Adding bath to this house?

We are interested in this house but there is no bath and I think the bathroom looks too small for one. How easy do you think it would be too make the smallest bedroom in to a bathroom? Is it impossible?! I am clueless with such things.

That's exactly what we did. We made it into the ensuite for the master bedroom as the family bathroom was bigger than that one looks.

But we did it without losing a bedroom as we converted the attic at the same time. So we lost a pokey bedroom that made a fab ensuite and gained a massive new loft bedroom.

You'd just be gaining a bathroom.

It might be better, if you are desperate for a bath to take some space out of the back bedroom or put a bath in the loft room.

In short, pretty easy to do, but you'd have to think about resale or whether you are going to live there forever.

I think it’s likely possible to have a bath with shower over in the bathroom. Do you have the measurements of the bathroom? You’d need to move the loo, the washbasin and lose the radiator (and get a heated towel rail higher on the wall). The bathroom would feel cramped.

Turning the front box room into a bathroom or ensuite is a very big job as there is no soil pipe on the front of the house so probably only a consideration on houses that need an overhaul.

Even the first option will cost several k so not sure if it makes financial sense as the house is lovely and probably pricey for the area?

Or put a bath in the loft space?

No idea, but it's a lovely house!

I would make current shower room ensuite for bedroom 2 (making it the master)

And then turn bedroom 3 into large family bathroom.

This would be cheap, because bedroom 3 can use pipework in from current shower room.

If you try to move it to the smallest room, you'd need a saniflow - they're a total nightmare!

We had a saniflow for 10 years. It was fine.

You’d have to do the back bedroom as that’s where the plumbing is. You could cut it in half, put the bathroom at the back and turn the current bathroom plus half of the back room into a single bed / box room. But I reckon you could fit a bath into the current bathroom if you squeeze the sink and loo up a bit ... ?!

The smallest bedroom is do-able but as it's not over the kitchen or near another bathroom you'll probably need some serious pipe work and water pressure done.

I’m no expert in this but when looking to add an extra bathroom I always assume the further it is from the mail drain/soil stack then the more expensive and harder it is. In this case not very easy.

My experience of saniflow is not good, and my friends who have them are always having problems. I think for occasional use they might be ok but not in a main bathroom. Just my 2p.

Hello neighbour! I looked at that house recently. Not in the market for buying, just love looking at houses and seeing if we could live there ;)
The smallest bedroom could be turned into a bathroom, but I imagine it might be pricey as there is no plumbing going there currently. Could you turn the back bedroom which is next to the current bathroom, into one large luxurious bathroom with separate shower?

When we moved into our house there were 2 saniflows (or ‘poo processors’ as they are sometimes less than affectionately known). I would now see a saniflow toilet anywhere in a property as an absolute deal-breaker. I’d rather just have one loo than have one).

I think you’d probably be able to reconfigure the shower room to include a bath. Otherwise, I’d use the back bedroom to make a new bathroom.

We had a similar layout in a previous house
The bathroom pinched a metre from the back bedroom to give a big enough space for a bath, basin, shower and toilet
If you are going to do the work it has to be a proper bathroom but it doesn't have to be huge
Choose simple lines, materials and colours and a huge mirror to make it feel spacious.

Gorgeous house! You'd be surprised how small a room baths can be fitted into. Have you measured it? I'm buying a house with just a shower room and it's 165cm long so enough for a shorter bath, although I don't have the loo in that room. I'd check measurements first.

I thought that might be the case with the front bedroom - possible an option to steal space from the back bedroom but any big jobs scare us as we are not at all practical as you can probably tell.

I’m not sure a deep bath would work as we would potentially be renting the house out at one point and I think to appeal to younger families we would need a proper bath. Maybe I’m wrong though.

No, it’s not particularly pricey for the area. I agree it’s a lovely house but I mustn’t be fooled by the decor which I love!

@longtompot let me know if you see any other suitable houses locally! Really can’t decide what we want - one of these style houses within the ring road, or buy further out (roads around Wyndham Park school/off Castle Road). What would you do?!

One tiny shower room for a 5 bed house doesn't seem enough to me, I would put an en suite on the top floor if possible and maybe a luxurious free standing bath in the master bedroom by the window?

We did the same, knocked through the sixth bedroom to make an en-suite bathroom for the main bedroom, still leaving 5 bedrooms.

This is at the front of the house, all the plumbing was at the back, so the Saniflo deals with the loo, washbasin, bidet and bath and has done so for years.

Looking at your floor plan, knocking through the small bedroom is much the best solution.

It is lovely, but you need to be aware that it's not technically a 5 bedroom house as the loft room doesn't meet building regs to be classified as a bedroom. As such, you'd only be able to insure it as a 4 bed, and if there were to be a fire staring in the loft if you use it as a bedroom your insurance would be invalid. I know this because my house is the same but we don't use the loft as a bedroom. When we bought it we were able to get a decent reduction because it had been priced as a 3 bed when in reality it was only a 2 bed.
You'd be better converting the small bedroom into a family bathroom. Getting rid of the current bathroom and putting in a proper staircase to comply with building regs this making the loft into a proper bedroom perhaps with an ensuite.

@Soontobe60 it is only advertised as a 4 bed. We only need 3 beds anyway! :)

@Fleabagster they are really lovely houses down that road, and that area. But the parking is a nightmare! If I were to choose that road, it would have to be on the left side as most of those have parking round the back.
As for where to live, how many bedrooms do you need, what schooling, any particular style of house you like or open to anything if it's suitable?
