I'm probably going to have to redo a house to get what I want, but want something that will sell easily.

This is the layout I'm trying to achieve. How far away from your perfect is it? And what would you change?

Downstairs, loung and dining room with foldaway doors to separate. Good sized kitchen. Loo. Utility room with sink and space for a washing machine and dryer.

Upstairs. 2 double bedrooms (no ensuite) and 1 smaller bedroom. Separate loo with sink. Bathroom with shower over bath and sink.

For me this is what I'm after,but don't want to taylor it for just me and put off other people

Any input is great

I think these days most people prefer a large kitchen diner and then a separate lounge. Lounge-dining rooms aren’t as popular as that.

Me too. Much prefer a kitchen diner. Unless the house is very large (so has a decent kitchen and the square footage to afford a rarely used room) I think a formal dining space is a bit wasted. We extended from a lounge diner and pokey kitchen to large kitchen diner and now we have got more sitting room space to use.
I think these days a study (which could also be used as a playroom instead, or occasional bedroom) is more useful.

I think separate lounge lounge and kitchen diner with room to sit 6 at a table comfortably if not possible go with lounge diner
downstairs loo a good idea

upstairs I would not separate loo from bathroom just one larger bathroom rather than two smaller rooms especially as have a separate loo downstairs if anyone needs it while someone is having shower
even if you use the 3rd bedroom as a study /playroom make sure it will fit at least a single bed so it could be staged as a proper 3rd bedroom when you sell

I wouldnt even look at a house that didn't have a kitchen diner? Unless it was right next to a dining room and would be an easy knock through (and was priced accordingly).

My ideal layout is large kitchen, dining area with double doors into lounge. Upstairs I would definitely want an ensuite with my master bedroom.

I wouldn't buy a house with a lounge diner, and ideally prefer separate kitchen and dining room. I like separate distinct rooms, though I know the trend is for open plan.

I'd go for 1 double bedroom and 2 good sized singles if that meant the double could have an ensuite

I'd also prefer an l shaped kitchen diner with room to cook and sit in the long part and a dining table in the short part round the corner from the cooking mess.

I can't see a scenario where I'd want a lounge diner.
I prefer a kitchen diner as long as the kitchen can be hidden. I don't want to sit and eat among cooking mess, although I like having some seating in the kitchen.

I would not do an en-suite if it meant both 2nd and 3rd bedroom were tiny most 3 bed houses are bought by people with 2 kids if however 2nd bedroom is still a double when there is an ensuite it is fine.
a 3 bed house doesn't need 3 toilets

Agree about the kitchen/diner. Also, does the upstairs bathroom have a toilet also or is it a separate toilet/separate bath? That would not appeal to me.
Two double bedrooms and a single is great. Fitting in a small en-suite to the main bed would be ideal.
Utility room, meh. I have a utility cupboard for the washing machine. Seems fine.

I would prefer a large bathroom or an en-suite to a separate loo upstairs. I would also want a space to sit and eat in the kitchen (a separate dining room would be good buts kitchen diner would be better as would a large living room).

Not keen on the second upstairs loo. If there's no loo in the current bathroom then knock them through. If not then I would rather have an extra large wardrobe, airing cupboard or similar instead of the extra loo.

By large kitchen, do you mean eat in kitchen? If so then yes your downstairs sounds great. If not I've rather have a kitchen diner.

But remember you can't please everyone, and you only have to make it work for someone who's got your kind of budget to spend. There will always be people who want more bathrooms, a bigger kitchen, a home cinema room!

Things I like about our house :

Two loos upstairs
A room downstairs (garage converted) with office desk, storage, mini gym. More people WFH so office area away from living areas is great.
Fitted wardrobes in every bedroom to hide clutter
Large living/dinning room - forget the folding doors as anyways open anyway and give a feeling of space

Only thing we dont have is which I would like is seating area in kitchen, but I wouldn't give up any of above for it.

We're a 'young family' type so would much prefer kitchen-family room with a separate sitting room. Upstairs, the bathroom definitely needs a loo. En-suite would be ideal but if there isn't space for even a tiny one, then a family bathroom (with a loo and a bath inside it).

To continue, I think it will depend on the type of buyers you want to attract. If we were childless, then I'd definitely prefer an eat-in kitchen and a separate sitting-dining room knocked through.

Rather kitchen diner than living/diner. Separate utility a must if space.
Upstairs do not like separate loo and would like en suite to master (so shower room and separate bathroom both with toilets, if only room for one then a decent size family bathroom including toilet).

Kitchen diner with separate living room would be my ideal.

Utility room.
Downstairs loo.

Access from kitchen diner onto garden.

Ideally definitely a large kitchen-diner, a separate living room and a playroom. Utility room and WC. Then at least 4 bedrooms with at least one master en-suite and an office and a family bathroom.

But I appreciate getting all that could be more expensive in some places than others!

A kitchen diner definitely preferable to a living room/diner.

Have the upstairs loo in the bathroom, not a separate room to itself.
