Sorry but your house needs a lot of work and most people going for a 4 bed will have young children and not have the desire or time to buy a house that requires remodelling.
You need to drop your price to reflect the home’s condition.

Firebreak shite surely. Under Wales’s current restrictions, estate agents have to close and viewings aren’t allowed. (Have I got that right?)

Looks like it needs quite a lot of work... front & back garden as well as kitchen and bathroom... that's all costly.

Is it priced to account for all the work that needs doing - new kitchen, new bathroom, gardens front and back, complete redecorate throughout, new carpets/flooring, replaster ceilings.

Its a project property, i would have to do a lot to it before i would be able to move in

It actually being empty might not be a terrible idea... Apart from the bathroom it's the red-carpet room that really let's it down internally.

Bathroom and all that gravelly front drive will need a lot of time and/or money to modernise it. Could you tidy the front gravel and sweep it all a bit neater, and retake those photos?

Otherwise I think it has a lot of space and plenty of potential! Maybe you just need a bit more time.

It's a nice house but I wouldn't look past the first photo of a shabby/ overgrown garden. Some weeding and planters are needed.
I would also factor in new ceilings and bathroom as a priority and that's not cheap to do.

I agree, the photos are awful and are taken at truly unflattering angles.

Also the front garden is off-putting, there's a pile of dross at the side of the house, and in another photo it looks like the driveway is subsiding into next door.

With the exception of the dining table, the layout of the furniture in the other rooms seems very haphazard and doesn't really define the spaces properly. It makes the room layouts look awkward to deal with.

And get rid of clutter, and the pet bed and food bowls when the photos are re-done.

@NastyBlouse Yes we are in the firebreak, so no estate agents etc. Prior to that we had the local lockdowns too which meant no crossing county lines so the agents weren't allowing viewings from people just across the line in Swansea, which is literally a mile or two from the house.
We were getting some viewings before the local lockdown then firebreak, about 1 a week maybe?

Garden, ceiling, red carpet, general air of unlovedness. Everything is a bit shabby in appearance. Might be able to do some quick fixes with rugs and a bit of paint, few pot plants out back.

A fresh lick of magnolia throughout and some sort of cohesiveness with accessories and stuff throughout would make it flow better. The red carpet needs laying properly or throw a coordinating rug down, cream might soften the space.

It's absolutely fine, just fine-tuning points:

  1. Need pictures on the walls in the roooms that look unloved in because no pictures on the walls.
  2. Need a rug in the living room
  3. Remove tea towels. Stick them in the oven if you need to! Just out of sight for photos and viewings
  4. Can you move any beds away from the window and onto the adjoining wall? Furniture blocking windows can be a bit of a no-no, makes it feel like it's too claustrophobic.
  5. Outdoors, can't tell if it's shingle or rubble, but maybe have some feature pots or sprinkle grass seeds for a nice green bank. New owners can do what they like after that.

My first impression is the front looks a mess, so therefore I’m starting off thinking that the house is uncared for. That really needs sorting as a priority.

There is too much random furniture which makes it looks as if the rooms don’t have a clear function and so it’s not clear how I would use them If I was living there. . The playroom would be better off being cleared of all furniture.

The floors in the living areas downstairs look really nice.

Something needs to be done about the front garden. On the plus side it looks a well maintained house from the outside and 4 bedrooms for that price is good. Agree the photos are awful. I'd take out the pet bowls. And dress it up a bit. And not keen on those sheer type curtains over the wardrobe in one of the bedrooms.

If I were looking I'd think the whole place needs gutting, from the carpets/laminate flooring to the artex ceilings. Is your house priced to reflect that? The first picture of the scruffy garden needs to go and the concrete fencing in the back garden looks awful too.
Pictures need redoing, what's the view of the garden from the house etc, the pictures are so dark and unflattering.

Its got to be the price. Given that it requires a lot of work that you say yourself you cant afford, then you need to massively reduce the asking price. For comparison, my house was very dated , (elderly owner's family selling to move to a care home) but the price was around 35k less than others in the area.

It looks like a good size house and the back garden is fine but the photo of the front garden is dreadful and needs to be retaken really..

Some of the assortment of furniture makes it feel confusing and I would consider staging the house better.

Is it overpriced?

Front garden is a mess. Curb appeal is so important. This needs urgent attention

Redo the photos

Ditch the tea towels, get rid of the things in your sink

Missing light shades

Move your furniture in the living room for photos. Sofa against the wall by the stairs and put a coffee table in front

Bizarre photo of vintage glass cabinet - why?

Yellow bedroom and bunched up ted carpet Yuk! Repaint simple white, better curtains (even if just plain colour) as what is there detracts. Please do something with that red rug cheap laminate is better than that

Make sure the beds are made properly and duvets smoothed out when photos are redone.

Nothing really you can do about those bathroom tiles but at least turn the lights on

Your grass looks great in the garden but how about borrowing a patio set for photos? Some pots with colourful flowers?

I don’t know the area so can’t comment on your price from experience. However, a good rule of thumb is to get two or three EA to value the house, and look at others in your area that are your competition. Don’t accept highest valuation as 9 times out of 10 they’re way OTT just to get you to sign up with them.

The layout isn't great
The bedrooms are really small
The whole thing needs updating-cosmetically as a minimum but in honesty I think it needs more than that

The house will appeal to someone who is happy to sink £50-75k to completely remodel it and bring it up to date. Probably going to need to drop the price by a fair bit
