What’s not appealing?

So our house has been up for sale for about 6 weeks and we’ve only had one viewing. We reduced the price last week.

Please could you give me some tips and advice how I can it make it better? I’ve got some new pics of down stairs loo and utility room to send them already.

Any suggestions?

The living room layout looks a bit awkward. Is the tv on the same wall as the door into the house?

Unless photos are absolutely standout I immediately discount any properties that don't have a proper floor plan-I.e one that has measurements in both ft and m

The description of yours doesn't even have the room proportions in the main narrative so I would absolutely give your agent a nudge!
Would also get the photos redone

Looks like a nice house.

I googled the road as the map didn't seem to work on the listing.

It looks like it's on the new estates near Sporting Lodge. We avoided those estates as there isn't anything really near them you can walk to.

Also I think they're still building round there so people may be more attracted to the new ones they can have finished to their own tastes.

The rooms look tiny and there’s nothing in the description to contradict that impression, so I would discount this house having assumed that it’s pokey.

You need a de-clutter, a few shrubs in pots, and a new agent IMO.

I'd move the microwave either back to the kitchen or remove it from the utility picture.

It's very difficult to judge how big the rooms actually are, especially the nursery and the office. We moved a couple of years ago and looked round some that were advertised as 3 beds but were only really 1 bed, nursery and storage room because the rooms were so tiny!

The garden is also a bit confusing - why is there a low fence through the middle? Is it all your garden or is it shared? I agree with the suggestions to get some pots in to give it some focus.

Two issues for me.

  1. Dining room space too small for a family home
  2. Two out of three bedrooms don't have beds in so it's hard to say of they single room or double room size
Other than that, it's a lovely house

You need to make it look more spacious. Photograph the front without the car on the drive. Remove the green bin from the loo, the jumperoo from the living room, the squashed looking microwave, etc. There are no photos of the back the house and not enough of the garden. And why is it not on Rightmove?

The one room that stands out to me is your bedroom

When pictures are being taken remove the small chest of drawers and TV. They make it look cramped and untidy

Measurements in the floor plan should be in both meters and feet and inches. Lazy agents. The house looks really good to me.

It's a lovely house, however the layout of your furniture makes it look crowded and the rooms look smaller.

The unit between the shower & the loo needs to go (at least for the photos). One of the pieces of furniture in the spare room/office also needs to go. The dining room table looks jammed into a corner, whereas the living room looks strangely sparse - it could do with a small coffee table etc. The bedroom furniture also looks a bit crowded.

I don't like the open plan stairs or the overlooked garden so that would put me off, other than that it looks good. I like your colour use.

I second what was said about the microwave making it appear as if space is limited.
The lack of measurements would put me off. They don't need to be on the floor plan which is already there. It could be listed separately, but I definitely look at dimensions to compare with my current house or other houses that I am considering.

Unfortunately I think it might be factors you can't really control:

  • the location: on Streetmap it seems to be very close to some very busy main roads. So traffic noise might be an issue
  • it's a new built. They are associated with construction defects and being somehow over-priced.

To be honest the above would put me off although your house itself looks fine and I would not view it.

You might have to adjust the price to sell it.

Can I say I'm the nicest possible way that, apart from the beautiful nursery, the house just doesn't look to have been given much love. It doesn't feel like a family home; it's all very beige and bland. Buyers like neutrals, but not blandness. Your nursery shows some flair and creativity that the rest of the house lacks in spades. Everything is pushed into one corner in almost every room? Even the garden. Why? Rearrange your furniture, add some lovely accessories and pictures that you can take with you. Give the place some love, so that it looks like a happy family home. Good luck 🍀

I think it's overpriced for a small house in Middlesborough

I don't like all the wooden furniture in the master bedroom, is that a fitted wardrobe? I'd get rid to make the room look bigger

Just a thing I noticed when I looked closer - is there a travel cot next to the double bed? It makes it look like it is crammed in thus suggesting the room isn't very spacious - can you remove that for photos..

Agree with other about just removing a lot of stuff that isn't furniture, bins, baskets etc.

I think someone has mentioned the kitchen too - it's nice but I would want to see more photos of it and the garden.

Agree with putting some colour in the garden. Needs a pic from a different angle.
I would move the bedroom tv too.
And the baby walker thingy.

Lovely nursery OP- like something from a Good Homes magazine.
Like the bold colours you've used but not too keen on the zig-zag wallpaper.
Quick question- where did you get the master bedroom lampshade from- it's gorgeous Smile

Personally I really like it. I'd be viewing! Not looking at the moment though. Maybe the dining area is a bit small? But other than that it's lovely Smile maybe it's just luck?
