London: Looking for an area near the river

We are hoping to move in the near future, within the next 2 - 3 years. We have the following requirements, and wondered whether anyone had good advice on what areas to consider:

  • Within 20mins walk of the river.
  • Within 20mins of a good size park/green space
  • No further East than Charlton, no further West than Kingston
  • Budget £800k - £1.2m for a 3 bed house
  • 45min commute maximum into Central London

But on Broad Walk etc, whilst you get lots of house for your money up there it is because there is nothing there! It's miles from everything and I get the impression op wanted more going on.

Thank you, those Greenwich places look lovely. It definitely looks more affordable than the other areas on the list.

What is the general buzz in Greenwich?

Greenwich is buzzy - lots of festival and events. Free music concerts at Trinity and at St Alfeges, amazing Greenwich Park, Maritime and Fan museums and the River. Lots of great pubs, restaurants so-so but some interesting little venues (Maze Hill pottery) and walkable to Deptford which is a mini Shoreditch! Greenwich market too of course which has vintage car nights, street food stalls etc.

Traffic is pretty poor in the centre and it gets touristy from May to August. There is a lot of new development on the river so it's busier than it used to be but it's not as built up as the Battersea area and has a great community feel.

OP I’m selling my 3 bed house in Greenwich for £675k, right next to Royal Hill 😃
Private garden plus huge private ‘woodland’ type garden surrounding it, off street parking and garage!

Chiswick is glorious, I'd love to be able to live there. Unless prices decrease substantially after lockdown, being really close to the river may be a bit out of budget. If you go nearer the high street, the river is not to far, and it's easy to get anywhere in a London due to M4, and good transport links (district line straight to the city and overground to Waterloo).

missionalmostimpossible - that house is thoroughly depressing. Dark, small, shabby - dank minuscule back yard in which you would probably choke with the pollution coming at you in all directions as you are boxed in by the M4/GreatWestRd, busy LHR flight path overhead and the congested Chiswick High Rd.

Gutterton unfortunately £1m doesn't stretch far in Chiswick, properties which avoid all of the things you mentioned would be in the £1.2-1.6m bracket.

agree wit hthat - you don't get much for your money in Chiswick - I very much doubt they'll get that price especially due to the polluted road nearby. I'd much rather be on a road off the High St there and closer to tube or in 'Bedford park' area the other side of Turnham Green tube - possibly it will be a bit more affordable after the lockdown / brexit still an uncertainty.
But I think Op is more suited to Greenwich / Battersea as it's buzzier there.
