So the long story is that this 'dream house' was the first one we saw after selling originally. We were a bit green/naive and unsure how much to offer.

We were told she would accept a certain price and didn't want a bidding war, so we offered it and felt happy knowing it was done. Only another buyer turned up. The EA was extremely aggressive saying we would have to see their advisor to be considered a serious buyer. We couldn't tell if the other buyer was even real! So we made one last offer and walked away. We instantly regretted not offering more but it was already too late - she went with the other buyer who'd offered a little more.

Weeks pass...

We suddenly lost our buyer due to Covid factors, and a new vendor we were in a chain with. The same week, the dream house came back on the market, having lost its buyer too. The EA rang us and said we could make an offer even though we hadn't sold yet. We were the only ones interested. We offered asking price and the same day another buyer popped up offering lower, but proceedable. The EA/seller kindly said we could have a week to sell before they'd move on.

The property went off the market and our deadline ran out on Friday.

We became proceedable on Saturday :(

We have no idea now if the vendor will go ahead with their new buyer and lower offer, or will accept us being a few hours late and take our asking price. OR whether the EA will now stir up another bidding war.

We've accepted lower on our own house this time (as we were desperate to sell and be able to offer!), so we actually have less flex than last time, but more sure of ourselves!

The 'new' vendor we had offered on after we first lost the dream house is still on the market too, but they've put their house into some sort of auction where you have to pay a lot of money upfront, so I feel no guilt at not going back into a chain with them.

Oh no @Badgerbadger22, just think about how amazing it’ll feel when you’re all settled in the new house. Is there anything particular stressing you or just the general stress of it all?

@PointyMcguire it’s the uncertainty. It’s too much. I’m so worried that we’ll lose this house somehow Sad and the waiting endlessly for Santander and the searches.

Santander are unbelievably slow. Compared to Halifax who (for the 1st house) got the mortgage offer to us within 7 working days from AIP including a valuation....

Having said that - my vendor just invited me around for a cuppa (I declined because it’s lockdown!) xx

Santander said we have to wait 10 days just for them to go through the mortgage application (we’re only borrowing £2k more!)

My mortgage application went in on 28th October and the offer came back on 13th November. Straightforward case but there was a delay with the in person valuation of around a week between the surveyor contacting the vendor and it taking place.

It’s the local searches that are driving me to distraction! I know they won’t turn up anything that will put us off (know someone who bought the house three doors down) but I’m being told we have to wait for them.

@Badgerbadger22 I totally get you on the uncertainty front. I was totally convinced as soon as we completed on the sale of our old house the whole chain would collapse leaving us homeless. It’s not even like we didn’t love our old house, it was just 300 miles from where we now need to be. The fact things are going surprisingly smoothly has almost made it worse as I’m just waiting for it all to fall apart.

On the Santander front, if it makes you feel better they seem to be running ahead of the timings on the link I shared the other day. In fact @Tomatoandbasil share the exact same dates, application went to underwriters on the 28th and came back with a formal agreement subject to the valuation (which got bumped forward twice and happened yesterday) on Friday 13th.

Stick with it, I promise it’ll be worth it in the end xx

Aw @InescapableDeath what a crapshoot! We're extremely lucky our sale has been eager vendor-us-eager FTB, no nonsense like what you're being put through.

@Badgerbadger22 yeah Santander's mortgage dept are sloooow at the moment, seems to be getting worse as the year goes on eh?

I'm fed up of waiting for Santander too! Our mortgage valuation was on the 4th, and we still haven't heard back from them! The first part of the process seemed to move much more swiftly.

@Badgerbadger22 I think we all feel your pain. A strong cup of tea, and a glass of something even stronger is required. Just think if you stop now (and you @Weightsandmeasures) all of this will have been for nothing. You will ge there eventually!
@InescapableDeath I think the vendor would be stupid if they didn't keep your offer given you've now sold and only a few hours late. You've hardly kept them hanging around!! So fingers crossed they see sense. It's so hard waiting for news over a weekend.

We are waiting with baited breath to see if we exchange tomorrow. Please all cross your fingers for us.im up to my ears in bubble wrap. I seem to have spent the weekend packing and the house doesn't look any more packed than it did to start with, just more of a mess!
House looks weird with all the pictures down though!

@NewHouseNewMe the deeds say it's shared and should be kept clear at all times. He's choosing to park there with permission from me. When the new buyer comes he will have to seek their permission too. What access issues would I be responsible for sorting out?

There was a specific question on the form I provided to my solicitor which asked if anyone used any part of my property for access or another reason - with approval or not - or could claim any rights over same.
I would declare your situation if that question was posed to you.

What if your buyer finds your neighbour claims access for parking based on the precedence set with you? The buyer could say you should have told them about this arrangement during conveyancing.

Are we all ready for next week? I'm so sick to death of being in Groundhog Day with our bastard buyers who think the whole world revolves around them that I can hardly face another week of being pissed about.

The stress is completely doing my head in. I'm even starting to think of ways in which I can get my own back. I've never been one for vengeance, but I really do think I can make an exception here.

I have some prawns in the freezer that may well come in handy.

13 weeks into the process now and really hope we get some news about exchanging this week. Everything is done. All forms are in. Just waiting now!

I'll join the frustration club! Still no clearer if we're moving next Friday so haven't bothered to start packing.

I can't bear to check my emails today - I wish someone else would just deal with all this so I can put my head in the sand and come out when it's all over!

It's completion day!

Our removal company arrived at 730am. We've got our keys already albeit haven't completed yet so least we can get in straightaway.

It feels exciting but a bit weird. The dog has left the house for the last time 😳

A really short chain. Chain free vendor - us - FTB. Feels like we are just waiting as can't book packers or sort schools till we have a definite date. I reckon I've done about half the packing so far. Hopefully the end is near!

@graduatedbob that’s the same as us. Our buyers are FTB and they’re close to being ready to exchange Shock

We’ve only just started with our purchase. Searches are apparently taking 20 days to do and haven’t been ordered yet (hopefully asap). Our vendor and our solicitor said there shouldn’t be too many enquiries as a lot of paperwork (more than usual) has already been provided.

re. the house we really like, the vendor wanted to take the weekend to think about her offer

The other buyer: no chain, lower offer
Us: higher offer, first time buyer

However she also feels guilty about reneging on deals and EA thinks she is likely to stick with the other buyer for that reason (we'd been told all along we had a week to sell and make an offer so from our point of view we're not gazumping, no one told us the other buyer in the frame thought it was a done deal!).
