This is our house. It went on the market last week. We had two viewings the first week and no word from the estate agents this week. Including feedback from the past viewing. We have decluterred as far as we are able with a toddler who still needs to play! We have recently painted the lounge, had the kitchen refitted, painted both bedrooms and put stones in front garden. Next week we will have the hallway newly painted. We did have a leak 18 months ago which left moderate staining on ceiling. Do you think this will have out people off? Would love some feedback. Don't have budget for new flooring, back garden or bathroom renovations given the crazy low ceiling on this street. We'll barely make any money as it is!

I would de-clutter the kitchen and have another photo taken. I'd take all the stuff off the fridge and take down that black electronic thing on the wall.

I'd also use a photo with the dining table set out - having it folded up makes it look like there isn't enough room in the house for a table.

Yes I know that was my intention but the estate agent convinced me otherwise. It'll be painted next week and he has said he'll update pictures after. It is a small kitchen as the floorpan shows, but definitely wouldn't describe it as scruffy. Will take magnets down etc hopefully that'll help x

Please don't use salt on the weeds, it is harmful to animals that might walk on it, and can contribute to kidney failure in cats.

Vinegar in water or bio washing powder/Oxy in water would do it but you would still be left with dead weeds. You can buy a small brush with wire bristles on a long handle specially for this, it gets the roots out too so the weeds take longer to come back.

Were in the process of selling a similar house to yours in Brighton, we were on the market 5 weeks and only ever had 3 viewings.

Update. Thanks all for your advice!! We had it repainted and I painted the fences etc. It is definitely getting more interest now 😊.

Apart from being incredibly expensive (you'd get a 4 detached round here for that price!!) I think it's really nice. As others have said the leak staining will put people off, get it covered up. I'd also hide the wires on the floor in the bedroom, looks a bit messy. I've just got an offer of full asking price on mine in one day and my estate agent says Brexit isn't putting anybody off buying. You're maybe a bit near Xmas but that's all that should stop people. Ah - tried a tester of that and it was purple in the room I'm looking for a blue for!
