I'm interested to hear how many viewings it took to sell your house.

Just listed mine, appeared online on Wednesday. 3 viewings lined up. Is that good or bad?

I'd forgotten how stressful it can be keeping the house viewable!

Sold last week. Had five lined up in first week but had offers after first two and agreed to take it off market for highest.

(Now might be a problem further down chain that necessitates going back on but confident it’ll be fine in current climate now. Bonkers round here at moment).

Neighbour had 16 viewings booked within 90 minutes of being listed online. The market is so diverse.

14 viewings in 3 days, 4 offers (1 5k under asking price, 2 at asking and 1 5k over), sold to the first to view.

But it is a very large house for a very cheap price due to regeneration of the area.

5 viewings (2 of them being linked so 4 interested parties), 2 offers, under offer in 1 week.

Did 45 viewings, every 15 mins over a Saturday and Sunday. Got 7 offers.

The one we accepted turned out to be bonkers who later tried to drop the price by 10% and it all fell through.

Take quality over quantity!

Around 10 in first two weeks.

Offer accepted two weeks after going on the market.

Buyer pulled out very close to exchange.

It went back on the market and sold 10 months later.

I think I counted 55 viewings.

Finally moved a week ago, nearly 21 months after house going on the market.

About 8 or so viewings over first week on market, 3 offers - accepted the highest and strongest. Still in the process so hoping it all goes smoothly. Good luck for your viewings.

I have just been wondering this very thing...

We have had our London flat on the market for three weeks, and eight viewings in total. We've just reduced the price yesterday (we want a quick sale) and have had this morning another five viewings booked in for the week ahead. It's so hard to know whether that's okay or not!

I think it depends where you are. We are home counties/easy reach of London. We had 6 on the first day and 3 offers. Slight bidding war up to asking price and sold for that, although there was a higher less reliable offer that we turned down.

In the end for current house 13 - whoop!

4 on day one all came back with full asking price offers. Estate agent encouraged a bidding war but I just went with the strongest position buyer

Remember you only need one buyer! We sold to the first person who saw it, asking price offer
No need to have thousands traipsing through if you still get to one good buyer in the end!

We've had one in 2 weeks. It's because of covid and holidays according to our Purple Bricks agent even though theres 10 houses in our small town with sold signs up

We went on the market last week of July. 3 to 4 viewings a week (only in rented or under offer as Per estate agent guidelines). We had two estate agents in the value the house. Both said same price so we went in for that amount. House near perfect condition. No offers yet.

As both kids home from Uni with all their Uni stuff, house is quite full so I’m regularly using our cars to put stuff in to get out of the way. One DC is quite messy so I’m having to hoover/mop floors a few times a week and do their bathroom before each viewing.

I’m a bit anal about the lawn looking nice (estate agent made some comments about cutting it to get stripes) and as we have a dog, I feel in constant battle with pee burns on the lawn.

The whole thing is Exhausting! DH in his study all day long working so entirely up to me to clean, tidy and stage each time and then get out of the house with the dog as estate agents don’t want anyone home (but make exception for DH working in his study (box room) with door closed.

Had to sit in the car down the street, in the rain, with the dog, on Thursday as three viewings, each 30 minutes apart, and took place during torrential rains so couldn’t walk the dog.

I remember sitting in the car for viewings. Took a book with and just relaxed. Could be worse.

OP, we’re in the same boat! Went live 24 hours ago on Rightmove. Have 10 viewings booked in - one a day for the next ten days!! We have very small kids and I’m dreading keeping the toys sorted! I’m worried the paddling pool is off-putting too but don’t have the heart to put it away when the kids are loving it so much. Stressful!

Sorry to hear about those who had buyers pull out at the last minute. This happened to my mum sort of- buyer died- took another 18months after.

I've got another 3 lined up since I posted so fingers crossed. Market is crazy by us.

@Silvercatowner possibly it was/is but she had had valuations from 3 estate agents who had all recommended marketing at the same price. For a few reasons she really wants/needs a quick sale (has been furloughed since March, now being made redundant to name just one) and so was happy to go with the cash buyer offering the price she wanted.

Out of interest, those of you who have had offers - how soon after the viewing did you get the offer? Was it a few days or pretty much immediately?

Had five viewings booked in as soon as it went on the market, the first person that viewed it offered and as they were chain free we cancelled the other viewings. They then pulled out 12 weeks later, the day before exchange. After many tears and a lot of swearing house is back on the market. Have had 9 viewings in 4 weeks and no offers yet but trying to remember that it's about finding the right buyer and even though we went under offer almost immediately last time it actually all fell apart!

@MrsBobBlackadder - our viewings were all on the Saturday and the offers came in on the Monday.

We had 13 viewings in 4 days, and the 13th viewer put in an offer for the full asking price the next morning.

We've been on two weeks, only four viewings so far, but all agents who came suggested same guide price. Not quite sure whether to drop and see what happens or wait it out. In Herts.
