Just feeling a bit deflated really. We put our house one the market 3 weeks ago and have had 6 viewings, one offer which we were able to negotiate very near to asking price but they pulled out on Monday. They have found something they like better.

Do we just need to be patient or reduce it? Anything else we can do to her more viewings? The phone hasn’t rang since Monday!

It’s a 3 bedroom semi in a nice area, very nicely presented with a garden.

3 weeks?!? And you went under offer during that time?

It sounds to be priced fairly. 3 weeks is nothing really, I’d give it more time.

I wouldn't be too hasty to reduce unless you think it is ambitiously priced
3 bed semis in good areas sell very quickly usually if priced right

3 weeks is a very short window and you've already had an offer.

I'd keep going-sit tight with the price and give it a bit more time.

Don't rush it

Have you found some where you want to by? Because that could factor in to the strategy...

Yes we have had an offer accepted on something we like.
I guess I’m just being inpatient!

I couldn't see a floorplan in your listing.

The pictures make the house look generally clean and tidy, but the photo of the front of the house looks very plain.

Photos look good and it looks nice. It doesn't have a floor plan on RM which I think might out buyers off. Other than that 3 weeks really isn't long.

How do prices compare to others recently solved?

I adore the decoration. You've done a fantastic job.

I like to see the floorplan more than the photos. Decor can be changed, floorplans sometimes can't be.

You need the floor plan for sure. As well as the layout, it shows relative room sizes. For example, some people will want three similarly-sized bedrooms rather than one being much smaller.

The tiny thing that's annoying me (which makes no difference what so ever to the sale of your house) is the mirror on the fireplace, looks like it is just leaned against the wall. It needs leaning right up to the wall or hanging up!

As a potential buyer it really bothers me if there's no floor plan. Really helps to imagine any potential re-arrangements of the space and a lot of people may be forward thinking at the moment in terms of development.

Floor plan definitely.

First thing I look for when looking for a house.

Perhaps some bright yellow cushions to contrast the grey? Would brighten it cheaply.

And you seem to have no pictures on the walls, apart from in your daughter's room, so it makes it less of a warm-looking house. I would remove the stair gate.

I think it’s a lovely house. Looks spacious and private garden. As long as it’s reasonably priced, I can’t see any reason why it wouldn’t go quickly.

I’m not that far from you. It seems very expensive for a 3 bed semi unless it’s a very nice area!! My 4 bed detached is is a nice area and much cheaper.

Yes i agree with floorplan needed, noticed that there wasnt one.

Outside looks a bit plain, bedrooms are a nice big size and the kitchen is lovely, bathroom beautiful!

As i scrolled through the photos i was a bit meh with the first one, living room etc was ok, but as they went on i was more and more impressed. Maybe order of photos could be looked at to show off the nicest parts? 3 good sized bedrooms should be a massive selling point. This would be apparent in a floorplan as well
