Love this house

NC as hugely outing.

I love this house. I think it’s been on the market over a year and seems such a good price. Can anyone think/ guess why? It’s too good to be true, isn’t it? Thank you.

Is it your house? Know nothing of the area but it's a two-bedroom house really. I'd still look as I'm nosy and it could be quirky but without furniture, it's hard to tell the scale.

Glad we all have different tastes, I don't like it much. The circular light fittings and the staircase in particular. I don't know the area so couldn't comment on it's relative value for money.

The slates are falling off into the gutter in the external shot & weeds growing in it, the wall looks possibly damp at the bottom where water has been gushing down?
3rd bedroom is tiny, the character is lovely but not very energy efficient and Grade II listed so would be a nightmare to replace those old windows.

No it’s really not my house. I’m looking for opinions that put me off because I don’t really trust it. It’s mostly the woodland setting that I love.

I think it's beautiful and very romantic however, it's got issues on the pics that have been pointed out above. It's a listed building so roof maintenance or replacement will cost tens of thousands because having worked with local councils in the Nottinghamshire area on listed buildings they are very strict! Materials are costly, skillset in the area you are looking is good but expensive.

Windows etc would be difficult, you would need to look into good secondary glazing which is again not cheap.

You have lots of trees surrounding it which may or may not have preservation orders on them, you would need a fairly heafty reserve of cash to spend on it!

Yes Tiny - I’ve heard that. Also from what I can tell, there are still people living in big house who are probably (understandably) very keen for the overall aesthetic to be maintained so that might feel like extra pressure.

The garden is the key for us too @BBCONEANDTWO. The kids would be in their element. I think the lockdown is bringing out a need for open spaces!

Probable reasons it hasn't sold:
It's not on Rightmove
There is quite probably a HUGE service charge / big works due
3rd bedroom is tiny

Is it freehold or leasehold? If it’s leasehold that may be putting people off.
It only has one toilet.
It’s grade 2 listed - off-putting for many.
The setting and the house are both quite niche - some will love it and some will hate it.

I’d want to add a downstairs wc.

The mezzanine bedroom could put a lot of people off due to lack of privacy.

It is in obvious need of modernisation and likely to have hidden costs associated with that

Looks like a leasehold to me.
Only 2 bedrooms (3rd is too tiny)
Repairs will be expensive & there will be no possibility to extend.
I'm not keen on the downstairs layout personally.

Although it is lovely and spacious, I think it would be very draughty and your heating bills would be huge. Also, as a listed building you'd be limited on the work you could do to it, and anything you did do would cost far more than for an unlisted property. That would be enough to put me off, although I do love the style.

It's remote
Access issues - if there is a road to it who maintains it ? Could be costly
It may have flooding issues being very close to reservoir
It may have insurance issues with reservoir proximity
Whole area looks dark and damp
Needs work done to roof , gutter, chimney , plus probably new electrics
Looks like it has a damp problem
Needs complete internal refurb
Doesn't state how the ch is fuelled
Difficult stair layout
Quirky layout ( some folk will like that but most won't )
Difficult resell should you need to

I would assume it is leasehold because:
a) there is no mention that it is freehold
b) it seems to be part of a larger property
c) the mention of ‘allocated parking’

If it is part of a larger property it probably also has a shared driveway etc. which would be another dealbreaker for many

Get a good surveyor to look, and check the freehold, charges for shared area upkeep etc. I wouldn't dismiss it out of hand, as it could be a lovely family home

Three main reasons I would not buy

Listed - pain in the arse
Assume leasehold - no thanks
EPC so bad a grade you cannot even legally rent at that grade

Other reasons - quite small and dated
