NC as hugely outing.

I love this house. I think it’s been on the market over a year and seems such a good price. Can anyone think/ guess why? It’s too good to be true, isn’t it? Thank you.

Also if it is a shared drive. You’ll no doubt owe half for repairing every bloody pothole every bloody year

Listed and leasehold would put me off, but I do like it. Wouldn't live there with a family though, more for downsizing when the kids have left. The garden and woods are the big draw so I understand your longing.

Also, what's with the tower directly behind the house? Looks like the way the property is divided up could be awkward in terms of who is responsible for which bit of roof etc and you'd really have to get on with the neighbours. For that price, better to get a more 'normal' house near woods and not have the aggro.

@70isaLimitNotaTarget I think it still has people living in the big house and there were a couple of other parts that were for sale or rent a while ago so maybe very close neighbours!

I wondered about a flying freehold too @stuntbanana - and they are uncommon enough that a lot of surveyors/conveyancers might not be comfortable enough with it.

If it's been on the market so long, is so characterful (I think it is really appealing, but having been burned once with a very unique property I struggled to offload it and I wouldn't buy something unique again!) and is a good price for the size then I would think there might also be an issue relating to a survey at undervalue. What the seller sees as a good price for the property and what a lender is prepared to lend can be two different things, so they may be looking for a cash buyer.

Large areas of damp on the brickwork in the external photos. That would be enough to put me off!

I think it could be lovely if given an internal makeover.
My main concern would be to find out how I have the service charge is - they are often high in these kind of set ups because you have to pay for grounds maintenance etc.
Go for it if you like it, I wouldn’t let the epc rating put you off because they are often F in listed buildings because you can’t have permission to add double glazing etc and solid walls so no cavity insulation. I think I’m terms of lettings listed buildings are exempt from the usual minimum epc rating requirements. It doesn’t put off loads of people buying listed properties.
