Selling a house - why would you use this photo?!

I know not everyone is put off by a train line close to the house - but surely you wouldn't actually use this picture!!!

Goodness! I'm used to crazy London prices but the price of that house looks nuts. Is Guildford actually that desirable?

AdobeWanKenobi · 25/09/2019 13:51

No I like that, makes things clear.
When we were selling our old 3 storey house there was a surprising amount of stupid people who expressed surprise at the steps up to the front door.
The steps clearly shown on the first photo in the listing. I work on the assumption people can be really thick and need the obvious spelling out to them carefully.

I'd be amazed if they didn't get viewers who were put off by the train though 😂

This house is easily £75k-£100k overpriced, so likely to sell for under £600k which is still a lot mind!

Guildford is viewed as a pretty desirable town, filled with ex-SW Londoners who still need to commute back to London. (Guildford to Waterloo - 38mins) Really good schools, close to countryside.

BaronessBomburst · 25/09/2019 13:59

The train is one thing, but that bathroom! Shock

MollyButton · 25/09/2019 14:01

Actually I think it's to stop the time wasters who book a viewing but then cancel when they see the house.
Most locals would know where it is in relation to the railway, and it is the local line. Very desirable area and very close to town. The school "up the road " is a nice private girls one.

DontCallMeShitley · 25/09/2019 14:23

To those who don't know the area, it is desirable, train links, Park and Ride, historical, university, shopping, countryside and generally expensive area, as is a lot of Surrey and the parts of London that are near to it.

Personally I don't care for Guildford, but some of the small towns and villages nearby are very pleasant. I prefer Woking and areas which are also pricey.

I wouldn't want that house because it is a semi, never mind the railway line.

One of the top independent schools in the country no less!

I wouldn't want that house because it's a shithole.

They need Kim & Aggie in there.

overnightangel · 26/09/2019 07:03

“I wouldn't want that house because it's a shithole. ”
🧐
Let’s have a look at yours then

JoJoSM2 · 26/09/2019 08:48

I think that someone really doesn’t want to sell the house. Maybe a divorce case or very reluctant downsizers.
I can’t imagine anyone wanting to move would have that up. And are any agents stupid enough to post those photos?

It’s only natural for people to want to see what it’s like by the train tracks, assess the noise, vibrations etc so I’m not surprised they’ll only come back afterwards saying it’s too close.

And the pricing... It will take someone extra special to pay any decent money for a pokey house 3m from the train.

EntirelyAnonymised · 26/09/2019 08:49

I think ‘shithole’ is going a bit far. It is a bit grubby and past its best but it looks like it has been a rental to me, rather than owner occupied. Get it for the right price and the interior could be nice with a spruce up. The house itself is quite charming, though obviously the railway line could be an issue.

Gingernaut · 26/09/2019 08:51

As a previous poster noted, the foundation cracking tree growing up the side of the house is scary too.

MrsPellegrinoPetrichor · 26/09/2019 08:52

Some people want to live near a station,it's a bonus to some so it is seen as a feature.

Shit hole? Hardly.

katewhinesalot · 26/09/2019 08:58

Why is everyone saying it's awful. I think there are some nice features in there and once you've taken out their furniture it's actually quite a nice house.
Couldn't live that near a train line though...

JoJoSM2 · 26/09/2019 09:00

While ‘shithole’ is a rude way of putting it, if a house with tiny rooms, no garden and train tracks right outside isn’t it, then what is?

MrsPellegrinoPetrichor · 26/09/2019 09:41

While ‘shithole’ is a rude way of putting it, if a house with tiny rooms, no garden and train tracks right outside isn’t it, then what is?

It's exactly that,not a shit hole.

Bluntness100 · 26/09/2019 09:42

It's certainly not a shit hole. Really shocks me sometimes the horrible things people will post.

MrsPellegrinoPetrichor · 26/09/2019 09:44

They aren't tiny rooms either.

It's not all shades of grey with a fake grass garden ,I'll give you that.

CarolDanvers · 26/09/2019 09:56

It does also state that bedroom 3 has views over the railway line, as if that is a good feature

To rail enthusiasts that is a great feature. I'd buy this house. My autistic child would be in heaven and I am used to all things train Grin

Monday55 · 26/09/2019 10:04

Who puts a toilet in the kitchen ? Yuk!

Do you think the germs jump through a closed door?Confused

Kazzyhoward · 26/09/2019 10:20

Do you think the germs jump through a closed door?

Smells certainly do. I'd rather not smell someone's shit when I'm eating/preparing food.

WhoKnewBeefStew · 26/09/2019 10:24

Nope. Hate these 'arty' type photos in house adverts, plus there's a bloody train in it Grin

markymarkandthefb · 26/09/2019 10:25

Those carpets though...

LazyLizzy · 26/09/2019 10:36

It looks like they haven't made an effort to spruce it up.

As PP said, they may have to sell due to divorce or whatever. But they are not putting it in it's best light.

I would have removed the rug, cleaned the carpets and smartened up the bed (student bedroom?).

To me when you sell a house you do whatever you can to make it appealing.

Maybe 'shithole' is too strong a word. But it does look grubby.
