Would you recommend changing the first photo of the property to one indoors because of the blue garages? It is hard to get a landscape image of the external of the property without including them. They are our neighbours and due to be knocked down and built into a complimentary modern Coach House, planning info is disclosed in full description.

We reduced the price yesterday after our buyer pulled out unexpectedly and we'd like to sell quickly and have found something we'd had an offer accepted on. Any other tips to increase selling potential?

Agree with others, try to improve the photos. Even the living room looks smaller in the photo than I'd expect from the floor plan. I'd change the description to semi-detached (though that probably won't change the chances of selling). I think it might be a difficult one to sell quickly and you'll need to wait for the right buyer. For example I'd rather go for: www.rightmove.co.uk/property-for-sale/property-81978238.html it has it's own compromises (like a bathroom downstairs) but looks to have more useable space and a large garden.

Just get them to take a portrait photo of the house from a better angle. Lots of houses have portrait photos. I’d assume you were next door to a commercial property from looking at that photo.

If it was taken from the other side there'd be less garage and the house would look bigger. I'd get them back for better kerbside shots.

Agree with everyone else - photos are terrible. Odd angles, doesn’t show any of the rooms except kitchen well. Nothing of the bathroom, which automatically makes me think it’s dated. But also overpriced for what is essentially a one bedroom house - because even if you can squeeze a single bedroom in the study it still isn’t really a two-bedroom house.

Agree with posters about the lack of bathroom photo and 2nd bedroom. I don't understand the gallery either. I'd also like to see photos of the other side of the living room.

I would have scrolled past because the garage looks like a mechanics or some sort of similar business. I would have that picture redone.

I like your taste in interiors, its lovely inside.

The first photo is off-putting but the inside is lovely. Better photos AND change the order I think. It should sell fast, surely?

As pp said the house looks so much nicer on streetview. Why wasn't the photo taken from the other side??

Photos are awful and having all the lights on gives the impression it's really dark

It’s a lovely house and in this area it will sell.

Definitely crop the first external image and add more, better images of the inside too.

What they’ve written about the planning permission is rubbish. I would read that and think it was going to be really negative. Could they say ‘Planning permission has been granted to demolish the adjacent garages and build a new coach house. It is hoped that this will improve the overall aesthetics of the already sought after area. Work is due to commence in summer 2020’ ... or something like that!

Agreed with PPs - this should fly at that price in that location. The pictures are rubbish and the agent's description is blah (particularly the agents note bit). Is there off street parking? If so, it should be mentioned specifically as it's worth at least £25k in Central Cambridge.

I read the posts before looking at your photos and was expecting something terrible! Yes your outside shot should be taken from the other side of the house if possible, but otherwise I think it's gorgeous!

If I was looking in Cambridge I would be very excited about booking a viewing. Good luck!

Honestly the thing that would put me off most is the sentence: 'Please note, planning consent has been granted for a new dwelling to be constructed adjacent to the western side of The Coach House. It is anticipated that works for this will commence during the summer of 2020.'

The photos seem to be in a strange order to me - is Pic 9 back downstairs in the other half of the lounge, is Pic 10 back upstairs in the occasional bedroom? Why photos outdoors and then back indoors again?
