Congrats to everyone who has their mortgage offers. I'm also slightly jealous, waited 6 weeks from DIP to application appointment and then quoted another 6 weeks to get an offer despite already being credit checked and a good desktop valuation.

So last week the others side solicitor said the searches are back and they'd sent the enqueries. Now they're saying the searches won't be back til Nov 25th. Which is weird cos they said they sent them October 12th and the turn around time atm in my local council is 10 to 12 days. And I know thats right as my lawyer does them all the time in. My council and I got my purchase one in less than ten days.

This is the second useless solicitor my buyers have appointed. Where are they getting these solicitors from?

Another frustrating day with no updates or news. I don’t know why I always expect something to happen at the beginning or the end of a week but it never does! As far as we know everything is in place, we have a cash buyer, short chain, mortgage offer in place but week after week it’s just endless waiting. We don’t want to chase the solicitors as we know they are really busy but it feels like we have been at this stage for weeks now, aghhhhh. Our vendor is getting very impatient and I can sort of understand why.

Argh why would you do??

Sold my house in August and had an offer accepted on a cottage in a village I really like, it’s taken an age to get here, about ready to exchange, all searched back, contracts ready and mortgage offers in.

I’m selling to FTB they have been very patient as I had to find somewhere first etc, then everything taking weeks etc

My sellers live overseas, nothing to buy. When I viewed th house it stunk of damp, agent pretended to not notice, but it’s been empty a year.

Anyway loads of issues, polystyrene wallpaper, fire risk needs removing, so damp plaster is likely to fall off, small flat roof extension on the utility needs replacing, bannister dangerous needs fixing, I’m ok with all that. Loose brickwork in the attack and non breathable insulation causing issues needs changing but might be hiding issues. Surveyor warned brickwork loose and needs urgent attention. Sale price reflects some bit not all work but once completed would get me to the top end of value, love the cottage so think it’s fine and worth it

Mortgage offer comes in, with a retention holding back £5k and will only pay full amount when chimney is fixed, turns out it’s dangerous and unsupported, at risk. Phoned surveyor who agrees, she only refers to it but in not too much detail in the report, on the phone tells me the asking price is too high when the cost of work in factored in. It’s unlikely I’ll get it back. Also needs heating. Which I knew.

Vendor won’t budge on price, we were ready to exchange, with the additional urgency, it’s been vacant a year and shifted/deteriorated in the last few months.

Walk away yes? Nothing else on the market. I’ve no choice have I, it makes no sense unless they reduce the price. Surveyor warned I’d need to have it years to make any money to cover my outlay in line with natural house price rises. I want to sell in five.

Also I’d factored in all the costs, minus the additional £5k for the chimney (this wasn’t priced in the survey).

Vendor won’t do the work or reduce by the £5k. Mortgage has valued the house at current selling price, when all works are completed!

Well we have completed our sale today! I feel so emotional about it, I had a proper cry yesterday as I left the house for the last time Blush I really hope the new owners love it like we did!

No sign of our survey report still. It's been typed but needs to be checked before they send it to us, and they couldn't give me any kind of estimated timescale for that to be done Hmm on a brighter note our lender says our mortgage offer will be with us by the end of the week. They've been a nightmare so I really hope they're telling the truth!! Once that's in we're just waiting for our sellers' searches to come in on their onward purchase. Really hoping to be in for Christmas, fingers crossed 🤞🏻

@FAQs if it was a forever house you could consider swallowing the costs, but if you want to sell in 5 years time it's really not worth it!

FAQ I understand where you coming from. I have a similar dilemma. My only advice is do not cut your nose to spite your face or sone such saying.

It’s tempting to tell them stuff it but if you have no alternatives it’s not such a great idea.

FAQ is it the £5k that would not be recovered over 5 years or is it the total cost of refurb?

@jujuball I’ve been thinking about you :) is it easier answering enquiries on your own property because you’re a conveyancer? Smile

It’s weird seeing how different conveyancers do different things - I hope our vendor has good ones (assuming she will considering she’s a solicitor!)

Tots cost of refurb, not including the extra £5k is around £17k. This takes me to the top of the value of the house in perfect condition, the extra £5k would take it over the value of the house including the work so essentially if I purchase the house and to the work I’m immediately £5k down if I was to sell. So if have to hope it raises in value to break even.

@badgerbadger22 I think so yes, because I understand what they're looking for and why they're asking so I know how to answer in a way that will make their solicitor happy Grin we also had all of the paperwork we knew we'd be asked for and sent that over up front (eg stuff for new windows/boiler etc.) which cut down on the enquiries. Think we only answered about 3 in the end, didn't even bother running them past DH Grin

@jujuball it’s moving a lot quicker than expected to be honest! Vendors have suggested completion on the 10th so we’re now just waiting on the solicitors to confirm we’re all set for exchange Grin

Week 6 here for us and no real news as yet. We have our mortgage offer and most searches back but waiting on survey next week for our purchase. Our buyer has had the survey back on ours but waiting on mortgage approval and her solicitors have not been responding to emails from the estate agent regarding progress so we're just waiting. Waiting, waiting, waiting.

FAQ I would expect the house to increase in real terms by more than £5k over 5 years even with a possible economic downturn on the horizon.

Ooo Congrats to everyone who is exchanging/completing! It must feel such a relief after all the hoop jumping!

@FAQs I'm not sure I could face sucking up that sort of financial hit for just 5 years. I agree with a previous voter that if you were planning to stay there forever or at least more long term it would make sense. Sucks though.

Also GRRRRRRRRRRRRRRRRRR! Why is it all such a slow process? We thought we were close, purchase all set to go, contracts ready for signing. Our sale waiting on confirmation they are happy with our response to they final enquiry. Mortgage sorted, low valuation re-negotiated and settled. Then today, we have just heard direct from our buyer to ask if we received the queries they had emailed via our estate agent regarding her survey on our property! The survey was done on the 25th October I think, hadn't heard anything so presumed all was ok. Now we are panicking that they want to reduce the purchase price or there was some big issue that was brought up. Is it unusual for that to go via the estate agent? I would have thought the solicitor?

Its all just so frustrating, you think you're there and then its three steps backwards! Eurgh

Can I just check something as well please with you knowledgeable lot? Am I right to think there is no obligation for the seller to provide gas and electrical safety certificates? Our buyer seems to be expecting us to supply a gas safety certificate. We have already paid for an electrical safety check/certificate as we hadn't got any other electrical paperwork. We also paid for a boiler check/service. Is it fair enough to say if asked that we paid for and supplied those as a gesture of goodwill and we won't be paying for any further checks or certificates? I don't want to be difficult but I also don't want them taking the mickey!

Lovely to hear lots of people exchanging and completing.

After my disappointment the other day we sat down and had a good chat about whether we wanted to go back on the market or not, decided on Saturday we would try for one more month, by Sunday we had a viewing booked and another one booked today. Both booked in for tomorrow.

Whilst we had been under offer I'd slipped with keeping the house viewing ready, today has been a long day of cleaning and hiding our clutter!

@jujuball I had nightmares about windows last night because of the fensa thing - I’m worried our vendor didn’t do this! Is there a simple indemnity that covers it?

None of the street has anything on the Fensa database! I don’t know why - they all have nice and fancy new windows & conservatories :/

Even my mums windows are Fensa registered - and her installer was a dodgy so & so Confused

EnglishRose I'm trying to keep the house viewing ready even though our sale seems to be going along ok - I'm not counting my chickens until we've moved! However, I now have two children off school so I don't know how long this will last 😂!

Thank you for the tip upthread to send any documents ahead of time to solicitors. I have building regs etc ready to go and wondered at what point I should send them - was thinking I just waited for solicitor to ask - but il get those sent off today.

@maddenlightfoot I sent absolutely everything to the solicitor with my initial fixtures and fittings forms. All building regs, planning permissions, electrical certificates etc. They never came back and asked for anything else!

I'm finally at the stage of agreeing a move dates, at last. It only took 14 weeks to get this far. Although agreeing a move date is taking its time as well I'm starting to feel less stressed now. I'm mostly boxed up and ready to go.

@Anawi We're having a very similar issue, so frustrating isn't it! We thought we were ready to exchange after an age waiting for a mortgage offer and a last minute survey from our buyer about 11 weeks into the process. Now our buyer has raised a load more queries which are follow up questions to enquiries we answered in August. Why they couldn't have been sorted weeks ago is beyond me. I despair! And they are all such insignificant points but they are making mountains out of molehills. Certainly is one step forward, three steps back.
