how long to get listing online?

I've gone with a local agent who were very keen to get me to list with them - bending over backwards in fact! And have now gone very quiet. How long does it usually take between hiring/photos and the listing going online? There is nothing complicated about the property that requires clever marketing really.... it's a standard one-bed. I am in a busy area of London. Thanks

no they haven't sent anything over to check. I'm trying not to be annoying to them hence asking on here - it has only been three working days since they took the pics - but I've never sold a house before so have no idea what is realistic to expect

Personally, I’d ring up to ask - that’s not annoying, just a simple query + you’ll be paying them thousands in commission so they need to be able to provide a professional service.

I’d also ask to go over the advert before it goes live. Being a one-bed, it’ll probably appeal to a first time buyer or investor so needs info that’s relevant to them. I have seen some v badly written stuff so wouldn’t just let someone write what they like and not check it.

Remember they are working for you and you will be paying them to sell your house. Therefore asking a reasonable question (maybe via email) isn't annoying them its just asking them something.

If you are not careful Estate agents (in my experience) are a lot more interested in the larger properties that make them more commission and that you are just an irritation (I may be wrong)

okay I will ask them how it's going - but I still have no frame of reference for if they are taking the piss or not! would it be something that takes a week or more? or is it really just a quick job to write up some copy and edit some photos? I feel like it should be a quick job but I really have no idea

oh and I'll def ask to view the advert, good advice. I wish I could just write it myself to be honest but that might make me look (accurately) like a complete control freak

great that's kind of what I was thinking, no more than a week, so if it's not up by the end of this week then I can reasonably start to hassle them

Ours was a week - contract signed on Friday, photographer in on Wednesday, advert live Friday.

In my experience, it's best to chase.

I didn't think I'd need to be chasing them already Sadjust to get my advert actually online. they have already done some viewings it's like they don't think the advert is important, but my property is is much better condition than comparable one beds in the area. i forsee lots of begging estate agents for attention in my future!

We went with a local agent and it was around a week and a half from first photos to going online and it was completely no communication and unanswered e-mails for around a week.

We then got them for review and some of the photos were poor - front of house one had lots of things blocking the front of house like poles, one right in the middle. Downstairs photos were taken at strange angles and looked like they focused on making house look large with wide angle photos rather than photographing features and rooms are large there so no idea why you would photograph like this. So asked for those to be retaken, again no communication then husband phoned and outside was retaken on Monday. I then got a message asking to approve on Rightmove. I did and went live late Friday night with errors in. Saturday morning they made corrections. Since then no communication so now it's guess if no-one wants to view or EA isn't communicating. I find ours doesn't respond to my e-mails, he's best when husband goes in to talk in person or when husband phones but it is quite annoying. I've hoping its as they are super busy.

Whoever does the photos and the floorplan needs to edit them, so it might take a few days if they’re busy but could be up within a couple of days if they aren’t too busy.

Writing your own thing might come across a little control freakish but... you know the property and the area. If you feel that’s a bit OTT, you could send the agent a few bullet points you want to include like distance from station and transport links, proximity to bars or a gym etc whatever you feel a ftb or an investor renting to young couples would like to see.

My friend had the photos done on Tuesday and they went online on Saturday. Hope that helps

I sold my flat last week to first viewer - the listing never went 'live' as I have a tricky tenant and we were not sure if he would allow viewings (said he would, then kept cancelling). Almost thinking I should ask for a discount as they never took pictures either!
Another flat they took photos last week and still not seen anything (different area and agent). Will be hassling them soon (though I know they've shown it at least once).

Ours was just over 24 hours after photos- I don't think it's a good start if you're needing to chase them to put it online. Get them on the phone and agreeing a certain deadline.

Local agents, it took 6 hours from photos being taken to it being on Rightmove, which included me proof reading and approving the brochure (which they gave me within 4 hours).

Please, please don't let them get away with taking ages and taking the piss.

It doesn't pay to be laid back in the conveyance process, ring them and ask what on earth the hold up is. If you leave it, they may take days, but if you push them it'll be hours.

Got to be proactive!

JoJo We bought via them and they were fine to buy from and same estate agent now. Just seem to be really bad at communicating with us which is annoying but I can live with if they are good with buyers.

We don't live by there any more so not that easy to pop in.

Husband just phoned and found out they have had 3 viewings and feedback but not told us. Hmm All ruled out but at least we know why and that there are viewings. The one I liked best was an old lady went to visit and decided there are too many stairs. It's a Victorian house over 3 floors so yes it has stairs Grin Quite sweet though. Other two were garden being too small, which surprised me as the reason but guess its the lockdown effect.

Ours took over 2 weeks which seems an age when we only have a short window of nice weather left before it’s getting cold and dark and less likely to sell

Yes exactly, I have a garden and it looks beautiful right now in the sun, that will be such a shame to miss this window

with my online agent, i gave him the precise time, i wanted it live online Friday evening to come at the top of rightmove weekend.
plus, i wanted an open day for the weekend after, worked great.
