Hi
Presently living in Chester - renting - and now looking to buy. Know the area just by driving around and have looked at two detached houses on Berwick Road which I really like, but unsure of surrounding area so looking for some advice please. Budget around £550k but (very) happy to pay less for a refurbish project!

Interesting re avoiding Nocturum- when we drove through there were some fantastic big houses, we must have missed the less desirable areas?

Is Heswall seen as more desirable than Neston?

Some were. The house she wanted wasn't but then was on the market for 12 months as the owner wouldn't negotiate. I would say Heswall seen as more desirable but I would still be happy in Neston as its perfectly nice

Heswall is reputationally more desirable than Neston due to posh cafes etc and Lower Heswall which is more £££ (and has some amazing houses) - though Neston is definitely catching up. Neston has - shock horror - an ex-council estate ShockGrin. I personally think Neston is nicer - more of a community feel, easier to get on the Wirral Way for nice walks, and Heswall’s centre is on a busy through route. Both have good schools and amenities. You get more for your money in Neston. West Wirral has more areas of countryside than the side east of the motorway where places run into each other - depends what you like.

So much to choose from, which almost makes it more difficult! Looking at the areas suggested definitely want location over larger house in not so good area as resale is obviously a consideration. Have driven through Heswall and thought the Main Street was a bit soulless- expected a more villagey centre? Seem to be nice houses round about Neston going east?

If you have young children? Neston has more going on for them than heswall. Heswall high street is mainly just bars and charity shops. Telegraph road is so busy too. Neston has loads little coffee shops, leisure centre, alot of classes etc for toddlers etc alot more of a community feel. Alot more child friendly imo.

Noctorum has some huge beautiful houses. But also has a huge council estate there. Put it this way the estate was so bad they had to rename it. Was also famous for being the smack capital of europe in the 80s. Make of that what you will.

Oxton village has a lovely comunity village feel to it.

Also will you be making use of the grammer school system? As neston is still under chester west where as the other areas are the wirral council. Something to bare in mind.

@notquiteagandt True, but many children from Neston still go to the grammars and there are buses to them all

Children grown up and flown the nest, but probably best to still consider catchment areas for resale?
What is the council area in Noctorum called?
Oxton Village is lovely - have only driven through but spotted these houses on Rightmove

The properties in Oxton look beautiful. You will get a lot more for your money there, but it’s a slower market when it comes to reselling. I personally wouldn’t live there as it’s a lot more urban being right on the doorstep of Birkenhead.
I prefer the other side of the Wirral with the green spaces and the beaches.
It’s a house v location conundrum. Go and drive around Oxton, look at the local facilities,shops and supermarkets, do the same in Neston and Heswall and Lower Heswall.
I presume that you are a chain free buyer if you are in rented so it’s just a waiting game for the right place to come on the market and you can jump on it super quick.

@Chagall1978 it was called the ford estate. Now called the beechwood. Then there is the nocturum estate which is smaller. But the roads with the nicer houses are right between the two.

Rubyviolet think it will be location over house as we will probably want to sell in the next 5 to 6 years and don’t want a ‘bargain’ now that won’t sell later!

There are some very expensive houses wedged in between- I suppose people just buy the houses as they are so big and try to ignore what’s on their doorstep? Presumably in the a past, and before the housing estates, Nocturum must have been a very affluent area going by the houses?

This has just sold in Lower Heswall, the view ! If you can find a doer upper in this location with even the smallest glimpse of a view you will always resell quickly.
That view and the sunsets is good for the soul.

If you're only staying 5-6 years I'd seriously recommend buying a do-er upper like the one I posted and concentrate on one where you can walk to shops and places to eat and drink.

I think that’s really good advice from you both - definitely a doer upper and if I can keep the budget down I have a smaller % to lose with a slow resale. If needing to resell within 5ish years theintial stamp duty is a real * to get back in the resale price!

I wonder how the Chester/Wirral market will perform in the next couple of years? Some properties have doubled in price in the last ten years and I wonder if this trend will continue or if it will plateau? If only I had a property crystal bal😀
