tiny ensuite

moved to our new early 90`s built house. the master bedroom ensuite is a smelly (think fusty old man smell) hole with a rusty piss and shit stained chrome radiotor next to it, tiny cloakroom sink (that the pop up plug doesnt work), manky few tiles, manky paint, cubicle shower. I was hoping a good ole scrub and it would be functional to use. its horrible!!!!! its a 3 bed detached house, downstairs loo, nice main family bathroom. keep the ensuite and get it done up? or ditch and have a bigger bedroom (its a good size anyway).

i mean the toilet is right next to (in man peeing firing line) the towel radiator. I clean out a cat litter tray etc a lot. so my standard of disgust isn`t that high!!!!! but this got to me.

theres a fusty airing cupboard that made all my towels and sheets etc stink that would make the ensuite bigger i think. I don`t need the airing cupboard . there used to be years ago the immersion in it. would that be an option? then have a nicer ensuite???

reading that no way i would keep it if its gone down that far, i would strip it out and if your room is big enough make it into a storage cupboard walk in wardrobe type space

i shall see what dh thinks to a walk in wardrobe idea!! love it! does a tiny ensuite (small shower cubicle) add value to the house???? before we lived in 3 bed semi, just 1 bathroom. it was fine.

A small nice en-suite will add value , will definitely add more than a walk in wardrobe .

Why don't you paint the radiators after they have been cleaned? Paint it, replace the tiles and the shower door? Won't cost much and will make a huge difference.

I’m not keen on small en-suite in bedrooms. Walk in wardrobe but the plumbing etc could be capped off and used as a sellin* point if you ever move.

I'd keep the ensuite, in the sense of rip out the fittings, sort layout as best as you can and redo.

We have a small ensuite in a 3/4 bed and having 2 showers makes life so much easier getting ready to go out/to work. We did completely remove everything, move a wall slightly and put a pocket door in a more sensible wall - ours was tiled (badly) including the ceiling but had no door, and the toilet was leaking slightly. Envy not envy...

We moved the layout around so that the towel rail was well away from the loo and added a quadrant shower enclosure to maximise circulation space.

It works. It would be nicer if it were bigger but it is very useful as it is.

as icing on the cake the previous owners repainted in a hurry and theres spatters on the radiator. and used the same paint to do the few tiles behind it lol. oh and when they put that radiator in left a couple of holes in the wall!!!!!! it needs gutting and starting again.

while i attempted to clean the ensuite all i could think was "you fecking dirty, dirty bitch" . previous owners a retired couple.

Absolutely spend the money and keep the en-suite I don't know if you have children or what age but when you have teenagers a private bathroom is a blessing

We once moved into a house where they had given 4 large dogs a bath in the bathroom before we moved in ( as well as taking all the door knobs and lightbulbs. - if you want an extra shower they are not terribly expensive - just replace if can afford to or huge scrubbing & grouting. Good luck OP

Gut it and redo it. Surely, knocking a wall down and then redoing your bedroom would be a faff as well. I'd keep the airing cupboard as well airing cupboard envy.

The biggest cost is the plumbing. So if you already have the plumbing and don't plan to change things around that much then hurting and buying new would not be as expensive as starting from scratch.

It's possible that the existing tiling is not sound. When we gutted our bathroom recently it was all mouldy behind the tiling. So pull it all out and start again.

I think an en suite would be a plus point and nice to have rather than an essential.

If the ensuite is that small then replace it with a 2 piece rather than a 3 piece.
We could have had a squashed in 3 piece during our renovations but having added a downstairs loo it made more sense to just go for a big shower and basin in the ensuite. Also it's somehow nice to have separate toilets both upstairs and down.
But you could equally go for toilet and basin and have plenty of space.

Personally I'd keep it and re-do it. It will be a selling point / add more value than a cupboard.

Have to say @johnd2 I dont get the point of a shower and basin without a toilet though!

We have a walk in cupboard whereas our neighbours have an ensuite in the same place. I loathe ensuites and prefer two doors between any bathroom and sleeping/living area. I am sure I am in a minority though. Additionally we don't have kids so only struggle with the bathroom when we have guests.

My parents had one, but it was massive and there was a walk in wardrobe in between the bedroom and the bathroom area.

Personally I would do what suits you rather than maximise profit unless you plan to sell soon.

Definitely keep it!

If it’s really tiny it won’t cost a lot to rip it out and replace and it will keep the value of your house up.

Heated towel rails are available reasonably cheap :)

I hate ensuites. Why would you want to have shit smells and steam permeating your bedroom?
I'd rip it out and do the walk in wardrobe thing.

I would gut it and redo it. I have a tiny bathroom, my plumber refused to put a radiator next to the toilet as he said men will piss on it, so I ended up with a heated towel rail behind the bath. DB was worried that the Dcs (when they were small) could knock against and get burned but it has been fine and your Dc is 12 so not a problem
