New thread. Hopefully the last one for us!!

Yes! That's how we did it! "We'll transfer you x amount after exchange"...

Bouledeneige · 09/11/2020 21:36

I haven't joined in on this thread often but my house went on the market in August. I accepted an offer on my house - from a couple wanting to start a family with a short chain. After some misfires I have an offer accepted on an absolutely perfect large flat with garden - I love it.

Anyway my sale fell through today. My buyers' house has been deemed unsellable due to a very serious structural problem. So my estate agent has sent out emails tonight and is hoping to get another buyer - apparently there's still a lot of demand in London hoping to get in under the wire due the stamp duty concession. I admit I cried after putting the phone down to the EA. I have spent at least £3k so far (I withdrew from a previous offer) - the RICs survey on my purchase is due next week. I'm on my own, 2 DC at university and I've had quite a few setbacks this year. I'm so disappointed. I think my purchase will fall through.

NewHouseNewMe · 09/11/2020 22:11

Hang in there @Bouledeneige
The market for houses in London is bouyant so hopefully you will sell again quickly. The market for flats is less bouyant so it is possible your seller will sit tight and wait. Just ask them to give you 3 weeks to find a new buyer..

Bouledeneige · 09/11/2020 22:46

My estate agent who is selling my house has asked me not to mention what's happened to the vendor's estate agent as yet as they work hard to generate viewings. We will re-assess in a few days. I may be able to ask the surveyor to put my survey on hold (but obviously that will be noticed) but we will have a clearer picture by the end of the week. My full mortgage application is in but it's based on my agreed selling price. I am stretching myself so if I can't get a good enough sale price then it won't work anyway for my new flat. My (former) buyer has shared the surveys with my EA so that might be helpful.

I have just spent the evening tidying up. I've been doing a huge amount of sorting out so a few of the rooms were stacked with bags and boxes. So I'm hastily shoving things back in cupboards. Crossing my fingers.

IWBAGE · 10/11/2020 01:09

Hello 👋 Joining in here. We sold in September (not in England), put our stuff in storage, and moved into rented in England to be closer to my ill Mum.

In the space of the last three weeks my Mum died, I organised her funeral, and DH and I had an offer accepted.

We've chatted with the vendors a couple of times. They're a lovely couple in their 80s looking to move to the Isle of Wight. Their son is a surveyor out there, and the EA told me they've actually seen a place they like the look of and if their son approves of the place they'll put an offer in.

They know how shitty our year has been, and that we're looking for a straightforward sale and we're chain free. They also seem to be decent people so hoping it means we won't be messed about.

I've dropped off reams of paperwork with our broker and our new solicitor today. Hoping someone gets back to me soon to tell me what the next steps are!

Really hoping the place will get the SSTC sign on Rightmove soon...

Bells3032 · 10/11/2020 10:09

@IWBAGE sorry to hear you lost your mum. I know from experience how hard that can be. i don't know how you can handle buying at this time...i don't think i would of been in any state. good for you. They sound nice and hopefully won't mess you around. Fingers crossed for the SSTC sign soon x

I'm still here, despite having accepted an offer in June. I wish we had never got involved with our buyers. They have made this whole process a nightmare and are still messing us around by refusing to confirm dates. So we haven't even exchanged yet. The chain above us collapsed, all our stuff is going into storage next week, and we are still none the wiser.

With hindsight, I wish I had told them to piss off months ago and found another buyer.

Yippeeforme · 10/11/2020 11:11

So now we find out our solicitor is going on maternity leave soon, which we know is happening with the buyer's mortgage advisor too, and this stupid drainage survey still hasn't been sent even though it was promised yesterday latest. I have the estate agent up my backside about it and I can't do anything to make these people pull the finger out and get their job done, or at least stop lying to us about when it will get done!

Maybenexttime08 · 10/11/2020 11:21

Can I join in with a daily moan? We are expected to move into our new build on 27th November.

Developer's solicitors still not sending back paperwork, our solicitor is being very vague. I just hate not knowing if it will actually happen or not! Nobody seems to be able to tell me either.

Moan over Confused

Yippeeforme · 10/11/2020 16:38

They sent the report, at last!! Only they omitted the fact that the work has actually been done. But nothing is flagged as urgent on it so we're good, I think. Can we exchange now??

Badgerbadger22 · 10/11/2020 16:43

I gave up updating this thread. Our purchase fell through twice since my last post.

Although I might have better news tomorrow Smile

RAINSh0wers · 10/11/2020 17:31

That’s great @Yippeeforme! Glad it finally arrived.

We’re just in a holding pattern now, waiting for our buyers and their buyers searches to come in. I think otherwise most things are ready. But the searches could still take weeks Angry

lachy · 10/11/2020 17:33

Excuse my French...

I've seen a copy of our buyers survey. Never have I read such a load of bullshit. I'm not actually sure the report he's written is about our house, its pure fiction.

Our sale is hanging by a very thin thread because of his shitty survey.

Lurchermom · 10/11/2020 18:32

Just had the week commencing 23rd November touted as a potential move date. I think it's a bit optimistic, but guess I had best start packing anyway aghhhhh

Lurchermom · 10/11/2020 18:34

Can you get an alternative surveyor in to write a report. I know it's a pain at the moment because they are booked up and it's an extra expense, but might be worth it. A friend of ours did this when he felt the survey was inaccurate. The new surveyor tore the old one apart and the buyers were content.
SilkieRabbits · 10/11/2020 18:38

We are progressing with our sale agreed 2.5 weeks ago now, buyers have mortgage and their sale (end of chain) is 9 weeks in with survey done and searches requested. We have just done all solicitors forms, they were slow getting them to us and lots of them and now have gas, electricity and epc checks. Then just need to clear house and contracts done. Searches should be fine, just waiting for them, 5 weeks here though hoping buyers have already applied.

yawnyawn4 · 10/11/2020 19:18

Been following this thread for a while. I vendors were messing around filling out there paperwork and our solicitor wouldn't send off for the searches without it. Finally managed to apply for them and they came back in 2 days, I'm in shock, surely that's a record.

SilkieRabbits · 10/11/2020 19:25

Wow hope ours come back in 2 days. I expect our buyers think we are messing around with paperwork but our solicitor took 2 weeks to send it to us and wonder how long they will keep it before forwarding it on.

EnglishRose1320 · 10/11/2020 19:35

Please can I join this thread. We went on the market at the beginning of September. Accepted an offer on our house a couple of weeks ago. Found a house last week, put an offer on it on Friday, which was turned down yesterday
so we increased our offer yesterday, waiting to hear still. I find the waiting incredibly hard.

maddenlightfoot · 10/11/2020 20:59

I'm joining too if that's ok! It's been a while since we bought our first house (13 years) and we've never sold a house before!
Accepted an offer on ours almost two weeks ago, had started to think we might not find anywhere as we'd been looking for a while but then amazingly a lovely house came back on the market and we had our offer accepted yesterday!
Today I've sent id etc to vendors estate agent and started our mortgage application. Tomorrow need to chase the solicitor to get the ball rolling.

sparklesandmoresparkles · 10/11/2020 22:32

My moan for the day is about the searches. Apparently our council are taking 40 working days at the minute!!! So we won’t be moving by Christmas ☹️

Tomatoandbasil · 10/11/2020 22:46

@sparklesandmoresparkles mine too! It’s driving me mad and so ridiculous.

Happydaysandhappysmiles · 10/11/2020 22:54

Has anyone had a pre purchase drain survey done? Slightly concerned that ours is going to be really expensive as they charge for the first 1.5 hrs and then per hour after that. Largish period property and they needed more time on Monday apparently but the company never replied today to my 'how many hours have they spent on site so far?' And the vendor said the surveyors were commenting a lot about how much it was going to cost!

your buyers buyers are end of chain? surely they are the start of the chain?
SilkieRabbits · 11/11/2020 03:02

They are one end of chain we are the other end. They are also the start.
