tiny ensuite

moved to our new early 90`s built house. the master bedroom ensuite is a smelly (think fusty old man smell) hole with a rusty piss and shit stained chrome radiotor next to it, tiny cloakroom sink (that the pop up plug doesnt work), manky few tiles, manky paint, cubicle shower. I was hoping a good ole scrub and it would be functional to use. its horrible!!!!! its a 3 bed detached house, downstairs loo, nice main family bathroom. keep the ensuite and get it done up? or ditch and have a bigger bedroom (its a good size anyway).

I'd keep the en-suite, probably gut it and start again. I am the only female in this house but everyone sits down to go to the toilet. No wee on the floor ever.

I always smile when people say they hate en-suites, I assume they never stay in a hotel room then.

we ve agreed on a plan. the ensuite will be totally replaced. Neither of us want the toilet, so itll be a proper nice sink, no loo and a shower. new radiator, flooring. the airing cupboard will be properly looked at by a plumber/ electrician as dh has found an old uncapped pipe! which may be why theres a fusty smell. so for now we are shutting the door on these rooms. getting them properly looked at and sorted. with no loo therelll be space for a little unit or something to put toiletries? itll be nice then. the plumbing for the loo will be "there" behind the wall so can be easily put in in later years (resell).

If it smells fusty you might want to look closely at the ventilation when you redo it. At the very least get a really good extractor fan put in.

Are you looking to sell at any point? I think taking the toilet out would be a mistake if so.

I'd keep it and look for more appropriate fittings ie corner toilet. You can even get toilets with a sink on top but I think that's just odd.

Yeah removing the loo will devalue it a lot. I can happily wait for a shower in the morning but not happily for a wee if there is a queue.
I'd want a en suite in a house, but this would be ruled out.

we have a downstairs toilet already, plus the family bathroom. so wed have 2 toilets. instead of 3. theres 3 of us. we dont need a bog each lol! the plumbing will be just behind the wall (its only a stud wall). so easy to sort if we change our mind. we plan to be here 10 yrs. so by that time the ensuite may need titivating by then anyway!

thinking simple white tiling/ shower/sink. so easy to put in a white bog. nothing with a "design " on it, matchings not a future problem. chrome fittings. nice unfussy greyish lino. fittings are easy to redo in the future. white classic wont date . I like grey tiles, but I worry itll be the new advacado in 5- 10 yrs!! lino takes an hour max to do (weve done it before) and can be done at a whim as taste changes. so we have a plan!! the airing cupboard will be gutted and redone, so its a nice cupboard. it looks like the previous owners either took out the immersion themselves/ got someone in to do it (bob a job type) and didnt pay to have the original immersion switch etc taken out? so its a bit messy? found the same with an old honeywell thermostat for the boiler! the whole house is like that. painted over wallpaper/ borders, half arsed attempts at DIY. We are not like that, so its all a bit OMFG why ??? some folk should leave DIY and decorating alone if theyre shit at it!!!!

Maybe it's my lack of imagination but other than convention i don't see the relationship between toilet and shower, unless you like to wash the poo off rather than wiping?

I hate en-suites and would prefer a walk in wardrobe. But as you are keeping it I would definitely expect a toilet and would be miffed there wasn't one. It's a must for me during my
period to hop from the toilet to the shower/bath. Also one of the only positives I can see to having an en-suite is that I wouldn't have to travel so
far for a wee in the early hours.

Sounds like a good plan to me! We very much needed the en suite to have a loo, would prefer to wake DH than 4yo if I need a pee in the night...

Grin no, thats not why we like an ensuite.

I think most people would expect a toilet in an ensuite which is why I think its an issue for re-sale.

So shower & sink? I wouldnt be washing my hands in the ensuite unless I'd used the loo so what would you use the sink for? My morning / evening "routine" - quick wee, wash or shower, teeth - so would you envisage using main bathroom for loo then going to ensuite for shower and teeth? Genuine question @johnd2, I'm obviously too conventional Grin

Well there's a good water-saving argument for weeing in the shower...
I had a sink in my room at uni and it was great. An en-suite would have been even better, but just the sink for teeth cleaning, makeup, filling water glasses was brill. So sink and shower makes sense to me, for leisurely getting ready, and you can nip down the corridor to the loo.

I'd put the loo in: no reason you have to use it as a loo, you could always use it to display plants for example, but it'll be easier to have it installed when you do the whole re-vamp than fit it later.

Why were you thinking “dirty bitch” when you said it was in man peeing line 🤔 Perhaps he drove his wife crazy too. Agree a second upstairs loo is useful and would be expected by most buyers if described as an en suite

I would keep the loo. The attraction of an en-suite (in my opinion) is not having to walk along the landing in your nightwear if you need a wee overnight or as soon as you wake up.

I hate en-suites so an adjoining shower room would be ideal for me. Bigger cubicle, possibly a double shower. Nice big sink with lighting for make up. Hooks for dressing gown, storage.

@africa2go actually I shower in the evening although that's a totally different thread, and I use the loo downstairs before i go up or the upstairs one when i first come upstairs, and the main bathroom doesn't have a loo. Then i can clean teeth, shower etc.
I think what were have established is it's a personal choice, and whatever you have hopefully works for you.
My original point to you was that an ensuite with no loo is not worthless, even if some people couldn't survive without the full set.
