We have booked survey for 20th March and signed mortgage paperwork yesterday. We are remortgaging in order to buy new house, which we are still hoping to sell. Feeling quite jittery about it all, but our EA said she is about to list six new properties, so some people still have confidence.
Having seen the stock markets tank this week, we are concerned that house prices do the same.

Karcheer · 13/03/2020 22:00

Mortgage was finally agreed at 5:30 tonight, so we should get it formally agreed early next week and we can exchange, was supposed to be Monday but guess it won’t be now.
I actually can’t believe this is happening...

Karcheer · 16/03/2020 13:01

looks like everything could go t*ts up. Our buyer wants to put a 1.5m wrought iron fence around our front garden, but he says there is a convenant saying he can't do this, I've read the covenants and can't see anything saying that...
he is thinking about what he wants to do...
we are supposed to be exchanging today...

mumofamenagerie · 17/03/2020 15:25

Finally had the survey on our property done by the buyers (we accepted an offer late January)... fingers crossed that nothing horrible comes back and it all proceeds smoothly! We are moving into rental either way as it's a 300 mile relocation for work, but don't want to be paying mortgage and rent at the same time!

MissLemon18 · 17/03/2020 15:38

@Karcheer How's things? Keeping everything crossed for you. Xx

Karcheer · 17/03/2020 15:48

Basically there are two covenants he is worried about, one from 1903 or something is irrelevant because that house doesn’t exist anymore and was facing a different way, the second is from the 70s and my solicitor says it will be hard to enforce, so if he were advising us, he’d say not to worry about it... this has all been told to our buyer (I think) and we are waiting to hear back :(

Karcheer · 17/03/2020 15:48

@MissLemon18

Maybenexttime08 · 17/03/2020 16:32

Hope you don't mind me joining. We've gone live on Rightmove today - guess timing couldn't be worse :-(.

It's an empty property as we are renting elsewhere so double whammy of rent and mortgage to pay.

Fx'd the buyer is waiting for my house to pop up and isn't too worried about the c-word!

MissLemon18 · 17/03/2020 16:56

Fingers crossed @Karcheer and @Maybenexttime08! The jitters seem to be spreading throughout the market at the moment. We're proceeding with ours but starting to worry how the lock down will affect conveyancing.

Got someone from removal Co coming round on Mon to quote, just praying we can push on fast enough before banks and sols are too heavily affected.

Fern204 · 17/03/2020 16:57

We have decided to withdraw our offer and have also refused an offer on our house. Decided it's not the time to increase our mortgage and take on a house that needs work. We will sit tight and enjoy our home for a while longer until the situation is clearer. Good luck everyone!

Mama12345678 · 17/03/2020 17:23

@Maybenexttime08 I am in that exact position, under offer and waiting for the right house to come on. You never know who’s out there!

TulipsfromAmsterdam · 17/03/2020 20:14

We have been SSTC since Jan and have had an offer accepted. Have our mortgage offer as does our buyer but feel it's taken a while already and only just starting conveyancing as our buyer has had a few issues.
Not expecting anything to really happen for months now due to current situation. Is anyone almost at exchange/completion and expecting it to happen in near future?

Karcheer · 17/03/2020 20:34

@TulipsfromAmsterdam we are supposed to exchange ASAP and complete the Thursday before Easter, but due to convenant issues (see above) I’ve no idea if it’ll be tomorrow for exchange or not at all!

If it falls thru, we will put it back in the market as we’ve paid a non refundable deposit on a new house...

OutComeTheWolves · 17/03/2020 22:48

I'll join the roll call. We're due to exchange any day now and it can't come quickly enough.

CuteOrangeElephant · 18/03/2020 08:20

@TulipsfromAmsterdam we are quite close but no idea whether it's still happening as we are selling to an investor!

We are moving internationally so Christ knows what will happen.

MozziesLoveMe · 18/03/2020 11:58

@CuteOrangeElephant, we are also selling to an investor. Do you think it's more risky in the current climate?

We are right at the final stages, but still don't have exchange and completion dates yet. Really worried it's all going to collapse with everything that's going on.

Hello everyone btw 👋

Terryscombover · 18/03/2020 13:49

We're supposed to be exchanging next week but our searches aren't in after 3 1/2 weeks and the solicitor acting for our sale is blaming the purchasers solicitor etc for cock up and visa versa.

I hate it all and I don't think we'll be allowed to move anyway soon.

So fed up.

Rhapsodyinpurple · 18/03/2020 15:27

We are at the enquiries stage. Can I ask how long has this typically lasted? May be a bit, how long is a piece of string question, but I'm clearly impatient Grin.

MozziesLoveMe · 18/03/2020 15:42

How many are in your chain @Rhapsodyinpurple ?

Rhapsodyinpurple · 18/03/2020 18:34

@MozziesLoveMe 3 in total including us.

Karcheer · 18/03/2020 22:43

Buyer now happy with the covenants.
But he is going to knock down a tree that I and the blue tits and squirrels love and I’m really upset about that, it’s a beautiful tree 🌳

Terryscombover · 19/03/2020 19:14

@Rhapsodyinpurple we're only a chain of 3 too. I really want to get a shift on in case we're forbidden to move. Our buyers love the house and I really want them to have it!!!

Rhapsodyinpurple · 20/03/2020 10:15

We are now looking at 8 weeks to exchange. Things running slower than normal. I hope things manage to go through for us all. Hard to think how things will reasonably look in 8 weeks' time.

wombatsandaplant · 20/03/2020 12:13

Im completing on my house on the 31st, meant to be moving on the 7th April, that’s what I booked for anyway. I’m hoping it’ll still go ahead, everything will be on hold if it doesn’t so fingers crossed.

AGreatUsername · 20/03/2020 19:21

We completed yesterday 🥳🥳

I am so relieved it’s all done and dusted, the current situation is pretty scary. Half our removals team was off sick so we ended up doing a lot more lifting than we expected but we are in at least.

Good luck to everyone else on their sales and purchases.
