This is our house. It went on the market last week. We had two viewings the first week and no word from the estate agents this week. Including feedback from the past viewing. We have decluterred as far as we are able with a toddler who still needs to play! We have recently painted the lounge, had the kitchen refitted, painted both bedrooms and put stones in front garden. Next week we will have the hallway newly painted. We did have a leak 18 months ago which left moderate staining on ceiling. Do you think this will have out people off? Would love some feedback. Don't have budget for new flooring, back garden or bathroom renovations given the crazy low ceiling on this street. We'll barely make any money as it is!

Noticeable leak would put me off, yes. If it's dealt with paint over the evidence. Even if you assured me it was fixed, I would probably not totally believe you.

Wet to the rest of the photos, I'd make it clear which house is actually for sale on the outside shots. I also think you may have actually decluttered a little too much! The walls look quite bare and it looks a little empty.

Others will come with better ideas, but I'd put the chairs out round the dining table, having them away looks like there's no room for them. And tidy the bookcase in the hall and hang the painting straight!

Thank you that's helpful! Yes hopefully we'll have more luck once the painting covers the evidence. All dealt with and no issues since it happened. Haha will try to get on top of the bookcase but my toddler unloads it daily 🙄🙄. I think it may be the way the pics are taken. There are still toys in the lounge 😂. Will get the chairs out and make that corner a bit cosier. Many thanks!

Haha thanks @iamNOTmagic not one of my fortes! Some in the area have gone immediately and we were hoping for that as we have a specific house on mind. But fingers crossed it'll all work out.

The house itself looks fine to me, but needs a bit of kerb appeal, like removing the weeds from the crazy paving, seeing if the fences can be repainted as it all looks a bit tired to me.

Thank you notthisnotthat! Yes can get rid of those weeds although quite a large communal road. Will salt the whole thing ha. Sigh I know the garden looks tired, but it's one task too many money wise. I'm hoping someone is prepared to take it on really.

I’ve been on 6 weeks and 12 viewings. No offers. The market here is dire and I’m in south east in a good school catchment area.

You need to be more patient but no harm in sorting the issues you have highlighted.

Hi madeye. Thanks yeh I do need to be, you're right. We're in West Sussex in a desirable village and when we bought things we're flying off the market!! Just takes getting used to.

I think it looks great, definitely not cluttered.

I would definitely worry about any signs of a leak.

A couple of little things from the photos. What is plugged in above the breakfast bar, I’d be worried if it is screwed into the wall it will leave a mark when removed.

Agree with PP about showing which home is for sale.
Could you put a plant in the pot outside, maybe an evergreen or move the pots away (this is nit picky)

To be honest, I'd ask to get rid of the first pic of the kitchen and keep the second, and the first pic of the downstairs hall and keep the second. Neither of those are doing your kitchen any favours from a quick flick through the pics.
Definitely doesn't look overly cluttered, and it's early days yet - good luck!

Remove the clutter from the fridge (magnets etc?)
Kerb appeal
A bright out of flowers or similar in the back garden
I didn't like the photo of the bathroom. Think it might be the angle of the photo (is it a mirror directly in front?) I didn't know where to look

The first shot of outside with all the weeds in the block paving is awful so definitely deal with that. If you keep the photo where the fridge freezer is prominent, remove whatever's on top of it and the ironing board.

If you look at some of the photos there are several places where there are large expanses of bare wall - I'd be tempted to put some pictures up just to soften things and make them more homely.

Thanks wow. As I say it is a large communal driveway that has the weeds but I'll do my best! Yeh that bothers me about the walls. We've actually been careful to put pictures and mirrors up but I think it's where the photographer has stretched out the images like they do, makes it look more bare. Quite annoying! There are a few gaps we can fill though, I'll look into it.

I sold a house 7 miles from you last year - 4 bedrooms, 2 receptions and 2 bathrooms. It was older style, large garden, no garage and went for the asking price after several weeks. Asking price was £250k...

Thanks fairy. Several in my road in the same style have gone for 240-250 in the last two years, it's the going range for two bedrooms in Chichester. We'd be expecting just above 240 for this. Can't account for different areas!

Now brexit delayed again there might be a slight pick up but I expect as Xmas gets closer it will go slow again.

I’ve never sold in a slump before either. It’s definitely feeling very different here.

Btw East Midlands is very good value for a pretty area, you're lucky! Our in laws live in Market Harborough and have a much bigger house than ours that cost less x

The first picture of the kitchen makes it look small, cluttered and a little bit scruffy.
I would have painted the ceiling where the leak was before having any viewings.

Two viewings in a week is good. people are waiting for brexit to be sorted everything is going very slowly in the north where I am but prices are not moving.
