London: Looking for an area near the river

We are hoping to move in the near future, within the next 2 - 3 years. We have the following requirements, and wondered whether anyone had good advice on what areas to consider:

  • Within 20mins walk of the river.
  • Within 20mins of a good size park/green space
  • No further East than Charlton, no further West than Kingston
  • Budget £800k - £1.2m for a 3 bed house
  • 45min commute maximum into Central London

Hi,

What central London station do you want a 45 minute commute into? What's important to you - a leafy and quiet area, trendy cafes, access to shopping, etc? What are your requirements for a house, does it have to be Victorian, modern, have a large garden, etc? For that budget, you're likely to be closer to Charlton/Kingston than very central.

45 mins to London Bridge and Holborn. I like some greenery, but don't want sleepy surburbia, I like a few places to eat and some degree of buzz, but not total concrete jungle.

I like all types of houses and don't need a large garden.

Greenwich would be my suggestion.

You can get something like this for your money: 3 bed on Royal Hill.

Walking distance from Greenwich station and DLR, close to the river, close to Greenwich town proper which has quite a lot going on. And obviously, Greenwich has a fairly substantial park 😁

Putney, though you'd get more for your money in Kingston. Wimbledon near lot of green but no river. Richmond?

Chiswick? It would be upper end of budget but seems to tick all your boxes. Possibly a bit staid but lots of green spaces, good transport, close to river etc.

Wandsworth and Greenwich always seem traffic gridlocked when I have visited... would put me off.

Seem to be popular and mentioned more than once. I find Kew a bit too sleepy and lacking the cosmopolitan London buzz.

@JanewaysBun, I love love love that house in Chiswick. I don't know Chiswick well, but I worry it has a similar feel to Kew?

@LBOCS2, that house is wonderful. I do really like Greenwich, but wonder about affordability and value for money. It seems to be more expensive (in terms of sq ft) than some of the areas mentioned and not sure why?

@ChicChicChicChiclana, I did wonder whether to look at the SW8 postcode and go further central. Does anyone know much about SW8? I'm not sure what this area is considered as, when I look at Rightmove, some describe it as Battersea, which I thought was SW11.

I grew up in Battersea. It includes a lot of SW11 (Lavender Hill, Clapham Junction, Old Town, Park) and parts of SW8 (more towards Vauxhall). The dividing line is roughly Queenstown Rd. SW11 always used to be the more sought after area, but bear in mind, my parents moved out of London in 2003, and I’d already been gone a few years.

Yes that bit of Chiswick is like kew. Putney isn't really cosmopolitan buzz, seems like Battersea could be better? I don't really know SE

Funnily enough I'm looking in similar areas moving at the end of the year although are top is 1M. I've seen some places in the busier bit of Chiswick come up regularly so that could work? I'm also looking at Twickenham/strawberry hill

I'm in Chiswick, near the House and it's glorious!
I live around the corner from that house on the Zoopla link. Burlington Lane is a red route! You want to stay off that road. It is manic. But the neighbourhood behind it, where I live, is fabulous. Just next to the river. I love it.

Also, around Ravenscourt Park is beautiful. It's buzzy. The park is great. There's a lot to do in and around Hammersmith. And there are some really attractive places to live around there. Transport links are brilliant. Really great schools too.

I think Greenwich too if you are looking to avoid the 'sleepyness' of places like Kew. Richmond could be good for you too - but you might not get a great deal for your budget.
