I can't read the room dimensions on the floorplan, and they aren't listed in the details either. In particular, the fourth bedroom is such an odd shape that it would be helpful to understand how big/small it is - I'd probably assume it's tiny and that the house is therefore essentially a glorified 3-bed.
The pond, while very pretty, could actually be off-putting to families with young children (who are the people most likely to be interested in a 4-bed house), just from a safety standpoint. I'm not suggesting filling it in, but I wouldn't necessarily see it as a selling point as it is.
I don't get why estate agents seem to love putting up pictures of random doorways on landings. What am I supposed to get from that?
I know everyone's working from home at the moment, but I find it a bit depressing to see conservatory-type spaces being used as a home office in estate agent photos. It simultaneously manages to communicate 'there is nowhere sensible in this house to work from home' while also killing off buyers' ability to picture themselves enjoying the space on a sunny evening. I'd redo that picture minus the office chair, with the table in the middle (preferably plus a bottle of wine and a couple of glasses, or similar!)
A small but silly thing - the fact that the frame round the loft hatch isn't painted makes it really stand out in the picture, which draws my attention to how much I don't want my offspring to have unsupervised loft access. I probably wouldn't notice it so much if it were white, it would blend in to the ceiling more.
