opinion needed pls for this house

Last time when we bought our first house, I got lots of very useful suggestions from Mumsnet. I am wondering if you guys can give me your honest opinion on this house pls? We would like to put an offer on it. link is here:

So you don’t know why you’re posting it really/what advice you want? Are you the owner or the agent?

I think it’s got potential. Personally, I’d want to improve the downstairs layout and add an en-suite.

It states leasehold in description so you need to check this ASAP as looks like it should be freehold even if you have to pay service charges.

Oh, it does. That would be dealbreaker for me unless it’s easy and inexpensive to buy the freehold.

It has potential but needs a ton of work-at least an en-suite to put in and that dated bedroom furniture would have to go-it’s hideous! Depends if you have the money to do it up but it’s liveable with if you haven’t. Don’t like the leasehold thing either.

It's Trafford (state grammar schools) and in a sought after primary school location so that will be bumping up the price. A quick scan of similar in the area suggests it fairly priced.
It looks like a decent house, nothing rings too many alarm bells for me. That era of housing tends to be well built and structurally sound. It seems some bits have been modernised and others haven't. It's completely liveable in though.
My main concern would be the traffic. Unless you're going up Manor Avenue towards the M60 or Carrington then you've got pretty much no option but to use Washway Road and the traffic is horrendous!

The garden is a bit overlooked and downstairs is too open plan for me but other than it's a good size and looks well maintained.

I'm personally not mad keen on that part of Sale but it depends what your priorities are. The house itself is ok but again not really keen on the way it's been extended so make sure you're happy with the layout as it is.

Just because a lot of houses in that area are leasehold doesn’t make it immune to the issues surrounding leasehold properties as opposed to buying freehold.

You’d need to rip out bathroom and the bedroom built-in, also change the hall carpet, but otherwise looks good. Kitchen layout makes more sense in context of using other room as dining room. Garden lovely. Would have to get rid of the weird arch between front and back room (a pet gate, v dated). Downstairs bathroom also needs to go.

Not sure of prices for area, but would bear in mind its essentially 2 beds plus 2 box rooms.
