Please can someone tell me why my flat isn't selling?!

Price-wise, it's appropriate - even cheap - for the area. I know that it hasn't got it's own garden, but there is a huge communal garden which, in central-ish London, I'd argue is better than a tiny garden.

Admittedly I don't like the estate agents pictures much. It's really light in real life, but they always seem obsessed with turning on all the lights.

Anyway, any tips would be hugely appreciated. Thank you!

Anything sells at the right price.

Reduce the price, and as other posters said do the bathroom up and modernise it

@acornautumn we totally have the same problem - I also work from home (and so does my husband) and I know some people think that we don't need books but I write about art and fashion and those are my reference books which I regularly use, so..... I will try to thin them out though.

The Acid House print is by Jeremy Deller and was a lockdown fundraiser for Refuge - he might still have some.....

Oh and re the sadly I used to keep my childhood pony just outside London - it's her old saddle - I don't want to put it in storage because it's so bad for the leather but I do appreciate it perhaps doesn't need to be there....

Also agree with another poster who said picture of the outside balcony looks terrible it really does. And it's not the most attractive building either. I know it's central London but I really can't see anyone paying that much money for that

Out of interest what is wrong with the washing machine being in the bathroom? To me it totally seems the logical place for it to be - the bathroom and both bedrooms are upstairs, if the washing machine were downstairs it would be much less convenient. Also the drying rack is above the bath. Are washing machines not meant to be in bathrooms?

Maybe hire a storage unit to put your stuff while in the selling process. Then you'll be able to declutter for the new pictures and keep it decluttered for when you have viewings. Once sold you can just get your stuff out of storage and to your new home.

Literally every surface and wall is full of 'stuff'. Even the Sofas and chairs are all overflowing with scatter cushions. It feels very claustrophobic. Looks a bit like a hoarders home tbh. There's maximalist and then there's this.
Honestly with no outside space, when we've all been in lockdown.... most buyers would need it to feel light and airy.
I don't think the majority of people would be able to picture themselves living here,

Blinds instead of curtains for pics. You can always take curtains down just for the pictures. Roman Blinds in a neutral colour to sell with flat and take curtains with you.
Dressingtable looks v dated, replace with plain IKEA type thin side table plus mirror.
No cushions.
Table looks v good already.
Let tiles and staircase take centre stage, as makes it feel housey rather than flat-y.
Love kitchen but picture makes it narrow and mean when I'm sure it isn't.

The bottom has dropped out of the market for non garden flats for obvious reasons. You’re going to have to work very hard to make yours appealing.

Just came back to say that I think your flat is gorgeous and stylish and will find a buyer who will appreciate it. Books and art work are not 'clutter' - it looks like a well-loved happy home with a welcoming atmosphere. Good luck!

Price is good but it's very cluttered and not to many people's taste I'm afraid. Is it ex council? I know the area vaguely and some of the council estates are quite rough. Plus it looks like it backs onto the tube line which might put people off. That said it is a lovely space and central location and I hope you sell soon.

Washing machine in bathroom is a plus. Especially near balcony to dry clothes.
I really love your flat and the fact that it is probably so quiet and airy, but it is too country cottage ATM - sell the space and light not the cosiness.

For pretty much the same money, with 3 bedrooms and 3 bathrooms, you could have this place in California:

This is the first time I actually know where one of these is. I used to live round the corner 10 years ago and when we moved in on the first night I couldn’t sleep for the noise of the westway. Soon got used to it and didn’t notice it. You prob don’t buy your viewers will. And the noise from the trains too?

I don’t love that estate either, it’s near some very smart flats but if it’s the one I’m thinking of I wouldn’t fancy it after dark.

Your home is gorgeous! Love the decor, love the area and the price is good. However, as this thread has demonstrated, people do need to be able to visualise the home as their own, tedious but you need to declutter.

PS. Totally agree re washing machine in the bathroom being convenient - where I am from (continental Europe), this is the norm. I still find washing machines in kitchens strange after nearly 20 years in the UK.

I don't beg buyers. If hey are genuinely interested in a place, I would look at the floor plan and location as I know I am not buying the clutter and the decor can be changed. If it was me I would be happy I can own a property that size in that location

@Periwinkles12 but if I lived in California I would be homeless as I would just have been bankrupted by 4 years of cancer treatment for my son, so, while I do love the Californian light, on the balance I'll take a Notting Hill estate (not a rough one!)

(My son is doing super well - thank you so much to all who have wished him well.)

It has a very French vibe. Are you French OP? I think you need to tile the kitchen beige you try to sell. De-clutter the kitchen, get it tiled and put your books in storage. They wouldn't bother me, but they seem to bother a lot of people. I'd be more bothered about what is on the floor and the state of the double glazing, the door in the children's room looks a bit dodgy.

Ok it doesn’t look like a (hideous) grey faux velvet show house, but anyone who can’t see past your possessions and personality doesn’t deserve to live there.

It's so full of your personal stuff that no-one can imagine it being theirs. People need a blank canvas that they can picture their own furniture and pictures in.

I cant believe that your agent hasn't advised you on this.

I'm serious. You need to get rid of 80-90% of the stuff in your kitchen and living room. Hire some storage, collect up everything that you don't actually need to use and pack it up.
