Can anyone give us ideas about why our house isn’t selling?

Take the dark curtain down and replace with a clear shower curtain. The candles are fine.

@hashbrownsandwich not yet, we’re tied in to a contract, but, we will be if the house hasn’t sold by the specified time on there.

We really do appreciate all the feedback on here, as my sister said we are going to be sending an email once we’ve taken new pictures and applied the things (that we can) that you’ve all said

Our photographer took all the photos with all the lights on, maybe see if that makes it less dark. Think those candles are fine. It looks like a bathroom that needs updating but clean and think that's all you can do.

I'm sorry about your mum, I think a bit of work in the garden will make a big difference.
You can clear all the weeds from the gravel, clear all the rubbish/paint pots and put some winter flowering plants in the garden.
You need to get a floor plan with sizes from your agent. The one you linked to doesnt show the top floor.
Rearrange the living room furniture as others have said, also clear all evidence of pets from the photos.
The artex is a big negative it will have to be priced to allow for its removal.

-As others have said tidy up the front/ back

  • paint the yellow walls natural / cream colour.
  • kitchen is ok, just ensure all surfaces are clear. A bunch of flowers would be nice
  • remove tan / grey rug on the floor in the second reception.
  • if possible get some duvets with white bedding throughout the whole house
  • not much you can do about the bathroom- new owners will probably get a new bathroom anyway. Just get a white shower curtain

Where it says 'unspecified' under each picture it would be helpful to have the names of the rooms.

that bathroom photo looks 100% better than the current bathroom photo.
I would move the shower curtain out of sight for the photo though.

Yes it needs updating, but like the kitchen, it is live- able.

I do find mn are quick to say things need replacing, but we moved in here 10 years ago. Ideally both bathroom and kitchen needed updating, we didn't have a budget, so we replaced doors, painted, fiddled with shower, painted over yellow pine etc etc and made perfectly nice bathroom and kitchen for us.

Not everyone will want/need to update, but the en-suite with the dark red tiles really does need to be done. (not by you) It is good to show that the other bathroom is more neutral.

So sorry for your loss. I hope you're able to get a quick sale and move on.

I would recommend taking a look at recently sold properties in your area of a similar type and look at the decor, layout, what's left out in pics and what isn't. If you can copy or at least try to copy how most homes are presented you will be more likely to sell.

I really don't think there's anything wrong with the house it's just the circumstances - it needs a bit of a shake up, a reimagination and probably a drop in the price but I'm sure it will sell.

Alternatively if you don't want to do anything, just drop the price to be significantly less (at least 5k) than comparable local properties and just get it sold. Good luck Flowers

It makes no difference to be honest what gardens look like if i were buying the property I would change it to what i like anyway. Your house is nice but if you lowered the price it may help in achieving a sale xSmile

I mean the bathroom isn’t the most beautiful I’ve ever seen or anything, but as long as it was clean, functional and looked like it had been reasonably well maintained (so decent shower pressure, clean grouting etc) I wouldn’t waste any budget on improvements.

The brightened picture a PP shared looks a million times better.

Sorry for your loss. Agree with pp that moving beds away from windows is necessary. It suggests there's no actual space for the bed against a wall. A borrowed patio setin the garden would help.
It's spacious and has a good size garden. Once you take better photos and adjust the price I'm sure it will sell.

To be honest I wouldn’t worry about doing it up to sell. It has loads of potential and good that it’s clean. Photos which pull out the best of the house will be enough

Hi OP and Ops sister,

I know this area very well and you are over priced by 20k at least and that’s without taking into account the work that needs doing to the property. Also, unfortunately I really think you need to change agents when you can. These agents are pants and are known to be pants and really not proactive. When we were selling my mams house we were on the market for months and months with hardly any interest or any communication from these agents. We swapped to another agents and sold within a fortnight.

Thanks to everyone who has commented on this thread, we’re rewriting the wording, and, taking new photos, we will be sending this in an email to the estate agent along with a request to re-list the advert across rightmove and Zoopla, we’ll ask them to change the floor plan and we’ll be reducing the price. If that doesn’t work then as soon as we can we’ll be changing estate agents.

Very best of luck to both you and your sister, OP, it's tough and emotional when selling a property in these circumstances. I found it hard - wanted it sold asap but when it was sold and gone (quite quickly) I struggled, had very mixed emotions. Take careFlowers.

Hi, I agree with Rweatherwax as well. I live not that far away. I'm sorry but I feel that you are overpriced for the area.

Also I have bought and sold twice here in south wales and both times I have had a nightmare with the estate agents. Its important to remember that similar to solicitors we need to instruct them. EAs dont seem to really care how long it takes to sell they want max commission for little effort. The last time I sold the EA had put up misleading photos, and I knew it was over priced. I ended up demanding a meeting at which they agreed to alter the photos, reduce the price and they also made it property of the week. It sold very soon after.

I have also used this EA to buy a property, really hard work . I was living in North England at the time and making lots of long trips to view property.
They didnt think it important to tell me that a property I offered on was a problem seller whose sales kept falling through. I had to actually tell them formally not to show me property where they knew there were major issues. When I actually bought a property I had a nightmare getting the keys, they didnt think it important to also get the back door key as well as the front door.

The photos are really awful, they make it look dark and unloved, which I’m sure it isn’t. Try and take the pics on a sunny day, with all the lights on, and lighten them as a PP has done. It really makes so much difference! Good luck!

No problem OP. If it is helpful, we found Clee to be much better and more proactive at pushing the house and actually getting potential buyers through the door. Similarly - lockdown aside - we are selling another house with Roberts Homes in Ystrad and they are as proactive. We also have bought with Roberts Homes in the past and they were really open and honest with their communication style.

I think it needs tidying up and maybe reducing the price. At the moment it looks quite dated and needing work
