@Badgerbadger22 you'd have to speak to the individual search company but if your solicitor won't use one it's a bit of a pointless exercise really.

I often have to advise clients that things are a bad idea Grin but there's a way to do that politely and professionally, no need at all to tell a client their question/suggestion is ridiculous.

Clients always ask ridiculous questions to me and I’m always lovely and explain thoroughly. I’m a software developer

@Badgerbadger22 the advice is part and parcel of what you're paying for, you're not supposed to know the answers, that's what we're here for! I wouldn't have the foggiest clue what I was doing if I ever found myself needing to seek advice from a software developer Grin

It's not too late to change within the same firm if you're unhappy (or next time she's rude to you, tell her you don't appreciate how she's speaking to you!)

We have received the contracts for signing that enable us to exchange. I'm going to physically drop them off with the solicitor on Monday. It feels like we're inching closer but I also know it could be weeks away yet.

@Lilothblos why are they expecting you to pay for a survey they want? Am I missing something here? Surely if they want the survey, they should pay?

Thanks but hope for the 4th of december is already gone! Confused Our vendor couldn't get removals that day even though they had already said they could, and their solicitor wanted more time. Oh well, new hope is for the 10th. Of course the removals firm we wanted to use can't do that date, but we think we've found an alternative 🤞🤞 fun times, but at least we're close, hoping it will come together this time.

We've our buyers surveyor coming round tomorrow. We've spoke to our mortgage advisor and she says our application should be quick and easy.
Now to wait. Our vendor has a house they like, hopefully the chain will continue to build quickly.

FTB buying an empty house as vendor inherited another house. So no chain at all just our purchase. Really hoping this means bar waiting for searches and mortgage company it should be fairly quick and easy? As not having to liaise with 10 other peoples dates up and down a chain?

Really hoping we all have a better week! I’m waiting for an update today... I’ve TOLD our solicitor we would like to complete this Friday 27th. We can’t wait any longer it’s getting silly now! Our buyer is an investor and he clearly doesn’t want to take on a property which will be empty over Christmas untenanted but if he’d not been such an arse delaying everything he could have had someone in there by now!

I'm hoping for a more productive week too as we still don't seem any closer to exchanging and are getting closer and closer the council's deadline for house moves for school.

@thewinehasgonetomyhead We are also aiming for Friday but it is feeling horribly unrealistic as we haven't exchanged, or even seen the contract yet!

We're no closer. I'm getting more and more despondent by the day.

I know that solicitors and estate agents are busy but I'm feeling like crawling into a hole. No response to emails, when I ring I'm getting fobbed off.

I'm not holding my breath that we actually get to exchange, I have a feeling that the chain will collapse this week.

@thewinehasgonetomyhead our buyer is an investor too and that is my worry. It wouldn't be the worst thing in the world to not be in before Christmas but would be lovely to be in our new house by then.

Our buyer has asked to complete a week earlier than planned, so we now have 8th Dec pencilled in with removals. Hoping to exchange this Friday. Just waiting for a catch up call with our solicitor.

@Maybenexttime08 no, still haven’t exchanged! Our latest update today (after me emailing them twice today!) is that it now transpires our buyer needs a personal guarantee for his mortgage as he has formed a LTD co to purchase the property. This now adds on even more time, we’ve been told it is now looking at early December! Although that’s quite a vague date! Have you exchanged?

@Rubyredroo I’ve just said to my husband I hope it’s all done by Christmas! We accepted the offer in July! How far into yours are you?

We are locating 200 miles away as well, so everything, jobs, schools is riding on this sale. Otherwise we all start all over again.

My mortgage offer arrived in the post today! Now, that is a nice feeling. It's with Santander and whilst it took them a few weeks to get the valuation done it was then approved the same day as soon as the valuer uploaded their report.

Vendor messaged today asking if we're OK to aim for the 14th Dec for completion, reeeeeally hoping it works out! 🤞🏻🤞🏻 can't wait to be in now. If so that's 3 weeks today Smile
