Is it normal to not hear back from a viewing?

Hey, first time seller here. We had a viewing yesterday which we were really excited about, but it's been 24 hours and we've heard nothing back. The estate agent has apparently called and left a voicemail and there's just radio silence from the viewer. AIBU to think the viewer is a bit of a CF after we have opened our home to them, they've strolled around it mid-pandemic whilst we stood outside for 20 minutes, and they don't even have the courtesy to say 'no' if they aren't interested? Or is this normal with a viewing for people to post-viewing drop off the face of the planet?

Think I just feel a bit disheartened but would feel better if this is the sort of rubbish we should be expecting.

If you dont want people to go in your house and stroll around "mid-pandemic" then maybe don't put your house up for sale "mid-pandemic". Youre not doing them a favour by letting them look round, it's a business transaction. If I go inns clothes shop, try on some clothes and then choose not to buy them I dont have to tell the shop why I didnt want to buy them. Sorry but they don't owe you anything.

We are just about to sell for the first time too OP - good thread, at least I know what we're in for. Buying it was bad enough, what with the big fat whoppers the EAs and solicitors tell...

I think that's it! We are newbies to it and were told there would be basic feedback on if viewers would consider the property or not, and we were lead to believe that's a very basic thing that everyone does. From the comments on this thread I will be pleased if they even show up now Grin. Best of luck with everything, I hope it goes well for you Flowers.

I think the worst we did when viewing houses was pull up outside. See what an absolute shit show the parking was (this was not visible on any of the photos of course). Get out the car, talked to the EA as they exited their car, and left. There was no point in going in.

We did generally give feedback though if chased.

That’s a really bad analogy. Feedback’s useful because sometimes it’s something you can rectify. Last time I sold a house the agent was meticulous about giving me feedback and, while most of it was pointless - shower room’s too small, not enough outside space (they seemed to want parkland for £260k) - most was it’s a lovely house for someone just not us. At least it was reassuring that there was nothing fundamentally wrong with it.

I actually think this is rude. You don't need to book a viewing to establish this. I always do a drive by before a viewing.
The house we're buying we walked around the area to get a feel before we even booked a viewing.
We had loads of people do it to our house too.

Not easy to do @Baxdream when you live 90 mins away from the area and have a newborn. We did go and look at a house down the road at the time which was a wonderful corner plot on Google maps but the estate agent photos were kind of odd. Was crazy when we got there as we found the vendors had sold half the plot to a developer who had built a house about 5 inches to the side of the existing house. Which explained the very strangely cropped estate agent photos.

So I guess the remedy is for people to market their houses honestly and stop trying to conceal the thing that’s going to put 90% of the people off once they turn up.

Thing is, more often not, there really is nothing for viewers to offer as feedback. The property just wasn’t for them, for whatever reason. That reason might be explainable, as in, the garden was too overlooked by neighbours, or not, as in, it just didn’t feel right.

It would be quite rare, I would think, for feedback to give you anything which you could actually change about your property.

The only feedback which you could act upon would be that you’re looking for too much money!

I’m in Scotland, though, and is much more the norm here for the sellers themselves to do the viewings. That means you will get often get very direct and real sense of what prospective buyers are thinking. One time I was selling, and the viewers decided that although they really liked the area, and the house, it was just too small as they expecting another baby. I was able to tell them that a bigger house behind mine was about to go in the market, and they bought that one! We got to know that family quite well as children at the same school.

I wouldn't expect feedback from every single viewing OP especially not within 24 hours.
I would expect feedback if they go on to book a second viewing though.
We sold under a year ago and received feedback from less than half of viewings!
Estate agents are usually very busy doing viewings at weekends. It is more likely that you will receive updates e.g. feedback on Mondays and Tuesdays in our experience.

There was a house close to where we used to live like this @justanotherneighinparadise that was on the market for ages. This happened for both the original house and when the new build one!
