Will we EVER sell our house?

We have been on the market since Feb. Basically sold and then lockdown hit and they pulled out. Sold again in the summer but they also pulled out having found somewhere they preferred.

Switched agents mid-September because we'd been on so long and hoped for some new interest but got 1 solitary viewing.

Then did a fairly big price drop 2 weeks ago and NOTHING.

I know we should probably just take it off the market until next year but everything around us is selling. Cons are we are on a main road and we don't have much garden but we (and both sets of agents) are really genuinely puzzled about what's going on because otherwise its pretty good!

Does anyone have any miracle stories about buyers appearing suddenly after months?

You will sell but you are looking for buyers from a smaller pool. As everyone else has said, the vast majority of people who want a large house also want a large garden.

I don't know if it's a question of reducing the price or not (as I don't know anything about comparables in your area) but if you've already reduced by £100,000 then I doubt it. Knight Frank are a pretty good Agency - they could have done better with the photos, agreed.

Or you could maybe style up a great looking winter garden with outdoor heater/fire pit, one that people could see that they would use & enjoy?

That house is immaculate pilort wow! The last time it sold was 10 years ago for £385K!!! Must have been gutted and completely revamped since then.

I think having it up for 800k was very ambitious so the reduction makes sense.

@diddl there was a jungle at the back. Parking is fairly crucial as there is no parking on the road.

What do you think is going to happen next year bar the stamp duty benefit being pulled?

I often think people asume that next year the price will go up so lets just wait. That SD holiday is very attractive, if we had brought now we would have saved ourselves £15k.

Could I be cheeky and ask why you want to move? We moved from our last place because it was costing us £££. It was a big house - nearly 4000 sq feet but it was cold and there were drafts and always something to pay attention to.

My DH wanted to put it on for a higher price but I argued that we had decided to move, and messing around with unachiveable pricing was just wasting time. We put on in Jan and it was sold end of Feb. I didnt want it drifting on into the summer so we got 5% less than our asking price which was fine.

Have Harrogate prices gone up since you bought? My area of SW London peaked around 2014/2015 & have been pretty much the same since then.

We want to move because we want a house with a garden and fewer than 4 floors. We love this house and its been fab but we can now afford something different.

I personally love the look of townhouses but in reality I prefer wider houses with less flights.

@pilort yes prices have indeed risen loads since we bought. If it weren't for Covid we would have sold for £800. We did sell at that price (bit under) but they pulled out when Covid struck.

It’s a lovely house but I would want a garden for that much money. That said, you bought it, so it will appeal to some people. Hope things pick up for you.

@pilort we've given up looking as places have come and gone while we've been stuck. Generally yes ones needing work (which we are happy to do) are being reduced but many are selling quick.

Is remote working having an impact since your near the city? That's the reason a number of my neighbours are trying to sell.

@pilort lots of people are coming up from London since they can now work remotely. No one who lives here works here anyway - everyone commutes pretty much.

What's the lowest you're prepared to take? If you're set on a price you probably will get there but it will take time. What did your EA say about the lack of viewings?

It's because it's 3 / 4 floors .. people are lazy and round here a 3 floor house is worth less than a 2 floor.

It's lovely but the down sides for me would be layout and lack of garden. I would expect a big family house to have a decent garden and I wouldn't view because of that.
