If you had £1.5m to spend in London with a family, where would you live?

But with this budget, and kids in tow, where would you go in London?

Another vote for Twickenham - or possibly Richmond - but you get less for your money there and the riverside is not as nice in my opinion..

That would buy you a three bed terrace in Fulham. Wimbledon Village not a heck of a lot cheaper. I'd go for Parsons Green. If four bed Putney or Wimbledon town.

£1.5m won’t get you much in Richmond. I’d look at Teddington, Twickenham etc

Not many 4 beds in Putney for that unfortunately! It depends on whether you want good schools as well. Possibly Twickenham Teddington or Southfields if you want a little more for your money.

@Fallenbehind Very broad criteria and loads of variables!

With that budget be mindful that stamp duty would be about £93,750.00, then fees, valuation, surveys costs etc on top.

So, maybe that comes down to a budget of £1.4m ish for the house itself.

How many kids? How many bedrooms? Garden important? Near transport?

These things would determine property size in a child friendly area.

Depending on parts of London you'd need to be in for work/travel etc. Possibly (assuming my geography of London is still right!):

South East way: Blackheath
South West: Wimbledon or Richmond
North West: Stanmore or Pinner or Hampstead
North East: Stoke Newington or Crouch End or Highgate
North: Barnet (good grammar schools locally too!)
West: Ealing (broadway has decent ish shopping centre imo)

Loads of options, but depends on the kind of property you want for how many kids too? Some places you'll get more space per square metre than others.

My friend has just bought an Edwardian terraced house in Clapham for that budget. She’s got 2 DCs. It really isn’t a very big house and the outside space is a smallish decked patio.

The Home Counties offer so much more for your money and a good train line isn’t much different to the grind of using the tube every day.

Wimbledon Park.
Southfields.

Good tube links to West London - use Wimbledon main line for going in to Waterloo or Clapham Junction.

Traffic is manageable.

Green space & good schools.

I would strongly recommend having a look at North Surrey / Surbiton and surrounds. It’s still within the M25 and under an hour commute into London. My London commute is hardly longer than when I lived in Balham but properties are much bigger and there are amazingly good schools and huge open spaces.

Yes to Muswell Hill / Crouch End. But I’d think about public transport quite hard - do you need to use it. If so, these areas can be tricky.

1.5m is obviously a lot but it’s not enough to live in a super nice area like Primrose Hill or Richmond if you want more than a 2 bed flat.

wifeofdarth great primaries in Wimbledon/Southfields and Putney but when you say great schools I assume you mean KCS, PHS, WHS because my recollection is that the state secondaries were woeful.

If the OP is looking at state secondary then Twickengam, Teddington, are significantly better.
