Just feeling a bit deflated really. We put our house one the market 3 weeks ago and have had 6 viewings, one offer which we were able to negotiate very near to asking price but they pulled out on Monday. They have found something they like better.

Do we just need to be patient or reduce it? Anything else we can do to her more viewings? The phone hasn’t rang since Monday!

It’s a 3 bedroom semi in a nice area, very nicely presented with a garden.

Your house looks lovely and I agree that 3 weeks is no time at all.

I also agree with the floor plan, without it people will assume something is wrong i.e no upstairs bathroom or bedrooms downstairs etc.

Its a gorgeous house though and I’m sure it’ll sell soon.

Floor plan will help and the front is very plain. Not sure what to suggest really to the front but even some flowers for colour would be nice.

Floorplan!

Photos can lie (and often do). A floorplan gives more of a sense of the size of the rooms.

No floorplan always makes me suspicious that the layout is odd or the photographer has used a particularly wide angled lens and they're trying to hide it.

Another vote for a floorplan, but get them to include the garden and outbuilding if that is what that is. The house itself is wonderful, but the garden photos let it down massively, there's no flow between them and it looks a bit odd. I'd also get some cheap hanging baskets or potted trees in front of the outbuilding to break up the starkness.

Yes i agree with more info on the outbuilding? Thats when i noticed the lack of floor plan as this whole new building appeared in the last photo and i had no idea what it was. I looked through the listing info and think it may be a garage...?

Your home is beautiful and lazy people like me are drawn to beautifully decorated houses like this that don't need anything doing to it. Only thing I'd do is put patio doors in at the back.

I'm sure everyone else has said it but FLOORPLAN and chastise the agent for not putting one up sooner! Honestly I'm a lazy house buyer, if there isn't a floor plan I usually click straight off, I NEVER understand why some agents don't put them on.

I agree with others, no floor plan, motto above fireplace needs sorting, lack of pictures and maybe add a few big plants.

I agree that floorplan is more important than photos. I don't even bother looking at a house if there's no floor plan unless there's a wow factor to it

Not familiar with the area, so if its a very nice area then completely ignore me, but I wouldn't pay over £250k for it. But if you've already had an offer close to the asking price I clearly don't know what I'm talking about!

forgot to add: your house is beautiful OP and is presented so in the photos. I'm looking for a house in Yorkshire and my parents are from the NE and I wouldn't pay over 250 for a house unless it had something special about it, and even though it is a beautifully decorated house, its a pretty standard semi. But 3 weeks is nothing and if you live in a desirable area then that can really bump up prices

I don’t live too far from that area. It’s an expensive area and that’s a good price for a house there. I’d say just wait a bit, it hasn’t been too long!

Floorplan WITH COMPASS. I want to know the aspect of the garden! If your back garden is south or west facing this is a selling point.

Just having another look at this one, could you jazz up the outside at the front a bit? The from does look quite plain, maybe some big pots with colourful flowers or similar?

It's possible that people are scrolling past it because the front suggests it's quite plain, and they dont get to see the absolutely beautiful inside!

Thanks for your advice everyone, I guess still early days.

I have contacted the estate agent first thing and they are going to add a floor plan for us.

Add that the garden is South facing to your listing.

I spent time on Google maps where garden orientation wasn't specified. South facing back garden was on our wants list.

Yes you definitely need a floorplan, I wouldn't even view a house without one - I've seen some great listings where the rooms are huge, but IRL they are tiny.

Also, this might just be me, but I find it hard to imagine away the current decor, and it's very neutral/grey (have they used a filter?). Maybe you could buy a few cheap accessories to add a bit of colour.

There are a number of three and four bedroom houses for sale in your village at a similar price point or much cheaper so you have competition, which won’t be helping. Agree with others that giving the outside more keen appeal would help encourage potential buyers to click through the photos. Yours is lovely inside though (but definitely make sure the agent adds a floor plan.)

Love cleadon, when we eventually move home it's on the list of areas we'd like. Unfortunately not going to be soon as I really like your house.

Hopefully the floorplan is being sorted. Again, the random building in the last picture.
