This is vaguely hypothetical.

But with this budget, and kids in tow, where would you go in London?

I would look at East Sheen. Excellent schools, shops and community, good transport links, plus it’s near Richmond Park.

High Barnet. You can get a good house for that price, loads of v good schools, the Northern Line, good bus routes, great parks and open spaces, near M25 etc.

Another vote for Surbiton and surrounding areas, including Thames and Long Ditton.

My area, East Finchley. I own a 2 bed flat, but you can get a house for that. Not a very big one but still a house.

Muswell Hill

Blackheath village

Dulwich village

1.5m doesnt get you much of a family house in these areas.

I'd go for Bromley, you can get a large detatched with drive and good size garden for that region. Trains to city quickest from Bromley south. Short drive to countryside villages. Chislehurst is a bit more expensive but doesnt have doorstep amenities. Plenty of green for family. As with any of the other locations there will be private school options. It pretty much offers you good space, outside London living within the convenience of a London suburb.

Bit over your budget but not much in at moment:

Modernised over time it will make a solid family home.

Depends what you prioritise. Same house size transplanted to Richmond, Blackheath, dulwich etc.. will cost 2-3x as much.

East Finchley, Finchley and Whetstone in North London. Schools are good both state and private, near to parks and open spaces. Close to M1 and M25. On the tube rather than Muswell Hill /crouch end having to get a bus to the nearest tube. You would get a proper family home and garden for your budget. Hampstead and Highgate are beautiful but you need to double your budget and then some!

Wimbledon or Fulham

Another vote for Wandsworth between the Commons
And another one. Heaven on earth especially if you have a baby or primary age kids. People are friendly, schools are outstanding, plenty of nice shops and restaurants, the Commons... just amazing!
