anyone selling house around £325k with land

hi all,

i'm new here!

thought i would share my frustrations with trying to buy a house. every house i find seems to get snapped up to quickly!
also i'm finding there are so many overpriced houses that are not even willing to accept offers. (most have been on for 5 months or more)

we are in a good position, mortgage ready, currently in rented so no chain etc. willing to wait for the other person to find somewhere so very flexible.

looking to move anywhere in the uk, would prefer Cambridgeshire,Suffolk/Norfolk area but would consider other areas.
need 3 bedrooms minimum and would like at least half an acre of land to start my smallholding. not to rural (request from husband)

can seem to find anything!

anyone got anything for sale that suits my needs :)

Ukfarmandland might be a place to keep an eye on.

£325000 seems quite a small budget for what you want

mklanch · 06/03/2020 11:24

i know its not a big budget but it was the most i could get :(
fingers crossed i manage to find something.
im not in a huge rush so just hoping to hang around and wait

You might get that in Cornwall, but the house would need work for that price. Houses in Liskeard and Bodmin are quite cheap.

I bought a 4 bed house with half an acre for £345k, but in a premium area of Cornwall. The house was livable but we have spent quite a bit doing it up.

Movinghouseatlast · 06/03/2020 11:29

Sorry, didnt read your update! You wont get that 2 hours from the home counties I wouldn't think.

LaurieFairyCake · 06/03/2020 12:05

I like both of these - both with amenities close by (not too rural) and over a third of an acre each

Really good area, close to the lovely coast of Aldeburgh (far superior to Southwold Wink)

Oliversmumsarmy · 07/03/2020 09:19

Both are out of ops budget.

LaurieFairyCake · 07/03/2020 09:41

Huh? Hmm

Most people look at property 25k above their budget in case they've been on the market a while and there's room for negotiation

Oliversmumsarmy · 07/03/2020 10:06

But these are in theory more than £25k more.

One is offers in excess of and the other is £350-375,000

So I don’t think they would entertain an offer of £325,000 when they are probably thinking of around £365,000

LaurieFairyCake · 07/03/2020 10:22

Both been on 18 months plus

mklanch · 07/03/2020 10:44

i called the estate agent and £300k he said would be considered. i always look at properties 25k over.

If the business is online why do you need to stay within two hours of Bedford? Unless there is a family type reason you could consider Scotland or more distant areas which are not classified as commutable to London or Cambridge.

If that house is back on the market I'd check the status of that Deed of Release.

I'd also check the connectivity of any rural property for an online business and the likely experience for any children growing up in a rural area (years of the taxi of mum and dad for a start).

MimiLaRue · 07/03/2020 10:57

I hear you. I'm selling a house in the south east nowhere near you but its around the 500k mark. Its immaculate inside and its been on the market since Nov. I'm getting really fed up of waiting so I know what its like

Looks lovely! Makes me want to cry though- so much space! Where I live, 325k would buy you a small terraced house with a tiny garden cries

LaurieFairyCake · 07/03/2020 11:25

Good house. And within an hour of naice areas like Hunstanton and all along the North Norfolk coast.

I would say there's not a lot close by? Is it too rural for your dh?

Lol. I was going to come on here to post that one, having just spent some time on rightmove looking for houses for you. Grin
Thought this one looks nice too. Perhaps a bit less rural then the one you linked to?

mklanch · 07/03/2020 11:54

i love rural. to be honest i would love to have a house in the middle of a field with no neighbours haha, my husband however wants to be close to be within a nice distance to hospitals, shops etc.

also i have chickens that i breed and have worked very hard on getting a nice flock together so i would need space to continue this and this is my source of income. (small income but enjoyable)

i loved the Lincolnshire wolds areas and found many houses there that i loved that had enough land for my small holding dream, unfortunately he said no it was to far for him.

so our cut of are was lincolnshire/ cambridshire. he is willing to go devon, somerset area...possibly Shropshire area.

my husband liked that house, i wasn't very keen on the area...and those trees worried me maintenance wise.
it just got reduced yesterday by 50k

The Southery house linked to above is on a road that lorries use as a cut-through from the A10 to the British Sugar factory, so it has lorries thundering through at all hours and is particularly bad at certain times of year. It's also quite a way from the nearest hospital and shops other than the small corner shop in the village. If that doesn't bother you though, it is good value and if you need schools, there has recently been a new secondary school built in Littleport just over the Cambridgeshire border that is very sought after.

FirewomanSamantha · 07/03/2020 22:41

These are within 10 miles of the Southery one, although a bit over your budget and only 1/4 acre garden:
