Why won't anyone buy our house?!

So frustrated trying to sell our house! We have a nice little 2 bed, part of a new development (we bought off plan 3 years ago). Had a good number of viewings, but there have been a few other 2 bed houses/flats for sale in our development, so naturally everyone looking at ours is looking at those too.

So far all the other houses have had offers and we're just waiting away! Ours is arguably nicer than the others too - back of the development, so nice and quiet. And we're end of terrace, rather than in the middle like the others.

I didn't realise how easy it was when we were first time buyers!

If everything in the development is pretty similar and for the same price, what would you base the decision on? How can we get people interested in ours?

parking spaces
garden size/shape
whether others have had a recent redecorating or quality of the initial specification you paid for if there was choices.
if you're at the back of the development is it an extra walk to get out of it / get to a bus stop or shops etc which make it less convenient?

Yes yours is my favourite out of the three but paint that blue bedroom white.

the OIEO will put people off from offering in the first instance.

Those ones u have shown as sold, have they gone through the land registry yet? they might have accepted a fair bit less than they were asking making yours expensive.

The most obvious thing for the others versus yours is dining space. I’d get a table that seats 4 and make sure it’s photographed. Also the photos of the baby’s room aren’t great (what is that in between the windows?)- can you stage it a bit and retake? The chintz palace also has their 2nd bedroom set up as a double, whilst I know you can’t do this, I’d check that your agent points out to viewers that the room will take a double bed. Your house is lovely though, good luck!

If it's a new build, are the builders still building?

We found in our area, that people would rather pay an extra £20 K And have the option of designing their own kitchens, tiles etc. than buy "second hand".

If they are still building, how is yours priced in comparison to the newbuilds?

And agree with PP on the blue bedroom, the point of a new build is not needing to do work and I think most people would want to change the colour as it’s very personal.

It's a lovely house OP. I did think the garden let it down a bit - like a long green corridor. Could you break it up with some pot plants, climbers an some trellis?

Wow, am I glad to live in the north. You could buy a large detached house for that around here! A new build of that size would probably cost no more than 180k.!

Judging from photos alone, the bedrooms and kitchen/living space look bigger in the other houses, so maybe your price needs to reflect the smaller sized rooms and narrow garden? Beautifully decorated house though, and it could just be that your photographs are not flattering of the size/shape of the rooms and garden.

Yours has a very stark feel to it, compared to the others. I think the 2nd house linked is beautiful and can see why it sold for more than yours.

I wouldnt like to sit in your living room as youre overlooked by next door and Im afraid the blue room would put me off as would the kitchen. Also, the garden in a little bare too and you have a drive through/road at the side of your house. What’s beyond that? Will it be developed?

Sorry to be blunt OP. I know its difficult.

Agree with other PP - take off the OIEO. It's off putting to serious buyers who aren't ever likely to give the asking price never mind more! Good luck.

Linking to what PP have said about the garden, maybe get some wooden lattice on the walls, and some flowers on there. Then trying photographing it in relation to the house rather than looking down an empty garden. Sounds sad, but you have to set the scene for the buyer. Urgh, how cheesy am I.

Do you have your house on with 2 agents now?
The link above looks to be your house too and some of the photos are not as flattering. They've made your garden (and house) look extremely narrow.

While the house seems expensive to me, it looks like it has been priced reasonably for your area, but I second checking land registry.

FWIW I much prefer your house to the others and Looove the blue colour.

Hm Interesting points. We've had a good number of people through the door, so don't really think it's a matter of staging for photos.

The garden is a bit narrow, but not anything I can do about that. The other houses have Astro down. And it being winter now, can't really liven it up with plants?

The house & garden are completely un-overlooked. On the other side of the brick wall is the parking for us and our neighbours.

No more building going on, but we're in the most recent phase of building.

I guess can see about the bedroom colour, but would that really stop anyone from making an offer?? I plan on repainting the entire house we end up with so it's to our style.

It's nice but a bit bland and the rooms look a bit bare. Blinds make the rooms look a bit unwelcoming.

Needs a bit of colour - pic 1 furniture looks all squashed up on one side. Few more bright yellow coordinating items - vases, nic nacs, blinds, cushions etc.

Pic 2 - kitchen - more blue toned items needed on counter and spread out over whole kitchen
Pic 3 - bedroom - wall a bit blue and clashes with bedding, change lighting shade, add lamps on bedside tables, few ornaments, vase etc
Pic 4 - Nursery looks lovely. Can thing standing between windows be stored elsewhere?
Pic 5 - bland, needs a bit of colour
Pic 6 - garden needs a few plants in pots
Front garden looks good.

I like your house and can see what I would do if I bought it. Others have little imagination.
