Hello can anyone advise? The house we're buying it's come back that the garden is in 2 parts and the bottom bit isn't on the deeds. DH is a solicitor and is pushing them to sort it out, as they say they own it. How long will this take to sort out 🤦‍♀️

Buyers solicitor is a trainee and the work needs signed off but the solicitor who was to do went on leave! Hoping for tomorrow now

Settling in well despite the chaos. DS is 6 months and very clingy - doesn’t want to be put down at all - so unpacking is going very slowly indeed.

I was starting to lose faith and wondered if we’d be back on the market after Xmas but have had a good day today. Firstly we were told finally bottom of chain is v close to ready to exchange and do we have a move date in mind, and secondly a stand-in at my solicitors (mines off sick) contacted to say she was watching this one as it’s close to exchange and said to move our deposit across.

So it sounds like we should exchange next week. I’m nervous abOut the reality of such a big step, big move, so much money...

Congratulations to everyone that has reached the end of this awful process!

We've gone from 06/12 as a completion date to "early January". I just want to cry. Every time it feels like we're at the end, the goalposts move. Resigned to Christmas in our tiny rental where there's barely room to get a tree up and definitely not enough room to cook a Christmas dinner :(

Thoroughly fed up with it all. It was still summer when our offer was accepted. I never imagined we still wouldn't be in at Christmas

Looks as if we are not far off, provided that our buyers' solicitors have no further queries. But it looks unlikely that anything definite will happen before Christmas now.
At what stage do we start obtaining removal quotes? Surely we need some idea about dates first?

Hi everyone - been following this thread but this is my first post!

We are FTBs and viewed a house that we both liked last Saturday. Good location, school catchment and easy commute to work. We are going to have another viewing tonight and have been asked to submit our best and final offer by 9am tomorrow, as another couple who are also FTBs have submitted their offer yesterday.

How do we know if the other couple actually exist? For context, the asking price is 500k and we are only hoping to go 480k max.

@Pilodowan oh no - your time line sounds like ours. The stress seems never ending. I hope you get your completion date soon. Have you exchanged?

It’s all gone quiet after flurry of activity suggesting we’d exchange this week. We’ve even transferred our deposit over.

@catndogslife we got quotes once it looked like we were near. It turned out we were not but I think the quotes remain good. Some wanted s deposit which we weren’t sure enough, luckily, to have paid.

@littlecontis you don’t know for sure you’re against anyone but just in case you’re you have to ask yourself how much yu really want it and your max price, and whether you’d kick yourself or struggle to find somewhere similar if you missed Out by a little. Our max was 750 we weren’t against anyone but knew someone had offered 760 but didn’t have a buyer. We started 740 and went up to 750. We were happy to walk away if they wanted more as it would’ve been a strain to afford above that even if our lender happy to lend and felt it wasn’t worth more.

We completed today!
Handed the keys in to the estate agents before work this morning then got a call at 10:15 to say completion done and funds in our bank by 11:15. So glad we had the option of moving to my parents weeks ago as totally was a lovely stress free day!

Good luck to all those still in the process and may the house moving fairies be on your side at all times Grin

More delays and confusion at the bottom of our chain leading to no exchange. I’m at the the end of my rag and so we will have to think about going back on market after Xmas. Feel sorry for all the others in the chain too we’re all being messed about. For mortgage reasons bottom of chain may have to break chain which I can’t make sense of as we were told their mortgage is good until end of jan. so many unanswered questions.

We completed last Weds and it was a mad flurry of packing, cleaning then cleaning and unpacking (sort of as we are a bit short of furniture - needed replacing and our new house had a free standing kitchen so zero storage space now!) Christmas we will be surrounded by boxes but happy. Six months from our offer that took due to various problems.

Congrats to those who have exchanged/completed and I really hope the rest of you get moving very soon. Smile

We're still due to exchange, no-one can contact the buyers solicitors to get anything moving Angry Angry We'll have to change the completion date soon if they don't get sorted. Grrr for cheap solicitors.

Oh no @AlmaMartyr how torturous. It seems like solicitors offices take an extra long Xmas break,

Out if he blue the bottom of our chain apparently need to exchange and complete on the same day, something to do with conditions of a remortgage, we only get snippets of info so I’ve no idea why this is necessary but with a long chain and thus far awful reliability and communication of the solicitor at bottom, and ours, we cannot take that risk. Not sure what this will mean but quite possibly back on market after Xmas. Nightmare as everyone else was ready to exchange. Fed up!

Congrats to all of you who have exchanged/completed!

I posted on the last thread, I had just put my house on the market and had loads of viewings lined up. We were incredibly lucky and sold for over the asking price in 5 days. We also had an offer accepted on another house.

The mortgage offer has been issued, surveys done and fine and we are in the process of conveyancing. The searches will be done at the beginning of January with a view to completion at the end of Jan/beginning of Feb.

For some reason I am very very nervous something is going to go horribly wrong. Apart from a slight hiccup with our buyers survey highlighting the risk of some none existent problems and scaring them, we are all good.

I think I’m just worried about losing this house. It’s as ugly as sin but huge in comparison to what we have now in exactly the area we want to live.

Fingers crossed.

@MeMeMeYou thanks! It is so frustrating. Our estate agent keeps telling us that our buyers are keen to move before Christmas Hmm So were we originally, but hasn't been possible for a while, due to all the hold ups caused by their useless solicitor. I feel simultaneously guilty we're not able to move when they want and annoyed that delays caused by their end have prevented it. Anyways. Luckily our solicitor and estate agent are fab so that helps!

I am so sorry to hear your situation, what a nightmare! Insane to expect everyone to commit to that risk. I hope it gets sorted out, you must be so stressed.

@MeganChips fingers crossed for you that it all turns out well. I've had butterflies through the whole process.
