Looking at buying at town house. Bottom floor, connecting garage, WC with shower, dinning kitchen. 1st floor, spacious living room, bathroom with bath, 2 middle bedrooms, one fitting king size other, single with wardrobe and side cabinet, top floor, two super king size one with EAL in wardrobe and en suit. It somehow feels smaller than a 2 floor with same rooms. Does anyone have a town house and feel the demigods over a 2 floor? Thanks.

That layout sounds a bit odd - why no shower on the level with two bedrooms but instead a shower next to the kitchen? Personally I don’t like townhouses (partly due to a bad knee - all those stairs! Grin). In terms of re-sell I think a standard two floor is much preferable. Not sure if that helps!

Not a fan of the townhouse layout. Kitchen and living room on different floors doesn't work for me. (But I don't like it when living rooms are in the middle floor either, sandwiched between bedrooms). Also bedrooms on same floor as living room- worry about late night noise waking up bedroom occupants.
Plus this layout - with one top floor bedroom having no access to bathroom on same floor- also a deal breaker for me.
Do you need 4 bedrooms. Does the layout fit in 4 beds at the expense of living space?

Townhouses are much harder to sell on - for all the reasons mentioned.

I'm in a townhouse - but it's a pain having the living room & kitchen on separate floors. Unless there is enough room for a sofa in the kitchen/diner?

I was in one before where they were both on the same level & it was fine.

Town houses are very common in lots of places. They also tend to be a bit cheaper. And if it's for sale in the area you want then you should consider it. You will make it work for you. Yes it's different living to a two storey. Yes there will be less garden. Yes you need to walk downstairs for a drink from the living room. But plenty of people live in one. I presume it's a terrace - so if you don't mind that and everything else is right then go for it. If there is a 2 storey house in as good a location still within budget then buy that instead.....

I'd hate to be cooking downstairs in the kitchen while the rest of the family are upstairs in the living room.
I really don't like the mixed layout of town houses generally. I've yet to see a practical one.

Friends of ours have a new build town house and I think they’re peculiar. I wouldn’t want to live in one and think it’d be a nightmare with kids as you can’t really all play / cook and tidy on the same floor.

Not my favourite layout, but they're great value for money so I can see their appeal. We viewed 3, all had different layout with flaws/benefits but we decided the style you're describing wasn't for us, as with young kids we knew we would spend all our time in the kitchen diner which opened onto the garden. It seemed daft to be squashed in there with an occasional lounge upstairs sitting unused most of the day, but if you have older kids you may not mind that?

My friend lives in one with a kitchen diner and separate lounge on the first floor, two en suite bedrooms upstairs, and a smallish bedroom with shower room on the ground floor opening onto the garden. That's quite nice as she's only planning one child so the downstairs bedroom is a play/family room to use during the day, but she accepts it wouldn't work if she needed more bedrooms.

Can you look at a few different townhouse layout, even if not in areas/budget to buy in just to compare and really try to envisage how you would use the space?

I have a townhouse with kitchen/diner, living room and little cloakroom at the bottom, 3 beds and 1 bath middle floor and huge master room and massive ensuite on top. I love it. Bought it for the master suite and now looking to move for more outdoor space and bigger kitchen, but normal master bedrooms all look tiny now!

I live in a townhouse now and I’m moving to another one soon. I love living on 3 floors. My current one has
Ground floor: bedroom with en-suite, utility room, wc
Middle floor: living room, kitchen diner
Top floor: 3 bedrooms, ensuite, bathroom

New one has
Ground: kitchen, living room, dining room
Middle: two bedrooms and a bathroom
Top: two bedrooms and a bathroom

I have a town house but my layout is much more conventional. I have a large hall, galley kitchen, large square family room /diner. And cloakroom on ground floor.

1st floor is large lounge, master bed with en suite and dressing room

Top floor is 3 more beds plus family bathroom and one other en-suite.

We have a garage detached from the house but next to it with a driveway.

People I know with layouts similar to yours aren't happy with their layout. We have a lot more living room than then too.

On the flip side our version was more expensive!

We have one similar to sweat pea, lovely having a whole upper floor as a master, very private and great with older kids in the house as they have the middle floor, we could do with an extra room downstairs but an extension won’t work 🤨 so we’ve made the decision to move & been on the market for 2 weeks now and had an offer last week with some more second viewings this week, hoping to put a closing date on Saturday! Great living space & has worked well for us 😀

I love our townhouse - only downside is that the ground floor can get cold - I think because of the garage - ground floor is a garage, shower room and guest room / second reception room / study (I work from home and we have a fold away bed down there), first floor is the main sitting room, loo, amazing laundry room, eat in kitchen, balcony, and top floor is three beds, family bathroom and en-suite

one thing you must check is the amount of space on the stairs - re moving wardrobes & beds in! (Some don't have enough turning space) I lost a lot of weight - I was never so skinny as when I was living in one! :) But check their is aloo on each floor (some don't) & its better if the living room & kitchen are on the same floor not you downstairs in the kitchen like a serf (been there, done that) I prefer when dc are young they are on the same floor as parents - however - when they grow to teens being on a separate floor might be useful - until you have to get them to come to dinner on the ground floor (amazing how everybody turns deaf)! Be prepared for taking things like laundry etc up & downstairs. But if you are living in a expensive city they do have far more space - so you have to take this into account - ie bang for bucks.

My OH has a town house and loves the layout. He has integral garage, cloakroom, utility and bed4/study on ground floor, living room and kitchen/diner on 2nd floor then top floor has 2 double beds (1 en suite) single bed and a bathroom. The layout is great and hes got quite a bit fitter over the past few months as he moved there from a flat!!

It wouldn't work for me but I can see the appeal and it does have a nice feel about ti.

I love mine we have a kitchen/diner on the ground floor with a small seating area and a garage. First floor lounge, double bedroom and bathroom. Second floor 2 double bedrooms, single bedroom and bathroom. We have much more space than we could have got in a conventional house in our area. The rooms have large windows and are light. You do get used to the stairs.

I love our town house. The separate floors can be a pain when kids are young but they're a blessing when they're older! DH and I would sleep on the top floor while teen DD and her friends would sit in the kitchen diner on the ground floor with her friends late at night. They didn't have to worry about waking us up and we never heard them.

I wouldnt have a problem with a townhouse as long as the living room and kitchen were on the same floor. Safer for kids to play in the living room while you're in the kitchen, whereas I wouldnt be happy for them to be upstairs while I was downstairs.

DD and family live in a new build town house: ground floor has utility, cloakroom, kitchen/diner with enough space for a sofa and small play area, opens onto the garden; first floor has study, huge living room with dining table, bathroom; second floor: small single bedroom, master bedroom suite with shower; third floor: two large doubles, bathroom. I hate it when I visit - too many stairs, most time is spent on the ground floor where there is one of three TVs! Garden is too small.

I love townhouses, ours has the living room and kitchen on the bottom floor, then bathroom, two big doubles and a single on 1st floor and we just have an amazing master bedroom on the top floor with en suite and dressing area. So good while our dd is a toddler and we don't want to wake her, but do want to be relaxing in bed. The feeling of space it gives us is amazing, however I'm always glad that ours has a separate garage as I don't really like the integrated ones. We also still have a good loft, which surprises some people. I think in general not all townhouses are equal, it's always worth taking a look and keeping an open mind.
