Which one of the above properties would you choose?... Also, how much would you be willing to offer?

They’re both on the Edge of the Lakes with good train links to Lancaster/Manchester.

Thanks

The first one the house is nicer but the second one looks like it has nicer views from the garden. I would have to view them to check

LittlePeepoToy · 14/06/2020 09:44

If you want less work the first one.
I prefer the second one, more potential, better garden, looks on street view that it faces onto a green as well which is lovely.
I know neither area though. Is it a bungalow in particular you want?

Dorobie · 14/06/2020 09:48

There’s not a huge amount of choice in the area. There’s an old new build... about 10/15yrs ago (link at bottom) but they’re notorious for having things wrong with them.

The 2nd bungalow has a green out the front and views over to the Lakeland Mountains. There’s a field out the back which is owned by neighbours so it can never be built on

It would come down to location for me. The second obviously could do with a bit of updating but not masses. Not enough to put me off.

FruitPastillesaregood · 14/06/2020 09:49

The second one, definitely.

LittlePeepoToy · 14/06/2020 09:49

Look at sold prices on zoopla for street 2 op. I thinking looking at that now I’d go in at 270k I know they’ve reduced it from 300k but how long has ur been on for?

Dorobie · 14/06/2020 09:49

The second one has more potential but will require a bit more work. I think they're both lovely though - would View them both in person and see what emotional reaction I had about them tbh.

Dorobie · 14/06/2020 09:50

We don’t have one to sell... currently in rented.

Noticed that the 1st one doesn’t have a garage

MayFayner · 14/06/2020 09:53

I’ve seen the second one on here before! Someone linked to it a few months ago... I’m half thinking it was the owner looking for advice about selling.

I think I prefer the second one although that’s based on the house alone, I have no idea what the locations are like.

LaughingDonkey · 14/06/2020 09:57

1st one looks great! I would love to live in it Blush I would offer 285K, but I think it will be sold slightly above asking price (300K). And it will be sold very quick.

2nd one has been on the market since November and had it's price dropped by 15K in February. I would say it is possible to negotiate lower price (265K)

lucyintheskywithcz · 14/06/2020 10:05

The one with the view - you can always do it up inside but you can't buy that view

SummerDayWinterEvenings · 14/06/2020 10:10

They are on with different agent. Both look similiar but.........
Highcroft Drive was brought in 2016 for £240K and says it is worth £244K - £290K. I'm not convinced though - I assume some land was sold to create 1a which is next door which is the same size. Brought about the same time for £195K and worth only 228K - £252K. So why is nexr door worth so much less? . If you come to sell it all the others in the close are far bigger - bedrooms etc. so number 1 is very small in terms of bedrooms compared to all the other on the same tagI really don't think it the £price tag reflects what it get -it is well over priced. I think £250K -£260K is much more what it is probably worth.
Templand Park one zoopla is saying is worth £266K - £294K and brought in April 2017 for £227K Number 2 is smaller and was sold in March 2018 for £240K but it only 1 bedroom. So on the basis of that quick look -easily the Templand Park one. It on for 10K less at 285K - I'd offer 270K or even 265K and see what happens. The other one why not offer low £260K or £250K and see what happens. I have never brought a house for the asking price ever. So now it's down to offer. They have to take it to seller. Be prepared to wait. Be prepared to rise but only in small amounts. Say £4K ? and see what happens. But is based on a quick 10 minute search on the internet and not knowing areas and schools -have a look on the google map as well -any big building nearby and search planning applications.

megladon2020 · 14/06/2020 10:30

I prefer your third link. Bigger house and great views also.

I would want to fully redecorate 1 and 2 anyway so based on potential I would chose 2 over 1.

houseforanartlover · 14/06/2020 10:35

The second has lovely views, I'm more drawn to it but I don't like a front bedroom so would want to use back bedroom as master and steal some garage space to create an en-suite and dressing room as currently only 1 bathroom. The other big question for me would be what aspect the garden is and when it gets the sun. But I really like the kitchen/dining/living room layout as it's semi open plan but not completely.

First one is an easy layout, do you really need a garage? There's storage underneath and looks like more off street parking space as house 2 only has 1 space. It also has master at front but being a cul-de-sac it might be quieter?

houseforanartlover · 14/06/2020 10:42

Also really depends on your current personal circumstances and what you are after. Your age, stage of life, how long you plan to be in it, do you have kids and if so what age, etc. Third house has a lot of stairs both inside and out! There's prob a reason why it's cheap for its size.

LittlePeepoToy · 14/06/2020 10:53

3rd one I love. Definitely the house op

LittlePeepoToy · 14/06/2020 10:54

I want the third one for myself so actually stick with the bungalow op 😂

merryhouse · 14/06/2020 11:12

I would go for the Highcroft Drive over Templand Park because the kitchen looks better (TP appear to have prioritised a larger dining space).

However, unless you have very specific reasons for needing a bungalow I would take that house over either of them, no question.

beachcomber70 · 14/06/2020 13:22

Definitely 2. Looks homely and love the garden and view.

BikeRunSki · 14/06/2020 13:30

I know the area. I’d kill for a view of the fells, so 2. It also had a garage.0

OnceUponACat · 14/06/2020 13:34

Third one too.

Melonportal · 14/06/2020 13:35

The third one, definitely. It's a lovely house plus it's bigger and needs less work than the others.

GreenTulips · 14/06/2020 13:37

1 no garage but a store room en-suite
2 garage real fire and no en-suite Better layout for shopping:kitchen
3 nicer layout garage - but oh those steps with pram or shopping!!

Raera · 14/06/2020 13:42

Number 3, definitely!
