Our house has been on the market for two and half weeks now and we have had only two viewings so far Sad (although the first viewers did want to offer but sadly their buyer couldn't get a mortgage and withdrew their offer so they couldn't).

We thought the first couple of weeks were supposed to be the busiest but nope!

We don't know what we're doing wrong, and wondered if anyone would be happy to check out our Rightmove ad and give us some feedback please?

One thing I should mention as well, is that we don't think the advert was great to start with as one of the bedroom sizes was wrong on the floor plan (making it look like a single not a double), and 'shared septic tank and unmetered water supply' was one of the 'key features' in the bullet points... would these have put you off?

We have given notice to the agent as they don't stay in contact/get back to us/correct mistakes so a new agent is coming to take pictures (on a sunny day) to relist once we're out of our notice period...and we're hoping people will want to look then 🤞!

it might be because it says offers over. sometimes this puts people of.
your have a very good sized garden so i would have thought that alone to drum up alot of interest

Sorry OP I think it's price. The one that sold recently for 270k seems to have a bit more space and the sun room might put some people off.

Your house looks fine. From a personal point of view, I'm not in love with the blue on the walls, but of course others may love it !
For a family, the pond smack bang in the middle of the garden could put off some.

The unmetered water thing is bizarre because when it's sold the buyers will be forced to have a meter by the water company...

I can't read the room dimensions on the floorplan, and they aren't listed in the details either. In particular, the fourth bedroom is such an odd shape that it would be helpful to understand how big/small it is - I'd probably assume it's tiny and that the house is therefore essentially a glorified 3-bed.

The pond, while very pretty, could actually be off-putting to families with young children (who are the people most likely to be interested in a 4-bed house), just from a safety standpoint. I'm not suggesting filling it in, but I wouldn't necessarily see it as a selling point as it is.

I don't get why estate agents seem to love putting up pictures of random doorways on landings. What am I supposed to get from that?

I know everyone's working from home at the moment, but I find it a bit depressing to see conservatory-type spaces being used as a home office in estate agent photos. It simultaneously manages to communicate 'there is nowhere sensible in this house to work from home' while also killing off buyers' ability to picture themselves enjoying the space on a sunny evening. I'd redo that picture minus the office chair, with the table in the middle (preferably plus a bottle of wine and a couple of glasses, or similar!)

A small but silly thing - the fact that the frame round the loft hatch isn't painted makes it really stand out in the picture, which draws my attention to how much I don't want my offspring to have unsupervised loft access. I probably wouldn't notice it so much if it were white, it would blend in to the ceiling more.

It's a lovely house, though, OP - good luck with your marketing and I hope you find a buyer soon.

Check the price is correct for your area, I would also paint your lounge which is dark blue to white/light colour and also paint your blue bathroom white. The dark colours make it feel smaller and a little oppressive.

Terrible photos. Why are there photos of doors and curtains? You need photos of all the bedrooms. Your kitchen needs a better photo. Living room should be shot from the door maybe as the sofa looks like it takes over at that angle and the narrow space to walk through from the door looks like a squeeze. Sun room looks like wasted space. Front of house picture odd, why is it from a jaunty angle?

If no viewings then it's always price.

There are only photos of two bedrooms which immediately makes me suspicious and I assume the smallest, odd shaped room is teeny? You need photos of all rooms.

Garden is great but some will be put off by the pond.

I agree you should paint the dark walls a shade of neutral.

It's a nice house and almost half the price of the very similar one I'm buying in Berkshire Sad

Are there any photos of the utility area and bathroom off that? I can see it on the floorplan but no photos of that bit.

I think it could do with some artwork on the walls, there seems to be a lot of wall - perhaps that's because the colour makes them stand out (and the lack of wall cupboards in the kitchen).

Are the unpainted doors upstairs? They look nice, but different to the downstairs.

Disclaimer - I'm no interior design expert! House looks immaculate, good luck with the sale OP. Lovely garden!

Agree with PP some of the photos are a little odd. A couple of the garden photos show half of your garden and half of your neighbours garden (I presume) with the trampoline.
I do think it's a really nice house but I'm sorry some of the decor is off putting aswell and makes the house look old fashioned - the rug in the living room, the curtains in the bedroom that clash with the wall colour, the old fashioned duvet cover. I think those rooms would look better/more modern and appealing without those.

Why do you say that? Ours is not on a meter and we weren't forced to get one, we just have a set annual cost paid monthly.

The photos of the bedrooms are really poor - you need to see as much of the room as possible - yours show the bed as a reflection and the other one shows part of the bed. I would assume the best 2 bedrooms have been photographed...which as those aren't the best photos, could make people think the other 2 are really bad! It's a nice house - I wouldn't worry about people's comments on wall colour or rug - they shouldn't stop viewings.

The size of the garden😱 amazing. With garden like this I would consider unmetered water supply a bonus. I have MUCH smaller garden and refuse meter because I grow veggies😁

It's a lovely house. I agree with pp about repainting living room. I know it's logical that the future owner would repaint so why bother, but many people just cannot see through these things.

This will be no help at all but when I looked the first thing I thought was lovely house, bags of potential but then I thought the sitting room was too small, I then realised it's because the sofa consumes the entire space and makes it look cramped.

I have seriously garden envy, that is the stuff of dreams! It looks massive!!

I think the photos probably don't aren't doing the house justice OP if you get better photos and stage the house a little it will get more interest even the one at of front is not really showing the house to it's potential.

I think it's a nice good sized house. Have any other houses sold for that price in the immediate area? If not then I agree it's over priced. Negatives: is all that garden yours? If not then get the agent to re take the photos, you can't show your next door neighbours garden like that. The pond is off putting for parents, a definite negative. Without being rude the garden is very average. The front is ok but nothing outstanding. Again it all comes down to price. Can buyers get the same for less? If so you need to reduce the price otherwise do a lot of work including redecorating the living room and bathroom and painting the garden fence and buying lots of planters and tubs. Filling in it strengths pond etc etc.
