I guess it’s because of what’s happened in the past but my heart is pounding with anxiety over impatience and worry that it’ll all fall through.

Finally my buyers are ready just awaiting the sellers off the house we are buying to be ready, which fingers crossed should be next week. We might actually be in for Christmas

@MinecraftMother is there anything that can be done to speed up searches? I am so annoyed with the council for being so slow and rubbish. Once searches are finally back what is the next stage? Can I ask the solicitor to get going with that in preparation. I really don’t want to lose my buyer but they want to be in before Christmas.

Hi @MinecraftMother I have a question! if you are selling the share of a freehold alongside your property does that freehold transfer paperwork need to be signed on hard copy by all parties before exchange or could it happen after exchange but before completion? Thanks 😊

I'm now on week 19 and still no exchange or completion date and there is only my buyer, me and my vendors in the chain. What a stressful process!

I was just going to ask what’s the quickest route to exchange? Living in our current house is unbearable and I wake up everyday wanting to cry.

Looks like I need to find a coping strategy

I'm really, really hoping we're getting close! Agreed our sale mid August, agreed our purchase mid September and our vendors agreed their purchase and completed the chain the same week. 13wks since we accepted an offer, 8wks since chain completed so not too bad really, but it feels like an eternity! Confused
We replied, again, to a final enquiry from our buyer yesterday, we had already responded but it seems to have got lost in the system somewhere. Hopefully that will be sorted now. We finally got our mortgage offer through and amended yesterday after applying for it nearly 8wks ago! It should have been easy, existing customers porting, borrowing well within affordability, but there were big hold ups with the valuation, waited 5 wks, which then came back 10k lower than agreed price which was already 10k lower than asking price so vendors were understandably reluctant to budge. In the end they dropped the price 5k so we've split the difference which we are happy with. Our solicitors are chasing up two responses to hopefully final enquiries, we know the vendor has replied to them so hopefully they will be settled soon! As far as we know our vendors purchase is ready to go so hoping in the next week or two we will get some dates and might actually get to move! Then just the fun of booking in removals and stocking up on wine, I think we're going to need it! Grin

Eurgh, I hope things get moving for you soon. I think not knowing when it will end is the worst bit, if you knew from the beginning, right it will take 16-20wks but you'll move on this date, it would feel so much better. The uncertainty sucks.

I am definitely opening a bottle of prosecco any second now.

Snap! "any day now" for the last three weeks! We're in week 20 and there's one issue holding up the whole chain. I'm fed up and worried it will all fall through. I wish the process was more certain, if not timescales then at least commitment - it's the threat of losing it all up until exchange that gives the most stress for me.

Starting to panic as meant to be moving in two weeks and not even exchanged. Just been told by sellers solicitor that our solicitor needs to change our 10 day notice to a five day notice. Any idea what that means??

So we heard yesterday that there’s been a cancellation which means our mortgage valuation can now take place next Friday rather than December 2nd. Our seller has also been in touch to suggest a completion date of December 10th, so just hoping we can get the mortgage sorted in time now.
