Why won't anyone buy our house?!

So frustrated trying to sell our house! We have a nice little 2 bed, part of a new development (we bought off plan 3 years ago). Had a good number of viewings, but there have been a few other 2 bed houses/flats for sale in our development, so naturally everyone looking at ours is looking at those too.

So far all the other houses have had offers and we're just waiting away! Ours is arguably nicer than the others too - back of the development, so nice and quiet. And we're end of terrace, rather than in the middle like the others.

I didn't realise how easy it was when we were first time buyers!

Picture 1 should be of the front of the house, not the lounge. The lounge should be picture 2. Get rid of the blue. Get rid of the mat in between the windows of the baby's room.

Are there usually cars parked down the side of the house where the road is? That would massively put me off. Where is the parking for you?

Truthfully , I prefer the 2nd one on your link.
There is nothing wrong with your house , if it is priced to sell , then someone will fall in love with it.
I'm not so fond of your garden, it feels too closed in. Can you break up the long , high wall with perhaps a few nice big planters against it with some large plants in , perhaps with a climber with a short trellis ?
I am from a town between you and Colchester , and whilst not living there now I am shocked at how much housing has sprung up in Chelmsford now.

@Noeuf Not at all. Truthfully ours is the one area of parking that's not a point of contention with people usually parking in others spots/blocking people in/etc

I think chelmsford market is very slow atm, we moved to braintree and things are still moving reasonably fast but our friends who are still in chelmsford are struggling!

The only thing that would put me off is the garden.

3 has a carport and allocated parking, 2 has allocated parking but yours is advertised as off street parking. That might be an issue for some people.

I think its beautifully decorated OP.

I think yours is smaller than the others, is that right? And you have no allocated parking? If so, it may be overpriced compared to the other 2 you linked to.

Also, you can't see from Rightmove what the properties were purchased for, so that puts me off.

It might be the parking - it looks as if the entrance to the shared parking area runs up the side of the house? That would put me off if there were alternatives available, having cars going past/doors slamming etc, but you can’t really change that.

In terms of things you can do something about, the garden looks really bare - the walls are a bit stark. Could you break them up with some trellis or something? I like your colour scheme but blues and greys are quite cool colours. Maybe add some warmer tones? Especially at this time of year.

We have 2 allocated parking spots right outside the back gate. It's a closed little lot, so no cars going up and down or anything like that.

@Africa2go It's the same size as the others, just different layout. Ours is a kitchen with living/diner, rather than all open plan.

We have another viewing Saturday, so going to do what we can in the garden before that. See if that helps at all

I know you can't change the shape and size of the garden but I'd try and put some kind of features in it.
The other gardens looked much more appealing.

I'd get rid of the fabric storage in the baby's room.
In the second link one of the bathrooms is very dark blue, which doesn't look great.

I think the blue bedroom looks fine though.

If they're the same size, get the floor areas on your floorplans, the other houses look bigger and the room sizes seem better (more functional space than yours perhaps) and get parking added to the details.

It's quite nice but I don't feel enticed. It looks small in the photos and not very welcoming to me. However, I think there are lots of people who will like your style.

To appeal to me I would

  1. add some colour to the back garden. It's easy to get some winter colour in nice pots from most garden centres.
  2. get rid of the dark blue in the bathroom, something slightly warm would be lovely, and a plant or two.
  3. I don't like the blue colour in the bedroom either, again it's too cool.
  4. I miss the extra colour and warmth of having curtains and headboard. I know that's personal as I've had a house without curtains before but changed with this house.
  5. Show a dining space.

It's a nice house though, I'm sure someone will buy it. It looks very clean and nicely maintained and the nursery is a lovely colour.

The garden is the sticking point for me. It feels really narrow and claustrophobic from the photos. High walls and confined and not much light. And no plants or anything, boring. I'd maybe put some nice planters in, but I know this isn't the right time of year.

The rest of the house is clean and presentable, the nursery (2nd bed?) looks big which is a good thing. Agreed with others to paint blue to white and removed OIEO.

Love the comments about the high price! In an ordinary London suburb that house would be £800,000.

It's really difficult to say why you haven't had an offer yet OP as you have had plenty of viewings. If anyone doesn't offer on a small 2 bedroom house because one of the rooms is painted a colour they don't like then they need their bumps felt. As you say, end of terrace is way more desirable than mid-terrace.

I don't like the temporary wardrobe (is that what it is?) in the baby bedroom but it hasn't put people off coming to see. Is there no way to fit an actual small wardrobe in there?

I'd redo the photo of the garden. As it is it looks ludicrously narrow. Once people see and like the house they are more likely to forgive the garden. Take an artful shot of the patio which shows there is a garden.

The only thing I'm not keen on is the high brick walls in the garden, but then if I wanted the house apart from that, as a buyer I could see to putting my own shrubs or trellis along it so maybe it's nothing to do with that.

The other ones might just be giving a 'feel'to the buyers, they only need one person to get the feel to sell it and your person just hasn't been through your door yet.

I notice that one is marketed as semi detached when it’s end of terrace like yours. I would suggest asking the EA to change your details to semi detached.

I think your house looks lovely, but the blue bedroom with the floral bedspread was a jarring compared to the rest of the house. It's a really strong colour, that if you have time I'd also change to a slightly off white.
As a quick fix, I'd get a white bedspread just to tone down the rooms "whoa, didn't expect that" vibe. The blue and the florals are just a bit too full on.
The garden is also appears really narrow and alley like. And focuses too much on the bins or storage units at the very end? It may just be a dodgy photo, but could you reverse the viewpoint and look towards the house? And perhaps add some planters with some older shrubs/ small trees etc, just to break up the space, or even fix some to the brick wall to make it less dominant.

I was looking for a dining area, but there isn't one. I don't mind the dark blue bathroom but I think the blue bedroom with floral bedspread is a bit flashy. The garden would be the main problem for me though as it just looks like a narrow corridor.

I think the others look a bit more show home as they are so neutral, but it could just be the area and the market. Do get rid of the OIEO though
