We have had ours on since end of Feb, plenty of viewings but no real offers. It is quite a unique house so nothing really to compare it too, the agents we are using said the price is very competitive but the market is very slow due to brexit and uncertainty. Not sure what to do as we need to move for work but things are taking ages. Perhaps the agents aren't doing their job, I'm not sure.

Pretty good here - had 6 viewings in 4 days, all offered asking and got over. We saw 5 houses and offered just over asking - all the ones we saw now sold. Estate agents said 300k market and over 800k very buoyant but middle not so much

I am selling a property in a large midlands city (not where I live) and am getting quite a few speculative, low offers. I think buyers are using the uncertainty of Brexit and the fact that new builds are doing such great ‘deals’ as an opportunity to find a bargain. And who can blame them!

I think brexit is the main issue, it seems slow where we are (South East) the house seems fairly priced but no real offers. Because it is unique there is nothing really to compare it to so it is hard to tell.

The other worry is perhaps the listing isn’t right but the photos seem ok to me and it is in a fairly good state so nothing people could complain about much

I do think Brexit uncertainty has affected the market. But now unfortunately I think it could get worse with Boris and his no deal threats! I think people are expecting a property crash so are holding out on buying / moving.

I was thinking of changing a couple of carpets and toning down the paint in a few rooms but don’t think it would make much of a difference in all honesty

here it depends on which part of Halifax a house is in some areas houses sell very quickly other areas houses still on sale a year later here it really is location, location, location

Quite a few houses (deepest Surrey) suddenly seem to have sold in the last couple of weeks local to us, for sale boards up since earlier this year, went on holiday, came back, they are all now sold. Possibly everyone holding out to see what happened, but eventually if you have to move you have to move?

Things are slow around by us, when we have had viewing everyone has said they like the house but don't put an offer in, which is not much use. Perhaps I will ask the agents to refresh the listing and see how we go from there. Not sure what to do. If it is the market rather than the listing then there is nothing we can do except to wait till things are sorted

Buoyant where I am (rural, approx 12 miles to 2 cities), we sold our house in 2 days with 2 over-asking offers (he had priced for a quick sale), houses in higher bracket (£600k+) are taking longer if there's anything slightly "wrong" with them (generally it's location - on a busy road etc). Other houses on market at same time as ours have now largely sold, taking approx a month. Some seem to be falling through fairly quickly though. Fingers crossed ours still goes through (quite far along now, pretty close to exchange...).

It seems to be the south east where things are slower. I might get the agent to refresh the pictures and improve the decor which will not cost much and see if that helps as the paint work would not be to everyone’s taste

It is mental here in Leicester. Things selling on first or secind day before a board even goes up. Have 4 friends or family selling between June and now and all have accepted over asking within 48 hrs it is CRAZY. 3 out of 4 of these were starter / terraced properties and one a 2 bed detached bungalow. Very fast market indeed.

Things seem to be ‘normal’ here in SW, which means good stuff selling quite fast (we took a month to sell for asking price), overpriced/fixer-uppers/problem houses sit on for months or years.

That is stunning - I think your issue is the market at that level is slow as not essential purchase unlike first or second homes which are still selling .. I don’t think you need to change a thing - it just needs a buyer

I think that if you’re having a lot of viewings, then market isn’t slow. Maybe the price isn’t as realistic as you think? No real offers - do you mean that you’ve had some much lower ones but none at the expected level?

Are the people viewing quite local or from further afield?

@Emma8181 your house is amazing - super cool externally and nice inside, really good layout as well for a character property. I LOVE it and I love that area.

Thing is it is a lot of money, and you aren't really near a good train station. And there is a lot of stamp duty to pay for a house over a mil.

The people who have viewed are local and further afield, the offers we have are 15% lower than asking everyone has told us to hang on as it is a unique property which will take longer to sell so said to hold on to nearer to the asking price when the right buyer comes along.

OfferS - so more than one but all considerably lower? It does sound like your price expectations just aren’t realistic.

At some point, there might be that buyer willing to pay 15% more than others but you could be waiting for a long time... There was a similar situation with a house in my area - the vendors ended up waiting for almost 2 years.

Houses where we live (south east area), because we are close to a very popular primary school, go really quickly.
