Would you recommend changing the first photo of the property to one indoors because of the blue garages? It is hard to get a landscape image of the external of the property without including them. They are our neighbours and due to be knocked down and built into a complimentary modern Coach House, planning info is disclosed in full description.

We reduced the price yesterday after our buyer pulled out unexpectedly and we'd like to sell quickly and have found something we'd had an offer accepted on. Any other tips to increase selling potential?

When looking on rightmove is swiftly move on if the first picture is not of the outside. I think it screams that you have something to hide.

Also - price point. Is that the going rate for a 2 bed in your area? Seems extortionate to me. But I obviously don't know the area atall.

Also, no pics of the 2nd bedroom or bathroom.

This would put me off viewing as I would automatically assume it needs a refit.

I would ask the picture to be retaken or cropped so the garage is not the focus of the picture. Generally I don’t think they’ve done a good jog picture wise

Thanks, good point about the additional photos. There was a video tour linked when it was first listed in June but the EA advised taking it off as thought it might be limiting people booking in viewings and now that people are more comfortable with coming in person we decided to remove the link.

I'll ask EA again about angle of outside front picture, it's frustrating as you don't even know they are there once you enter the house!

It's central Cambridge - 2 beds usually priced around £500k but as second room is small and only courtyard outdoor space £475k seems like fair priced.

The agent needs to make the description clear. I would write that off due to the garage next door and the agents note is not clear that it’s going and too far down.

Also you need more images, I would assume other rooms are being hidden.

I agree the photos are not up to scratch apart from the one of the main bedroom. I would ask for them to be re-done and yes you absolutely need photos of the bathroom and the second bedroom to be included.

The price seems high for the square footage - 720 square feet? But it is in a highly desirable area of Cambridge.

The first picture isn't great. I'm not entirely sure what I'm looking at in picture 6 (other than a chair) Is that the study/second bedroom? I agree about the lack of a photo of the bathroom.

There really needs to be a better outside photo plus one of the bathroom and the walk in wardrobe, it's too small to be a bedroom. The

Agree so few photos (not even one of the bathroom) make me highly ‘suspicious’. Photos look ‘flat’ no sense of depth so everything looks smaller than it is.
Photo of front - not sure what I’d be more out off by - a garage (with loads of parking signs which indicates there is parking difficulty on the road) or a new house being built this last would worry me much less if I was having to do work to newly blight place but as yours doesn’t need work doesn’t apply.
Generally I can’t see your house due to tree and vine. Obvs you can’t start trimming in nesting season.

Agree, putside pic isnt great and the tree leaves obscure the front of your property. Could them be trimmed back and pics be re-taken?

I don't think a room of 3.6m squared can be classed as a bedroom. Its only half when we can legally rent out a room for to an adult, which needs to be at least 6.6m squared! Maybe a study at a push. Can you even fit a single bed in there?

I'm unsure what the 'open gallery' is and why this wasn't made into a larger bedroom? Nice kitchen though.

Could be a tricky property to sell as the second bedroom is so tiny as to be hard to use as a bedroom and if the place is effectively a luxury one bedroom it is well over the ceiling price for a one bedroom house.

Thanks, I'll put in a request for more photos as like I said we had a video tour linked but were advised to remove it.

Unfortunately we missed the wisteria in bloom for photos during lockdown and the kerbside tree is under preservation order but we have been in discussions with the council who have made a date for September to see to it.

The second bedroom does fit a single bed and bookcase so I'll ask to have a photo added. We had it partitioned to make it a small child's room but the wall could be easily removed if it wasn't needed to be sectioned off like that.

It is certainly a unique property and although we've loved living there we are outgrowing it but do appreciate it's got a certain uniqueness about it and this could limit our chances of selling it. We may look at renting it if we can't find the right buyer again.

You need to show the open gallery better, what do you use it for? I agree it’s basically a one bedroom house with a study so the pool of people looking for that who will also like the style is limiting who will be interested. The advantage is that your central Cambridge so maybe there’s an academic or someone coming to work who doesn’t need a huge place but the location is the selling point for them.

FFS! Why didn't they crop the first photo? That would Definitely put me off a viewing. However, once I got there for a viewing ( having not known before about it ) I would ( hopefully be too blown away by your house! )

Sorry posted too soon as distracted by DS! You need better and more photos for sure. If I was moving to Cambridge and looking for a central location I would want to see the bathroom and second bedroom and also the front is taken from a bad angle, I like to see the front door. The kitchen looks long and narrow, did the estate agent use a decent lense and camera as I think I could do better on my phone!

That’s just an odd pic, it’s more of the garages than the house. Why didn’t they take it straight on and crop it? You can hardly see the house at all

Sorry last thing: the street view link takes you halfway down the road from your house. That’s just poor service from the estate agent! They can set it so that it lands right by the property, and the front looks better on street view than their photo.

I think the front of the property should be taken from the other side of the tree - the garages may show a bit but not so much and if you take the car off the driveway it shows you have parking which will be valuable in that location. Make sure the price is right compared to others which may have sold in the area and get some plants on the patio to try and soften it and make it an attractive area to sit. Also try and inject some colour in the house - it looks grey and yellow all over to me - plants, flowers or cushions to make it more homely.

My first thought was...but it isn't detached, it's attached to that garage. So my very first thought was negativity and suspicion. I would agree that it looks much nicer on streetview from the other side.

Only 7 photos and not including the bathroom Confused and I think removing the video tour is a bad idea

I'm sure I could be a better estate agent than most professional setups

What is this of? I can't work out if it's the side of the main bedroom , or is that bedroom 2?
