. Not sure how large your family is, but I could imagine there being queues in the morning!

Is Sale Manchester area? £475k for a four bed sounds expensive but I'm not from your area

The house looks great, maybe some new carpet here and there and some decorating but just minor stuff really. I'd go for it

It's a bit cheeky wanting advice on a house you haven't even put an offer on yet. The sellers RightMove views will rocket and will leave them hoping for lots of high offers. It would be fairer to put an offer then if it get accepted ask advice - for all you know they might reject your offer or have accepted one off someone else!

It looks like a nice solid house. Some modernising to do. The upstairs bathroom is big enough to split maybe as one main bath room and an en suite shower room too.

Are you ok with it being semi detached? Are there no homes in that area in that price range that are detached?

Just looked at nearby sales. Seems like it’s not often that houses come up for sale on that street. I don’t know the area but turnover of sales On a street sometimes indicates that people are happy there.

This one sold for £475k in 2017. Also a 4 bed semi. More modernised though, so the asking price is probably fair.

I lived very nearby a while back and it's a great area. House needs a little updating but it's got good bones and you could make it wonderful. Shame it only has 1 bathroom but reckon theres scope for a shower in the utility area if needed. Tram station close by, waitrose in walking distance, amazing schools and very close to altrincham which has lovely shops bars and restaurants. Price seems ok to me, it's an expensive area. Will keep/increase its value well though I expect.

Looks clean and cared for, good condition, overall probably a good house.

Being picky/personal opinion, it could do with a bit of modernisation, find the floor plan downstairs a bit clumsy, though probably feels better when you’re in it - our kitchen, utility and downstairs wc, isn’t great either, we’re planning to knock it all out, scale it down and nick some of the garage to reposition them.

No en-suite would be a dealbreaker. The main bathroom seems unbalanced, a nice large bathroom but not practical being the only one with 4 beds. The upstairs walls are probably supporting but it might be possible to move the walls between beds 3 and 4 to create a larger bedroom and split the large bathroom to create an en-suite.

Understand Altrincham can be expensive in parts, how is this location for your needs and how does it compare to others in a similar price range/location?

Have you viewed it? Does it feel right and have you checked sold prices to get a benchmark?

I can't comment on the price but it's a very nice house.

The only thing that would put me off is the lack of an en-suite to the main bedroom.

I dont like all the fitted furniture in the bedrooms, that would all need to come out. ,especially the room with the blue duvet where the pillow is right at the door/no headboard because the radiator is at the other end of the bed.

Downstairs is nice and roomy

It’s been extended a lot. You cannot do much to it. It’s like millions of other semis. One bathroom would put me off.

Lots of houses are leasehold in the Sale/Altrincham area - it doesn't have any real effect on house prices so leasehold is not much of an an issue here.
Is it Sale you want to live in? Do you need 4 beds?
Are schools important?
That house is a bit dated, only has one bathroom, needs money spending on it and the estate it is on is not amazing.

If you have extra money to do this up - have you looked at 3 beds in a better area and then adding extra value by converting the loft or cellar?

I think it looks ok on the surface but then you start to spot things that need doing.

I would worry it might need a new rewire and plumbing .
The cream carpets would get wrecked and the blue toilet and sink need updating just to start with

How is it cheeky?! It’s on the internet, a public resource, anyone are free to click the link and view it at their leisure.

It’s fine. The decor is dated and personally I’d want to redo it all, it does seem a bit expensive for Manchester but I don’t know the area, it doesn’t particularly excite me as a property but the rooms and the garden look a good size
