Landlords - do you have induction hobs or ceramic hobs in rental properties?

Hello,
I'm not a landlord yet, but am thinking of letting my property for a while and I have to replace my cracked electric ceramic hob with a new one.

As landlords do you prefer induction or ceramic for electric cookers in your rented properties?

I was thinking about upgrading to induction but read that they pose a risk to anyone who has a pacemaker or who uses a diabetic pump.

Has this ever been an issue for you? Even if I specified no tenants with pacemakers/ diabetic pump, tenants could have visitors round who are affected, and it seems that few people are aware of the risk.

I am thinking of just replacing with another ceramic hob for this reason but would be interested to hear of landlords' - and tenants' - experiences.

I rented out my property with a range, so solid cast iron hob.

Rented three houses abroad. Two with ceramic hogs, which were fine, one with an induction hob, which was a pain in the parse. Ceramic is fine, and people won't have to replace pans as they might have to if they don't have the right ones for an induction hob.

Mumof2bears · 25/10/2020 16:28

Would second the PP. We rent out one house and that has a gas hob. We don't have the most technology friendly tenants but even they can cope with it!

whataboutbob · 25/10/2020 17:24

I have gas in my rental house and flat. Buy the easiest thing there to use is on the market. Don’t assume people will have any idea how to work an appliance. Or will care about maintaining it. I mean that kindly.

Marchitectmummy · 25/10/2020 17:26

Induction in all of ours. Easier for them to keep clean without damaging them.

IAintentDead · 25/10/2020 19:09

Not rental, it's mine but I love my induction

LadyCatStark · 25/10/2020 19:11

The cheapest!

MJMG2015 · 25/10/2020 19:12

I'm diabetic (but not on a pump) I have never heard of an issue with induction hobs. Off to have a Google.

I think most people would expect there to be gas or induction in a certain level of property, but maybe not so much in a smaller/cheaper one, so that might be a consideration?!

I'm putting in induction in the new kitchen & hoping it's ok. I've never liked cooking in it in the past, but I'm hoping that putting a 'good' one in might change all that (and I hate gas).

Im a tenant not a landlord but id be put off if a house had an induction hob because id need to replace all my pans, also id be terrified of breaking it.

pinkbalconyrailing · 25/10/2020 19:19

the cheapest/most basic one of a reliable brand.
with induction you would need to provide suitable pots and pans as well.

AllTheCakes · 25/10/2020 19:29

I have induction and love it, but wouldn’t put it in for tenants. It scratches quite easily and is expensive.

EmilySpinach · 25/10/2020 19:32

Really? Even in an unfurnished let?

GirlCalledJames · 25/10/2020 19:32

I have induction in one because I used to live there but wouldn’t put it in for a rented flat unless going for the luxury market. I wouldn’t have it again for myself either, gas is much better. I have a gas hob in the other rental flat.

WombatChocolate · 25/10/2020 19:33

Standard gas hob and electric oven is best. It's what most people are used to and can manage.
Buy the standard appropriate for the size and standard of the property.

GirlCalledJames · 25/10/2020 19:34

Also, is it legal to say no pacemakers, no potential insulin pump users? Surely it’s more in their interest than yours to be careful?

UsernameN0Tavailable · 25/10/2020 19:37

You can't be near an induction hob if you have an insulin pump or some types of pacemakers, as they operate by magnets which affect them. Probably won't be too many people affected but just so you're aware.

areallthenamesusedup · 25/10/2020 20:10

Ceramic.

Mosaic123 · 25/10/2020 20:34

Gas hobs are so hard to clean. Ceramic hob for our rental properties.

northernstar0412 · 25/10/2020 22:13

Thanks very much for your replies everyone. I would prefer a gas hob but the only energy supply in my flat is electricity.

Cheap ceramic hob sounds the best option. I read on a landlords' forum elsewhere online that a lot of tenants complained about induction hobs as they didn't want to buy new pans. Also I'd be worried about someone with a pacemaker suing me!!

Interesting to hear everyone's views and thanks once again.

I rented a house that had a brand new kitchen fitted, with induction hobs, so had to buy all new pots/pans/woks/etc... 6 months later the hob broke and the damn landlord replaced it with ceramic! I'd definitely go for ceramic just for convenience

ODFOx · 25/10/2020 22:46

I'd go ceramic: Any pan will work and it's easy to clean and less expensive to replace.

northernstar0412 · 25/10/2020 22:49

StartingGrid - that was unlucky and frustrating for you!
Odfox - thanks, I think I will definitely go ceramic.

I fitted a induction hob. I think the ceramic ones are dangerous as they stay hot for ages. Plus induction is easy to clean.

Jeremyironseverything · 25/10/2020 22:51

Gas. But it was already there when we bought it.

Mosaic123 · 26/10/2020 07:42

When I sold my house the buyers didn't understand the induction hob, even though i left the instruction book. Eventually I went over to explain it as they called me a few times. Turns out they didn't really get that you need pans suitable for induction hobs so they thought it only worked some of the time.

northernstar0412 · 26/10/2020 12:17

Mosaic - on the landlords' forum I read of this exact issue - that the tenants reported the hob as not working as they didn't realise you needed certain pans!
