Help! Which property would you go for?

House A: new build, all flooring included (Amtico), has driveway for two cars. Three beds, large master suite with dressing area and en-suite on second floor, kitchen, cloakrooom and living room on ground floor but also has a garden office. Could move in and no need to spend any money. 77 square metres.

House B: old house, bags of character and 4 small rooms downstairs (kitchen, lounge, dining room, study). Three beds, no en-suite, no downstairs loo. Parking is not next to the house. Is right on a main road. Only one bathroom and will need money spending on it. 96 square metres.

Losing my mind, please help!

77 sq m is very small for a 3-bed. Are you sure it’s 77?

I can see from the floor plan of B that it’s actually 126sq m, not 96, which makes a world of difference. 126sq m is a decent size house.

Assuming A is not 77sq m (ready to be corrected) the thing I don’t like about it is that you can’t get directly to the kitchen or back lobby from the hall. Just a small thing.

Not at all sure about the measurements, I took the room sizes from rightmove and just added them up!

The weird mini hallway between the front room and the kitchen diner would really annoy me in house A, I guess it's so the toilet doesn't open directly into a room but it makes for a lot of doors in a small space! What's the location like for both in terms of safety, amenities, commute etc?

I don't like A and wouldn't consider it.

B, I do like. I don't think it needs much work tbh. The parking and the location right by the road on the corner put me off a little. Maybe keep looking?

B is gorgeous-other than parking and weird pink external wall it’s a clear winner in all areas!

There's a serious lack of worktop space in the kitchen of A. I'd go for B if they accept your offer.

Property B
Its gorgeous, loads of character, lovely big garden.
The other one is nice practical and modern but as far as i could tell a tiny garden.
My heart definitely says B the only question mark would be the road and how noisy it is.

B. It is so much better than A. Plus it does have parking, just not right next to the house.

B is under offer! Is that you op?

The kitchen at B is wired with a corridor in it! But it does seem bigger. A is described as being suitable for first time buyers.

In my defence, it's a big financial decision and I'm known for hideous indecision. I struggle to commit to a takeaway choice!

From your initial description, I thought A was the best choice. Having looked at the pictures, I now think B.

A's rooms look pretty cramped to me, and I don't like the downstairs at all. I don't find open-plan particularly practical, being able to be in separate rooms is sometimes far better. Particularly now, with more people working from home - open-plan means no privacy, no quiet to work in, whilst separate rooms can provide that. Plus that is a really titchy back garden, compared to B's.

"Very noisy, it's right on the main road through town and right next to a pelican crossing. Bus stop just over the road. Think that's why they've struggled to sell it."
I have lived on main roads; for a couple of years I had a bus stop both directly over the road and 10 yards on this side. I can honestly say the traffic becomes white noise very quickly.

They haven't agreed my offer. They have received two proceedable offers this week and are currently deciding which one, marking their property as under offer in the meantime. I'm not pissing about, I love the house. But when you're in the situation that your house is sold and you don't know if you have somewhere to move to then naturally you start looking around! I don't want to be sat here tomorrow heartbroken thinking nothing else compares.

I don't think they are being fuckwits. They are just considering the decision. Do I wish they were being faster? Yes. But they are only being careful about a huge decision. Moving house is the third most stressful life event people go through. It needs careful consideration.

Haven't seen the links, but I wouldn't buy on a main road if you would get air pollution and significant traffic noise. I love coming out the front door and feeling relaxed, not stressed with cars whizzing past.

Also I'd think carefully about how much of the work that 'needs' to be done is genuinely necessary, as opposed to nice to have.

However as you said you are indecisive - it sounds like neither is perfect, and you could be happy living in either. Don't tie yourself in knots weighing them up. The decision might be made for you if offer refused anyway.
