What's wrong with my house

Please help.

Our house went on the market about three weeks ago, 8 viewings compared to everyone else in the same bracket having lots. Similar price to others locally even though we have an extension that we use as a dining room. I know the second bedroom is small, but nothing we can do about that. Can we do anything else?

The bedrooms would put me off. I don’t know if it’s just the way it’s been photographed but it looks like you’ve got a small double and two box rooms.

I think it looks lovely!

My only comment is that in the conservatory you have an oil heater so makes me think it's cold in there and there are fans in two of the bedrooms. I know it's been a thousand degrees at night lately and likely everyone has been using a fan but it gives the impression that the bedrooms overheat. The curtain baton and no curtain (I realise there is a blind) makes the big bedroom look a but unloved.

Seconding the comment about the bedroom photos. The description of the property is rather informal and lacks something I can't put my finger but it's just not really showcasing your home and extension. In the description I'd change the bit about parking especially 'there seem to be no issues with getting a space' because that to me sounds like a get out clause in case it turns out parking is limited in the local area.

Thanks so much everyone. Completely noted re fans/heaters (there is heating throughout so actually that heater is just for my Ghanaian husband who has passed on it needing to be 100 degrees to my kids!).

Guide prices seem to be the done thing here, but it seems like they're not helpful...I'll speak for the agent about moving them.

The guide price would make me think it was an auction property, so I wouldn’t look at it.

2 of the bedrooms look to be box rooms

Is there parking anywhere near the house?

Oil heater in the conservatory, to me, means it's freezing.

How big next doors trampoline is and the fact it's right at the fence.

It is nicely decorated op and it's a lovely house but I don't think your pictures do it justice.

The photos are dreadful , I know it’s only decor but no headboard and beds that look like they’ve been made in a rush do not make inviting pictures . The two large sofas and large TV on the wall make the living room look smaller than it probably is and the dining room needs dressing in some way as it looks like a bit of an afterthought . The kitchen looks a reasonable size but the actual units are very dated .

I think the master bedroom, living room and "dining room" need to be dressed or staged. You need some nice plants in the living room. A better tablecloth on the dining table and some flowers in the middle of it maybe. In the main bedroom you need to put curtains on the rail, lamps on the bedside table, get a headboard if at all possible and then dress the bed properly.

Over a 1/4 million pound asking price and you couldn't be bothered to make the beds?
I live up north so I'll be honest I'm shocked at the price so I'll try and hold that in, but yes I'd re dress the house and get new photos done.

😵 Take your washing line down! My Grandmother wouldn't even take her washing in to the house without taking her line down in case the neighbours saw it up and thought she was no better than she ought to be.

I do think you need to retake the photos and move some of the things out of the way. The kitchen bin, the little basket in the conservatory etc.

I'd buy some new bedding and fuller pillows for your own room. You should shut the windows as the first photo looks a bit strange.

Not even a stunt pineapple in your half empty fruit bowl!

Needs some colour, decor is very bland and beige, as a previous poster said, house needs to be dressed, pictures on walls, flowers, cushions etc. I think the dark wood internal doors are making it look a bit old fashioned, lick of white paint?
Most importantly, I can’t see a shower in the pics or floorplan..........

Also, paint the bottom of the shed. It's things like that which puts buyers off as it makes it look like you don't maintain things and it makes them worry about other stuff you might not look after.

I'd take the large chairs out of the 2 box rooms

Dress the dining room and remove and junk and toys

Put up curtains in all the rooms and a headboard too

A larger table in the dining room too

You need one good photo of each room, staged beautifully, not lots that are all bad! E.g. on the dining room get rid of the portable heater as it makes it look cold so you won’t be able to use it.

The kitchen and bathroom needs replacing, so expensive, does the price reflect that?

Definitely make the beds properly. It was lovely until I got to the bedrooms. I think outside could do with a kick of paint too

The bedrooms don't look a bad size, I think it's just where you havent finished them . Also, one picture of enough of a room I think. You seem to have loads on one room?

The shed needs painting so it doesn’t have a white strip around the bottom and preferably the fence panels too - they just look really tired.

I also the duvets need smoothing (they look as if someone has just been laying on them) , Cushions straightening on the double bed , curtains in the master Bedroom and perhaps a big picture above the bed rather than a tiny one. The bathroom also looks harsh and cold , maybe some fluffy towels etc.

Why are there two front doors ?? Or am I reading the floor plan incorrectly? There’s the front door into the entrance hall then another front door straight into the kitchen from what I can see. Although the floor plan isn’t clear as it doesn’t look like you can get straight from the street into the porch as there’s a thick black line across the front (ie no door) although both front doors are clearly visible on the photo of the front elevation. Having two front doors would put me off viewing as it’s so odd it’s something I would have to change immediately

The first photo put me off a little as I couldn't initially work out which part of the picture belongs to you. Can you ask for it to be retaken focusing on your house. Then 1 or 2 photos of each space maximum I think, rather than 3 or 4 showing very similar outlooks.

The description is pretty badly written too - either change agents or get someone else from the office to start your listing again from scratch.
