Didn't love the house but love the location... Thoughts?

For the size of the rooms and having to eat in the kitchen I believe the house is overpriced. What's worth it is the estate it's in. All very well kept houses with a wonderful park.just behind it.

We can live in it long term (which is what matters) but definitely think it's on the small side. Would a cheeky offer be worth it? (Thinking £215k. Vendors have found a house, so they're eager to move).

I like the views and garden. Can you see if any other houses in the cup de sac have extended? I’d consider it if in a couple of years you’d be able to extend out the back ( even just so playroom out to where kitchen ends and knock through for a bigger kitchen)? If double height extension you could make a bedroom bigger or add a shower room.

We saw that the neighbour had extended a bit towards the garden. We'd do the same and as such extend the kitchen with a conservatory (or something similar). But that would probably be in five years from now.

Looking at prices for houses of the same type in the same cul de sac over the last 5 years if I were the seller I'd take your offer of £215K and politely decline or I might insert one of those guitars where the sun don't shine you CF Really: its been extended and is in good order and is already underpriced for a quick sale. Barter a bit but don't insult them.

@lastqueenodscotland dos you stay there long term? I think the DC will be fine in that house, but I really struggle to see where to fit our baby grand piano. DH says it would fit in one of the the garage conversions.

I can't comment on the price as my house has just been valued at £200k and its a 3 bed detached with lounge diner, extended kitchenm, office and conservatory but accutning for the difference in areas :

The rooms look good sized to me, I like eating in the kitchen but basically the playroom is what would have been the dining room, you could always convert it back.

That music tech room is EXACTLY what we want to do except we have digital pianoes not guitars!!

Same house (no garage conversion) was sold for £210k 3 years ago. March last year, bigger, no garage conversion £235k.

Houses have fallen in price over the last year. £220k seems within reason.

House coat them £187k 6 years ago.

Yes I have :) and I do have to take the baby grand as our 5th child, there's no way I'll put in storage.

The playroom was originally half the garage, borderline too small for a dining room. We wouldn't be able to convert it back because we'll, baby grand!

It wouldn't be so much finding room for the piano, I'd worry about the sound upsetting the neighbour

The current owner is a music producer. I'm sure the neighbour is used to music by now.

We went to view one house and asked about the neighbours to be told it’s ok, he’s a musician and a senior rep for a musical instrument company!

Ours is acoustic, total bargain too. We bought it for £250 on marketplace to later get it valued at £5k!!

I work in an online music distribution company, my DH was in a band 20 years ago they played at the John Peel show.

Like you we like the idea of houses going from music lover to music lover :)

I can't comment on pianos Grin but I bought an 'it will do' house in an area I loved and have never looked back. The house is fine, meets our needs and we live in such a great location for us. I'm happy every time I come home.

It's worth a shot so why not? Don't give too much away to the EA. Have a top figure in mind and don't go above that amount. You can start lower and if there are other bidders, work towards it. Don't make false threats ("this is our final offer") unless you are willing to walk away if they decline. A house is only worth what someone is willing to pay. In our area there are some very optimistic property prices. 😂 It's hard to tell whether it's the vendors or the EA sometimes but the prices are completely off the mark (eventually selling for significantly less than the original asking price). Ask if there are any current offers - that will give you an indication.

I didn’t want to buy our current house, but DH did. It’s in a very good area and we’ve been happy for the last 8 years there. We are now moving round the corner to a bigger house - this time it’s the house rather than the location that we love (the location is good but we can hear a fairly major road from the garden). I’ll update you in a couple of years how that turned out! Truth is there will never be a 10/10 house, if this is 7+/10 and will do you for minimum 5 years then go for it

The hard truth is that we do have a limit. There's a silver lining in having a higher deposit (ie higher LTV) even if that means having a tighter budget for some time.

I've never fallen in love with a location, it reminded me of my childhood neighbourhood.

I'm still not convinced because in a way it's smaller than where we currently live. (Front room will only fit one sofa for example and that's not including the piano).

The music studio bit of the garage conversion seems a tiny bit small to fit a single bed. I've asked for aprox. measurements.

I'm viewing a non extended house (for less money) in a similar development it will be interesting to compare the two.

It's better to buy the location you want rather than house you want, you can change the house but not the location.
Having said that, the house has got to meet your needs. If the size is going to drive you nuts it's not the one for you.
