What’s not appealing?

So our house has been up for sale for about 6 weeks and we’ve only had one viewing. We reduced the price last week.

Please could you give me some tips and advice how I can it make it better? I’ve got some new pics of down stairs loo and utility room to send them already.

Any suggestions?

I'd recommend a floor plan deff. And maybe take down the photos of the toilet and the one of just one kitchen cabinet. otherwise looks fine to me but more experienced people may have better feedback than me

Just for the pictures I would remove-

The jumperoo from the sitting room
Green bin from loo
There is a basket piled with what looks like laundry?

The back garden- the photo is a bit odd- the back bar in the garden needs a proper tidy and de clutter and then take a photo of that. Take a pic with your doors open of the garden too.

I like the use of space under the stairs which you have used as a dining room, it’s a bit odd? Maybe show it as storage?

There is hardly anything to see in the kitchen- that would majorly put me off- kitchens sell houses!

Your garden only really showcases that you are very overlooked at the moment so you need to get better pics of it.

Hi OP,

That’s a lovely house, lovely garden and very clear.

Only thing I noticed was:

Dining area looks a little cramped, I’d remove/put in storage that small bench.
Take away washing basket in the WC
Unplug that TV in the bedroom, wires look messy and my eye gets drawn to that and the clutter on top of the wardrobe. Makes me think it might be too small.
Take off the things hanging on the bathroom wall, makes it look a little dated.
Baby stroller thing in the lounge could be taken away too, the green really stands out.

It’s lovely overall so good luck with the sale.

There is nothing wrong with the house itself, not to my taste but I always redecorate when I move anyway, same with the garden I always replant it's basically a good blank canvas, nothing horrendous going on there.
Is there a lot of traffic noise from that massive main road because I would not want to live that close to a big road.
Usually if the price is right people will view.

Can't believe the price! A Bellway detached us £400,000 here. No floor plan is really off putting. I personally wouldn't buy it as the stairs are off a room I think. One of my pet hates. The garden doesn't have any colour. I'd buy some really big plants like shrubs to liven it up and plant a tree to give privacy from being so overlooked. My beech tree in my new build garden grows really fast. What's at the end of the garden? Is that the only sunny spot? It looks really strange.

The only thing I really noticed was that the microwave facing that way makes it obvious that the kitchen is a little limited for worktop space, so maybe think about moving it somewhere else, or out of shot. Your nursery is gorgeous

Is the third bedroom used as a study. If so I would put a bed in it. When we sold a few years ago we got a bit stuck. We were using 1 of the 4 bedrooms as a dressing room . The estate agent advised us to but a cheap bed and turn it back into a bedroom, as we were marketing the house as having 4 bedrooms. As soon as we did that it sold ( although not sure why folk couldn’t just visualise it as a bedroom)

Houses on new(er) build estates tend just to be harder to sell than older houses. You get much less interest than if you’re selling an older property. There are just fewer people interested in them, and many of the people who like modern houses want to buy them brand new not second hand.

So it could just be that.

Its price. We just sold our 3 bed detached 'new build' (6 years old) in marton for £148k but was originally on for £155k. We had 3 viewings and all offered. Bought in ingleby for 220k on a 4 bed detatched. 190k for a 3 bed is too much around there. There's the struggle with schools - Kader and St clares, possibly acklam whin? We didn't look on that estate due to schools.

Not much you can do about the layout but I dislike having a separate kitchen and that there’s no hallway so you’re coming into the lounge apart from the lobby bit.

The zigzag wallpaper is not to my taste and it’s distracting me from seeing the space, rather than enhancing the room. I’d be tempted to paint over it in a neutral colour.

Take the telly out of your bedroom. It looks like it’s taking up loads of space and distracts from making it look like a calm relaxing space.

Is the third bedroom actually set up as a bedroom? It seems to just have a massive leather chair and mirror wardrobe in it? That could be presented much better.

As others have said look a bit more closely at the stuff you have out. Look at how the show homes present, they have a little bit of stuff out that brings colour or indicates a lifestyle but no more.

All the rooms look fairly small and I can't see any room sizes anywhere.

I can't see anything majorly wrong. The garden is very overlooked and has no plants but that's about it. Perhaps the fact that it's on the edge with a road down the side...?

Can you swivel the dining table through 90 % - it looks like it would fit more happily into that space ff you could & yes I would definitely move the microwave somewhere where it looks usable and away from the sink. Other than that & maybe moving the laundry basket I think it gives a good clear idea of what you are buying. So price or other factors I would say - Good luck I really don't think 6 weeks is too long at the moment

The rooms look pokey to me, too.

I found OP's postcode and looked at Zoopla & Rightmove for similar nearby properties. The price (now) seems about right for the area/type of house/#bedrooms. I have a feeling market is just sluggish where you are, OP.

Also how do you show up on Rightmove and Zoopla?

Very few people go direct to estate agents individual websites.

Yes it’s normal to have dimensions on the floor plan and there don’t appear to be any on the listing. Another estate agent fail!

I'm guessing the microwave is in the utility room?
My first reaction was also that the kitchen must be too small, which isn't the case.
