Totally love it and think I could put a good stamp on it. But the kitchen cant really become very open plan.
Its relatively cheap for this area....am I missing something else?

About 20 photos. There is so little information in those photos. The ones they have look great, but I would want to see the half of the house they aren't showing.

I expect means it's not been touched for 40 years.

We would be able to spend about £100k on doing it up, but imagining rewiring etc would eat a lot up....

Listed house so likely to be significant limitations on what changes you can make. I'd want to rip out the kitchen for starters but may be difficult to make any major changes and adhere to listing requirements.

Windows aren't secondary glazed from what I can see, and lots of open fires so I expect it is freezing in winter and what central heating there is isn't effective.

Again with it being listed I'd be concerned about costs like rewiring/ replumbing which may well be required.

I suspect these are all reasons why it's cheap for the area. Also guide price - is it going to auction/ sealed bids?

There seem to be lots of rivers nearby monitoring stations. Is it in a high risk area?

Would the fact that its listed prevent you doing what you want to do? I’m never too sure with listed buildings.
I think it could be beautiful but could also be a money pit at that age and size.

Lots of photos of nothing much. Have to sort the kitchen, didn’t see any bathrooms, so they are going to need doing. Having said that I like it and it’s a nice area.

Heating that place with an aga running on oil will cost you another £100k OP.
Setting looks great (assuming it won’t flood). You need a good poke around inside and a detailed survey.

Checked the flood risk postcode- very low risk.
Grade 2 listed works cost more.

I don’t think £100k would go anywhere near far enough, judging by the lack of photos. It looks like a good project, but expensive, and tricky with the listing. The pointing around the little window looks a bit iffy which isn’t a good sign. Agree with pp that you might as well burn £10 notes as have an oil-fired Aga and the house may be v cold anyway.

The house has character, go and look at it and see how you feel.
It would probably be a project for the next couple of years, at least, but someone is living there now, so it can’t be that bad! Good luck x

I bet it’s cold and hard/expensive to heat. Works on a listed building are always more expensive and more complicated. They don’t show many photos so I expect it’s in pretty poor condition and they’re showing you the best. £100k will soon get eaten up on a house that age and size. But it’s worth going to have a look as could be perfect for you.

Isn't it the law that an old, rambling, listed country house has to be cold?
Current house was v cold when we moved it, but I did a lot of draft stoppering, installed a wood burner and bought more knitwear!

Are the outside photos of the land attached to the property or just views over neighbouring farmland?

There doesn't seem to be much access eg french doors onto the back garden.

I am surprised it's listed for that much considering how much work it needs doing. You could easily spend tens of thousands just on the cosmetic stuff, let alone any structural work/rewiring/roof repairs etc. But then my house is very much at the other end of the scale in terms of value, so what do i know!

Cheap for area yes but listed so restricted to what you can do with it regarding updating , I've carefully refurbished older properties and £100 k simply won't touch it - expect to spend more in the region of £500 + depending on what you do and the state it's in now

I think it’s gorgeous but you’d need to factor in new kitchen, bathrooms, redecorate everywhere and possibly more serious stuff like rewiring/installing proper central heating etc. But it could be made really lovely! I would definitely go take a look.

A friend of mine lived in a listed house with ineffective central heating. The rule was in winter you wore thick socks, cardigans and scarves indoors (and sometimes fingerless gloves), in the evening about 20 mins before going to bed you put a hot water bottle in your bed to warm it, changed into nightwear (with cardi and scarf over, and socks of course!) Then sat as close to the open fire as possible without combusting, before running back upstairs with a second hot water bottle and jumping into bed under duvet, blankets and eiderdown. And just hoping you didn't need a wee in the night because it was freezing Grin.

It’s lovely, go and see it. It needs work but if you’ve got £100k that’s fine. We have a grade 2 listed house and spent about that, it was fine and we now have a house we love.
