anyone selling house around £325k with land

hi all,

i'm new here!

thought i would share my frustrations with trying to buy a house. every house i find seems to get snapped up to quickly!
also i'm finding there are so many overpriced houses that are not even willing to accept offers. (most have been on for 5 months or more)

we are in a good position, mortgage ready, currently in rented so no chain etc. willing to wait for the other person to find somewhere so very flexible.

looking to move anywhere in the uk, would prefer Cambridgeshire,Suffolk/Norfolk area but would consider other areas.
need 3 bedrooms minimum and would like at least half an acre of land to start my smallholding. not to rural (request from husband)

can seem to find anything!

anyone got anything for sale that suits my needs :)

I don't know that area OP but you wouldn't get that for that budget where I am in the North West which is generally a lot cheaper than the areas you're looking.

We are in that area and don't think your budget is big enough... there's the odd very run down place pops up possibly about that they are few and far between. We own a 3 bedroom bungalow in a village with 1/3 acre and it's valued at £450-£500000

I agree with the others I’m afraid OP. I’m in the north west and even in the green surrounding some horrible towns that’s £400k +

We’re in worcs and you wouldn’t get anything for that budget. Without the land, yes, but even small parcels of land at home push the price up by £££

Have you looked at Limcolnshire. Friend lives there and got a fair bit for her money

2 bed with no land are that price.

Does anyone have any search tips for finding properties with land? Prime Location is good as you can enter a search term - so acres, land, outbuildings, etc often come up with good places, but most agents aren’t on that sure. Most apps don’t seem to offer that option.

Also half an acre really isn’t much. Don’t know if you know much about animal husbandry but you need to rotate paddock, and you’d probably need at least 2 acres I’d say.

thank you for your replies.
i was hoping for 1/2 acre but would take less. as long as there is room for growing my own food and having my chickens i will be fine.
there was a house that i was interested in, it was on the Cambridgeshire/Lincolnshire border and it was 4 bedrooms and came with 1/2 acre but got taken before i had a chance to view it. (£250k)
i have realised since starting my search that i'm probably punching a bit with wanting some land with the property.
maybe ill have to settles for a large garden or the possibility to rent or buy a little piece of land nearby.
any suggestions on the best areas etc for this?

How about looking for properties tat are next to allotment sites?

Good luck finding something, having a small holding is my absolute dream :)

Look near Swaffham in Norfolk and the Fens. You will be fine with that budget there. This came up with a two second search.

We are thinking of selling, around that price, 3 bed Victorian house on 2 acres, south Scotland. PM if interested. Not on market yet.

its my dream to have a smallholding as well. to think how crazy i was when we first got told our budget was £325 i literally thought i could buy a farm haha!
ive been looking at areas near to tydd st mary. (i think that village is very pretty)
the only problem is i would only have around £5k to do any redecoration etc (if our £325 was maxed out)

Register with rural scene estate agents, they deal with rural property uk wide, I used them to sell my smallholding and they were excellent.

I'm in Norfolk and £325k would get a 2 or 3 new-ish build with a postage stamp garden near mine. It's not a very big budget.

I would have thought that half an acre is more of a big garden than ‘land’? Though I get that it can be harder to find a smaller property with a bigger garden but hopefully possible in more rural/semi rural areas. Good luck!

Try looking in Herefordshire, Shropshire, Gloucestershire, Monmouthshire if they are not too far out - plenty in that budget with a large garden which would be suitable for chickens and produce.

i found Shropshire/Gloucestershire side more expensive and harder to find property with land.
thats why i was mainly staying or the Norfolk/ Cambridgeshire/Lincolnshire area.
but will keep looking

North Lincolnshire is cheap and the rural bits around Scunthorpe you’d probably find something for that budget but If you partner won’t be too rural and therefore you needing to be near the bridge to Hull it will make it difficult again.

we are moving from bedfordshire and he is moaning that he doesnt want to go to far out the way. hence why he also said no to wales.
he works from home running him own online business so we can move anywhere really. i found a really great house in utterby with 2 acres but he thinks thats just a bit to far.
so maybe no more than 2 hours drive from befordshire area
